The spacious 5 bedroom 3 bath home in located within feet of the Shenandoah River, within short proximity to Massanutten Resort amenities. This gorgeous home on a stunning backdrop is situated next to 5 acres of wooded field providing you privacy and solitude while enjoying the screened porch and hot tub overlooking the river. The kitchen is recently updated with SS appliances, plentiful storage and full stocked with pots, pans, kitchen supplies. The living room provides an open floor plan, comfortable furniture, and flat screen smart TV with Xfinity, Netflix, and Pandora.

Enjoy a dip in the hot tub on a lovely Virginia evening and have the opportunity to watch for wildlife and take in the beauty of the Shenandoah River. Make Smores, Hot Dogs, or enjoy a crisp fall or winter evening next to the fire pit. We also provide 6 tubes and 2 kayaks to make your stay as enjoyable as possible.

For those who enjoy outdoor cooking, this cottage comes equipped with a stainless steel propane grill.

We offer exclusive experiences available at this premier home. These experiences include private meals prepared by our own chef, private massage services, nail services, daily housekeeping, grocery delivery service, Fly fishing tours, Sip & style painting, local wine and beer tours! No service is guaranteed and is based upon availability.

Massanutten has numerous activities for your stay. The resort offers hiking, skiing, snowboarding, tubing, swimming, etc. There is also an indoor water park that is sure to provide great memories. Wonderful restaurants and theaters are available within a 10-minute drive.


We do allow pets to accompany your group with approval and $35/nightly per pet fee which we will request separately.

My Family and i really enjoyed our stay. The house accommodated all of us with no problem. They had everything you needed to enjoy the River and have a great time at the property. I would definitely recommend staying here. The only thing that i have to say negative about the property was that there was an extremely overwhelming amount of spiders! I expected bugs but there was so many. My brother luckily works in pest control and brought spray with him and treated and cleaned away the webs but other than that we had an amazing time and would come again.

good location

The size was ideal for our family, the location on the water was great. The upstairs bedrooms did not stay as cool as the rest of the house, the window units were a bit lax. The rest of the home was central air so stayed cool. Overall, would recommend unless there is an extreme rainstorm. Due to the lack of gutter/spout maintenance the basement rooms had water running in that made towels useless. The plus was within an hour people were sent to take care of the issue. The consensus of the family is we would return:)

If you have a love of nature, water and fire pits, stay here.

Plenty of room for large families. Long bar table for eating, crafts for the kids and games for the adults. Comfortable beds, hot tub to jump into after a winter polar plunge, and kayaks, canoes for the adventuresome. Don't hesitate to book this lovely place.

Very dirty

Thousands of dead gnats we had to sweep up. 2 kayaks sunk due to cracks on the bottom of them. Shed was locked first day so kayaks could not be used. Video game broken. Popped balloon fell out of vent on kid, kind of gross. Could be great. Very picked up but definitely not clean. Owner very dismissive of concerns.

Fun fishing / ski-ing cabin on the river. Rustic with lots of character.

The house is rustic with lots of character. This is a remodeled cabin so dont expect big rooms with an open floor plan. There was scattered trash on the outside property... cigarette butts, egg carton, other small trash.

Great river location and amenities

My extended family of 10 stay for the week. With 5 active kids ages 9-12 there was plenty of kayaks, tubes, and canoes for them to use. The river is calm in front of the house. Yes the hill to the water is steep but it wasn’t an issue for any of us. The porch rocking chairs on the screened porch was wonderful for drinking coffee and watching the river every morning. There’s a stack of firewood for the fire pit which is nice of the host to supply along with sticks (in the kitchen) for roasting marshmallows. A note about the bunk beds, it is in the basement and the ceiling is low, kids cannot sit up in the bed so none of our kids slept in the top bunks, but as far as a place to sleep it works. The gazebo in the back is a nice addition.

Comfortable House, Nice Spot on the River

This is a comfortable old house by a scenic bend in the river, with nice updates and everything important in good working order. We chaperoned a short spring break excursion for four HS senior boys who had the lower level rooms (and hot tub) to themselves. The common area on the main level was great for eating meals and the kitchen proved serviceable for cooking several meals. My wife and I had the upper level to ourselves. Solid Wifi if you need to work or want to stream movies. Note that it is easy to hear what is happening in the lower level common area from the main level. The location is a mile or so from the main road and quite peaceful, but close enough to Elkton to easily access a nice Food Lion and at least one good restaurant (Old 33 Beer and Burger). Day trips to Luray Caverns and Shenandoah NP are very manageable. We mostly kept clear of the river as it was still quite cold in late March. The fire pit looks nice, but there was a county-wide no-burn order in effect so we did not use it.

Not a River Paradise

We stayed for 3 nights and enjoyed our time together. The kitchen is well stocked, there is sufficient counter/shelf space for groups. It was nice to have a washer/dryer to use if necessary. The kids enjoyed the game console in the basement (not the same one as pictured) However, there were multiple things we were disappointed with. The home was not clean. The hot tub had dirt in the bottom and dead bugs on top. The cover to the hot tub had spider webs on it and was dirty. The patio furniture on the lower level is not as pictured in the listing. The outside trash containers had not been emptied when we got there. There was dirt/bugs indoors, on the walls, and the floor. The screened in porch had many spider webs/bugs on the inside. The upstairs does not stay cool with the window air conditioner units. Thankfully, it cooled off at night outside, so the upstairs was bearable. But the window units are in the hallway/bathroom, so the bedroom doors have to stay open if you want air-conditioning at night. The river was fairly high because of recent rain, and there was no beach area, just mud going down to the river. The bank going down to the river is very steep. This should be mentioned in the listing.For the price we paid, I would expect more, it should at least be clean. We all live in the country and realize bugs/dirt is a reality, however, the dirt and bugs that were inside/in the screened in porch had been there for awhile. Be aware of this when renting this property.

The good, the bad, and the ugly

So starting off with the good. the location is excellent. The river is very nice and accessible directly from the property. the water is deep, and slow. It's easy to use the included kayaks and canoes on. The owners were responsive when the ugly (see below) occurred. The bad. The air conditioner was unable to keep the main floor below 79 degrees when it was about 90 outside. The upstairs only has two small window units and they struggled with the heat as well. The advertised hot tub was unusable. the water looked like "weak tea with a film of bugs" as one guest aptly put it. The house is not updated in any way. the furniture is dated, as is the entire house. It would be a great place with some honest investment, but it shows it's age and wear everywhere. The Ugly: The maintenance on the house is clearly reactionary, not preventative. How do we know this? On our second day, the downstairs bathroom began to spew sewage from both the toilet and the tub, covering the bathroom floor and rendering the entire downstairs uninhabitable. it took a few hours to get a plumber there who laughed when he opened the tank. "filled to the brim" he said. "should have been emptied weeks ago" he added. A few hours later a cleaner came to clean up the bathroom. Now i understand that things happen sometimes, but it's very disappointing that the owners made no effort to apologize, much less offer any concessions. A partial refund would have made the situation forgivable

Charming riverside home

We were a party of eleven, 6 adults and 5 kids- mostly teenagers down from NY to connect up with family in VA and friends staying at the Massanutten resort . On first approach I was afraid the house would prove to be too small since it looks that way perched on the riverbank but looks can be very deceiving. Inside it was roomy with two living room lounge areas, dining bar , generous sized kitchen and well equipped laundry room. Two bedrooms up in the eaves and three down in the walkout area provided more than enough sleeping and the beds were all very comfortable and decorated in a cozy, farmhouse style. Bathrooms on each level but no shower in the uppermost, just a tub tucked under the eaves , cute but a little impractical . In general the ceilings were a bit of a problem for our group. We are average to tall to very tall( one 6'6" who often has issues) but no insurmountable problems- he ducked through doorways and I banged my head if I went upstairs on the left side. The bunk room was the one problem room. Beds for 4 but no closet and no drawers. Even a few hooks would keep messy kids from dropping everything on the floor.Not a problem for the kids, just me. But the main purpose, fishing and loafing on the river was more than well met. Great firepit, great screened in porch , hot tub clean and hot. we loved it all.Bike riding through the country was so relaxing. Just up the road live 4 donkeys , one kids favorite, otters splashing into the river. What is not to love? Our landlords were helpful and super responsive with the few minor problems that arose and we thank them for sharing their quaint little home with us ( nifty cabinetry in the mainroom!)

Not the paradise we expected

I’ve stayed at many properties and this is the first time I left early and felt negative about the property and owners. As per the owner’s request, I sent a very detailed email with our experience and issues and the owner only directly addressed a few items basically dismissing my concerns as having ridiculous standards. We left early because the backyard was not as pictured and was not safe for my 5 and 2 year olds. I now see another reviewer said the same thing and I wish I had seen it earlier. There is a steep drop to the river and the one walking area is also steep and slippery. I didn’t find the cleanliness level to be anywhere near where it should be given the price, the cleaning fee and the fact that we are in the middle of a global pandemic. When I complained that there was poop floating in dirty water in the toilet brush holder (no brush inside) for all to see I was asked what I was expecting since it’s a toilet brush. I was expecting it to be clean - just like every one I’ve ever used at any property including my own. A couple pillows were terribly stained and some towels had large holes. Again, things I don’t expect when paying this price for a property. The owner makes a point of telling you how many towels you get so when we had half that I let her know so we wouldn’t be accused of taking any and she replied that what I was given was a sufficient amount for my family. The whole response was rather cold and uncaring. The house itself is fine but for the money you pay, it should be above that. I’d rather give my hard earned money to people that go above and beyond to make people feel at home on their property instead of being treated like my concerns are a bother and being left to feel like I got taken advantage of.

The outdoor surroundings of the cabin were truly beautiful, and the recreational amenities provided for enjoying the river were a wonderful touch. However, the interior of the cabin was not well-maintained and required significant cleaning and attention.There were numerous cobwebs and spiders throughout the house, including around the windows both inside and outside, and several types of insects were present indoors. The bedding — including sheets and pillow covers — appeared old and stained, which made the sleeping areas feel uncomfortable. Additionally, the air conditioning and heating system seemed to need servicing, as the cabin remained quite cold during our stay.Overall, while the natural setting and outdoor amenities were lovely, the interior of the cabin would benefit greatly from a deep cleaning, maintenance, and proper upkeep to ensure a more comfortable experience for future guests. Unfortunately, due to the lack of cleanliness inside the house and bedrooms, we were unable to fully enjoy our stay. We would not rent this property again and would not recommend it to families with young children or anyone who values cleanliness and proper maintenance.

Absolutely awesome location. Had everything we needed and the backyard right on the river with the fire pit was a huge bonus. They provided all the wood needed to have the best fires. Incredible and relaxing. A stone through from so many awesome Shenandoah National forest trails too. Great access to gas/groceries less than 3miles away of need. This place is a lovely gem!!! Check in was a breeze! Nice old farmhouse with modern feel. Kitchen is well stocked! We had a couple of issues with furniture and ac units on the second floor not cooling well but maintenance came out and responded within an hour. Just a note if you’re staying in the summer. A/C for the second floor is window units in the hallway. They cool the two beds fine if you leave all the doors open. Good for a whole family but if you’re looking for two private bedrooms you won’t have them with A/C. First floor and basement beds are good, cooled with central unit. Lots of kayaks and floats for the river. Hot tub is new, but barely fit four adults, take a number.

River paradise?

Despite this vacation rentals many shortcomings, our family created memories just being together. Pros: Enough space to fit our large family Nice fire pit Screened in porch was a plus, just wish we weren't surrounded by spiders inside it (see cons) Access to river, unfortunately some of the equipment needs fixed/replaced (see cons) Hot tub was enjoyed by many, but unfortunately it was not filled when we arrived and took over a day to heat up The owners were quick to respond with any questions/concerns we had before and during stay Cons: The outside of the house needs a good cleaning. Spider webs/dead and living insects were all over the windows and screened in porch. Just made it uncomfortable for many. The property needs pest control. I woke two mornings with a spider dangling above my head. They advertise plenty of water equipment, but most of the kayaks did not have plugs and many of the intertubes were deflated. They need to weed out what works because my poor mom went out on a kayak and it started to fill with water. It was up to her chest by the time she reached shore. Although they advertise three bathrooms, only one was mainly utilized for showers. The upper level only has soaking tub and shower on main level was clogged so you were basically taking a bath in a shower. The pictures and wording of the access to river was deceiving. We had planned to hang out down there with the kids, but there is no beach....it is dirt and there was no slow drop off into river, so it would have been scary to allow any of them to swim.

Just what we were looking for! The river and the hot tub gave us hours of enjoyment. The house was equipped with everything needed for our 4 night stay. Would love to come back and enjoy great family time again.

Beautiful property

River Paradise lives up to its name. This is the perfect property for a scenic, river front getaway. From morning coffee on the back porch rocking chairs to evening smores around the fire pit, we enjoyed every minute of our trip. Highlights were floating the kayaks and tubes down the river to the Shenandoah Public Boat Ramp, watching the kids try to catch minnows in the shallows, casting fishing lines in the backyard, and excursions to Shenandoah National Park and Skyline Drive for waterfall hikes. Highly recommend dropping into Elkton Brewing Company for a beer and live music. There is plenty of room to bring the extended family. We definitely plan to return in the future.

As concerns regarding the Coronavirus continue to rise, we want to share what steps we are taking to be proactive to provide a clean, sanitized vacation property for our guests. Our housekeeping crews are diligent in assuring that our properties are cleaned, sanitized and disinfected. We have extensive disinfecting procedures, such as sanitizing upholstery, tables, dressers, door knobs, light switches, remotes, cabinet knobs, and all other necessary areas.
We also, provide lockboxes or coded keypads at all of our properties, so that check-in is a breeze and there is no need for face to face contact, which is essential during this time. You can arrive directly to the property and the house code will be provided a few days prior to your arrival.
When staying at our property, you will have the benefit of 10% DISCOUNT OFF our exclusive services for any of reservations from 3/24/20-4/30/20! We also offer door to door service for any guests needs (groceries, wine/beer, supplies, and food)! All of these services allow our guests to social distance in our homes, without having to go out to for anything!
