Summary:

A converted early-1800s stables for two, set in the grounds of a Georgian coaching inn in the Suffolk countryside near England's Heritage Coast. The Little Duke has a super-king bedroom with ensuite upstairs and a generous open-plan living space below, with a private terrace, an orchard for your exclusive use and two acres of grounds to wander. Southwold, one of England's best-loved seaside towns, is ten minutes away; the local station five minutes, with London around two hours by train. Designed to help you slow down from the moment you walk through the door.

The Space:

The Little Duke began life as the stables of a Georgian coaching inn in the early 1800s. It has been completely transformed into a self-contained retreat for two, while keeping the character and proportions that make the building special.

Downstairs is a generous open-plan living space with a well-equipped kitchen, comfortable seating, and a warmth that makes it feel much bigger than a typical one-bedroom. The style is calm and deliberately uncluttered, which guests say adds to the sense of space; one review compared it to Soho Farmhouse, which we will happily take. There are thoughtful touches everywhere, including a small library of properly good books for slow evenings.

Wide stairs lead up to the bedroom, which can be configured as a super-king or twin (just let us know your preference when booking), with the ensuite bathroom completing the first floor. The bed is the thing guests mention most in reviews: big, deep pillows, a proper thick duvet. People sleep well here.

Every surface and detail has been considered. This is a place designed to help you slow down from the moment you walk through the door.

Guest Access:

The Little Duke has its own private entrance, a terrace overlooking the garden, and an orchard for your exclusive use. Beyond your private outdoor space, you share access to the wider 2-acre grounds (including a lovely open pond) with Duke House, our other property next door. There is a fire pit for still evenings, and plenty of lawn for a picnic when the sun is out.

You have your own dedicated parking spot right by the property. Entry is via a secure lock box, so you can arrive whenever suits you.

The Neighborhood:

The Little Duke sits on the same beautifully private grounds as Duke House, just outside Halesworth. Halesworth is a lovely Suffolk market town with independent shops, good delis, and characterful pubs. The setting is properly rural and peaceful.

The Suffolk Heritage Coast is just 10 minutes away by car. Southwold offers a beautiful Georgian high street, upmarket restaurants, independent shops, and a famously grown-up pier. Walberswick, across the river, has two excellent pubs, stunning walks, and a wonderfully unspoilt feel.

Snape Maltings, home of the Aldeburgh Festival, is close by. The area has fantastic walking and cycling routes, and you can hire day boats from Bungay or Beccles, or try paddle boarding and sea swimming along the coast. When you book, we will send you a full guide to our favourite local spots.

Getting Around:

A car is recommended for this stay. The property is a genuine rural escape, and while Halesworth has shops and pubs within easy reach, local taxis can be hit and miss. Getting here without a car is perfectly doable, though. Halesworth station has trains to London Liverpool Street in around two hours, and is a short taxi ride from the property.

Once settled, the coast and nearby villages are all within a 10-20 minute drive, and the quiet lanes around Duke House are wonderful for cycling.

Other Things to Note:

The Little Duke shares the wider grounds with Duke House, our other property next door. Each has its own private outdoor space and entrance, and in our experience the two feel entirely separate. If you are travelling with a larger group, both properties can be booked together.

Children: The grounds include an open, unfenced pond, and the house has open staircases and hard stone floors. Nothing is childproofed, so the house isn't a good fit for children under 13. Babies under 6 months (pre-crawling) are welcome.

Dogs: We accept two dogs, over 6 months old, and well house-trained on request. Please get in touch before booking to confirm the details. The boundary is not completely dog-proof, and dogs will need to be kept on a long lead when outside; we ask that they stay downstairs and off the furniture. We do not accept any other types of pets.

A couple of honest notes in keeping with the building: hanging space is on pegs and hangers rather than in a wardrobe, and there is no washing machine. Mobile signal can be patchy in this part of Suffolk, but the WiFi is strong and reliable throughout, and good enough for remote working.

Interaction with Guests:

We are close by and quick to respond, usually within the hour, and we check in once during your stay to make sure you have everything you need. Before you arrive we send a local guide covering the walks, pubs and places we actually rate. Otherwise, the peace is the point, and we leave you to it.

Sobre o anfitrião

Anfitrião: Chris

Imagem do perfil do anfitrião

I'm Chris, and I look after The Little Duke with Jon, my co-host. It sits in the grounds of Duke House, the Georgian coaching inn we restored and live beside, so help is minutes away if you need it and you'll otherwise have complete peace. Fourteen years of hosting has taught me that the small things matter most: a genuinely comfortable bed, a shelf of good books, a guide to the places we actually eat at ourselves. Ella, my dog, is why we welcome well-behaved dogs. Everything is honest: what's in the photos is what you'll find when you arrive.

Por que o anfitrião escolheu essa propriedade

The Suffolk coast still feels like it belongs to itself. Southwold, ten minutes away, has a pier, a lighthouse, a brewery and painted beach huts, and has stayed a real town. Beyond it is protected coast and heathland: Walberswick's marshes, Aldeburgh's shingle, bird reserves, long empty beaches. Inland there are quiet lanes, villages with bakeries and pubs worth the drive, and Halesworth, five minutes away, with a station about two hours from London. It's a place for long walks, slow lunches and early nights, which is exactly what The Little Duke was made for. We came for weekends, kept coming back, and eventually stopped leaving.

O que faz essa propriedade ser única?

The Little Duke was the stables to a Georgian coaching inn, rebuilt as a place for two to properly slow down. Downstairs is one generous open-plan room: a well-equipped kitchen, deep seating and a small library of good books. Wide stairs lead up to a super-king bed that guests call the most comfortable they've slept in, and an ensuite with a lovely shower. You have your own entrance, your own terrace over the garden, an orchard for your exclusive use, a fire pit for still evenings and two acres of grounds to wander. It's attached to the main house, but you won't hear a thing; guests tell us the two feel entirely separate. Strong wifi, a dedicated parking space, and a lock box so you arrive when you like. Dogs welcome by arrangement.
