Welcome to Yarrow Valley Studio, a spacious, self-catering countryside haven attached to our main family home in the heart of the picturesque Scottish Borders. Designed to combine contemporary comfort with charming traditional character, our studio offers an ideal retreat for couples, small families, or outdoor enthusiasts looking to explore Scotland’s stunning natural landscapes.

The studio features a bright, open-plan layout enhanced by an eye-catching exposed stone feature wall and high-quality furnishings.

Sleeping Arrangements:

One comfortable King-Size Bed equipped with crisp linens for a restful night’s sleep.

Two Single Sofa Beds, providing flexible sleeping space for up to two additional guests or children.

Living & Entertainment Area:

A cozy seating area complete with a 43-inch flat-screen Smart TV, perfect for relaxing after a day of hiking or exploring the local sights.

High-speed Wi-Fi throughout the studio for streaming or staying connected.

Kitchen & Dining:

A modern, fully equipped kitchen featuring everything needed to prepare home-cooked meals: cooker, oven, microwave, refrigerator, kettle, toaster, cookware, and tableware.

Bathroom:

A contemporary ensuite bathroom equipped with a spacious walk-in shower, fresh towels, hairdryer, and essential toiletries.

GARDEN, OUTDOOR AMENITIES & FAMILY FUN
Guests enjoy direct access to our large, shared front garden surrounded by mature trees and scenic countryside views.

Play Facilities for Children: The garden features a tree swing and a kids' zip line (suitable for children up to 60kg / 132 lbs). Note: Adult supervision is required at all times when children are using the play equipment.

Outdoor Dining: A wooden picnic bench is available in the garden, ideal for outdoor breakfasts, afternoon coffee, or evening relaxation in the fresh country air.

Friendly Pets: We have two friendly outdoor cats on the property. They love roaming the garden but are strictly kept out of the guest studio to ensure an allergy-free environment.

CONVENIENT PARKING & ELECTRIC VEHICLE CHARGING
Free On-Site Parking: Ample parking space is available right on the property.

EV Charging Available: Travelling with an electric vehicle? We have an EV charger on-site available for guest use upon request for a small fee of 30p/kWh (payable in cash on-site prior to departure).

Nestled in the idyllic Yarrow Valley, the studio serves as a fantastic base for walking, cycling, fishing, and discovering rich Scottish heritage.

Gordon Arms Restaurant & Bar: Located within easy walking distance from the property, offering delicious local food and drinks—ideal for an evening out without needing to drive!

Yarrow Water River: Just a short stroll away, offering lovely riverside views and peaceful walking trails.

St Mary’s Loch (5 minutes drive): The largest natural loch in the Scottish Borders, famous for dramatic hill scenery, sailing, kayaking, and scenic lakeside walks.

Grey Mare’s Tail Waterfall: A breathtaking 60-meter hanging valley waterfall and nature reserve on the road toward Moffat, popular with hikers and wildlife enthusiasts.

Historic Borders Towns (20 minutes drive):

Selkirk: Famous for its rich history, local bakeries, and Sir Walter Scott’s Courtroom.

Innerleithen: World-renowned for mountain biking at 7stanes, as well as historic houses like Traquair House.

Peebles: A charming town on the River Tweed with independent boutiques, art galleries, cafés, and fine dining.

To ensure a pleasant stay for everyone, please take note of our general guidelines:

Check-in: From 3:00 PM onwards (in-person greeting by hosts).

Check-out: By 10:00 AM.

Quiet Hours: 10:00 PM – 8:00 AM out of courtesy for our family and neighbors.

Smoking & Parties: Strictly non-smoking inside the studio; no parties, events, or loud gatherings.

Children: Must be supervised by an adult at all times in the garden.
