Each bedroom is equipped with a TV and a ceiling fan, ensuring comfort and entertainment. The living area hosts a generous flat screen TV, positioned in front of ample seating for your family. With two full bathrooms, including a master with a garden tub and shower, you'll find comfort and convenience.

The outdoor pool boasts a playful mushroom water feature, perfect for the enjoyment of children or even yourself, and is heated typically in April and May, depending on the outside temperature. The indoor pool maintains an inviting temperature and is heated year-round. Our resort presents an abundance of space, featuring several gathering and picnic areas, along with outdoor grills. A highlight is our newest amenity – a quarter-mile walking trail on our expansive five-acre green space. The grounds further showcase a variety of outdoor activities, such as tetherball, a volleyball court, horseshoes, two playgrounds, a basketball court, and shuffleboard. The sprawling area ensures an enjoyable experience for both you and your children! All buildings at our resort feature elevators for accessibility. Units are wheelchair accessible. Each unit offers free parking for your car.

The fully stocked kitchen encompasses a refrigerator/freezer, dishwasher, microwave, and stove/oven. We supply dishes, glassware, pot and pan sets, a toaster, a blender, and a coffee maker. For specialized items such as a wok, rice steamer, or crockpot, we recommend bringing your own, as these are not provided. Enjoy complimentary amenities, including free Wi-Fi, cable TV in the rooms, and local phone service. Sheets and towel sets are provided for your stay, though they cannot be changed out. A full washer and dryer are also available in this unit. While we provide a single-use box of detergent, you may wish to bring extra if you plan to do laundry. An iron and ironing board are included. This resort is pet-free, smoke-free, and strictly prohibits trailers.

As a token of our appreciation for your reservation, you'll receive ONE FREE ADMISSION daily to popular attractions, including Dollywood, Wonderworks, and The Pirate Show. Rest assured, this program involves no timeshare presentations, and no mandatory purchases are required.

Conveniently positioned on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district, our resort provides easy access to a trolley stop at the main road, offering rides throughout Pigeon Forge for a nominal fee of $.50. Dollywood, softball fields, and The Island, featuring Margaritaville and Paula Deen's, are approximately 2 miles away.
Please note that trailer or car hauler parking is strictly prohibited, and alternative arrangements can be coordinated through property management.

Check-in is hassle-free – simply show up after the designated time and enter the provided code to unlock the door. This unit is located in Building 3 on the 2nd floor, offering spectacular views. Public parking and a trolley stop at the bottom of the hill facilitate easy access to various attractions in Pigeon Forge for a nominal fee of $.50. Embark on your extraordinary vacation with us!

We're all about making your stay great! To keep things running smoothly, we'll temporarily hold $250 security deposit on your credit card for any damages that might come up after your stay. Before sharing check-in info, we'll need you to fill out and sign the rental agreement once your booking's confirmed. Thanks for helping us ensure a seamless start to your stay!

Family groups only. Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund. We reserve the right to refund deposits, refuse rental, or discontinue occupancy if, in our opinion, the tenant is detrimental to the property.


Grilling is prohibited on decks, balconies and directly adjacent to buildings.
No fireworks of any kind are allowed.

CANCELLATION/DEPOSIT REFUND POLICY:

If you cancel your reservation more than 14 days in advance of your arrival date, you will receive a full refund. If you cancel your reservation 14 days or less prior to your arrival date, you will forfeit the entire (100%) rental fee. All cancellations must be made by phone (call us at 855-44-SWEET). You cannot cancel a reservation online.

The company reserves the right to cancel the booking for any reason. In this instance all monies paid to the owner will be refunded. The company will not be liable for any other costs incurred by the client. The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, any technical &/or weather problems with transport, adverse weather conditions or any other event beyond their control.



CLIENTS PROPERTY:
The clients using the swimming pool or other facilities of the property do so at their own risk. Injury, damage or loss to the client’s property is his or her own responsibility.

RESERVATIONS DO NO INCLUDE:
Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.


RESPONSIBILITY:
• Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.
• Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

USE:
• It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever.
• Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
• Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
• Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.

We were scheduled for a 4 pm check-in. We reached out a couple hours prior to check-in because we had a sick 3yo. The best that could be done for us on a early check-in was 15 minutes...not much flexibility. Once we arrived, we noticed that the unit was not the cleanest. There were bugs on the wall in the master bedroom, there was dried food splatter on the back wall above the stove, and we noticed the our 2 and 3 yo kids had extremely black dirty feet after running around barefoot for a while. But the worst part regarding the cleanliness came when we were preparing for check-out. My son-in-law was checking the kids bedroom including the beds to make sure that we didn't miss anything. He found a dirty sock within the sheets of one bed. But this sock was not any of the kids. So it makes you ask just how clean the sheets were? When was the last time the sheets maybe were changed? Having come through Covid and all in the recent years, I would think cleanliness would be of the utmost importance to achieve. Finally, for the price being charged, you would think that some of that money would be put back into the upkeep of the unit but it was apparent that it was not. The couches were dirty and or stained, the beds were very noisy with routine movements, and the mattresses were very broken down and not comfortable. The unit as a whole has great potential. The unit is overall very spacious, especially the way it is layed out. I would not recommend to others without change first.

Great family place to stay.
The property was a great location close to everything. The pool area was nice my kids liked it. The unit was a good size plenty of space for the family . The only thing I would suggest is the beds should be replaced, not comfortable the master bed was to hard not firm hard. I wouldn't stay in the same unit again. I really like the property I would stay here again just in a different unit.

No Frills Accomodations
This location had pros and cons. Pros - surface areas very clean, location, large master bedroom and large bedroom (room w/2 twins), large kitchen and living room Con - Beds were terrible, not only were they hard as a rock but the frames themselves did not seem very well made! The queen bedroom was very small. The someone added water to the soap in the kitchen. Pillows on the couches were stained.
