The house is in a beautiful location with an incredible view, rain or shine. And being able to just pop out onto the beach for a walk was wonderful. We loved all the outdoor spaces, although there's no covered place to sit outside if it's raining (other than the carport). The bed in the upstairs room with the balcony is pretty comfortable and getting to wake up to overlooking the ocean every morning is a treat. That shower had great pressure!That said, come prepared; the house is pretty bare bones, especially in the kitchen. If you want to cook, bring your own oil, spices, condiments, spatula, cutting board, and sharp knives. Also bring extra blankets or throws as there really aren't any available. As others have mentioned, the furniture and beach are different from what's in the photos.The house could use a little love, but the location is pretty hard to beat.

The property was affordable and overall nice. We were happy with beach access and the home. It was hard to swim because on each side we had fishing poles set up by neighbors all day which was dangerous for the kids but we made do. Maybe a rule should be put about fishing times?

Don’t spend your money on this unit

This house is in poor shape. We arrived to a very hot house, the air conditioner down stairs does not work and there are issues with the main air unit. We called and they sent out a technician however they stated they had to order a part and it wouldn’t be in by the end of our stay. The door (with the keypad lock) is rusted and doesn’t work properly. It took us forever to get inside. We had a rain storm one night and woke up to water all in the living area of the home. There is mold in the home and very apparent of leaks. This house is up for sale and it seems the owners/sellers do not want to spend the money to make the needed repairs. We spent a lot of money on this house and weren’t properly compensated for the issues we had during the stay. Don’t waste your money and do yourself a favor, find another house to rent!

Find another rental

The location is great but this house is in need of numerous repairs. Air conditioner needs repair, the home leaks and there are obvious signs of mold. Overall, it was not worth the money for what we had to manage during our stay at this rental.

Worth it and a few notes

Okay- hear me when I say - we LOVED our time in this house and at Cape San Blas. The proximity to the beach, the constant views and the quietness of the town and the beach made this rental completely worth it.The house has some age on it but it for sure was super clean when we arrived. The beds were surprisingly comfortable - we all slept soooo good while there. The house is functional and the layout is really great. One thing to note: The pictures on the website are not up to date. The furniture is totally different in the house now - and the beach is different. There are dunes and sea oats separating the house from the beach along with small boardwalks that are the paths to the beach. Still a very short walk to the beach, but different than the pictures show. The beach at Cape San Blas changes quite a bit, and has changed since Hurricane Michael. Sometimes, when renting on Cape San Blas you aren't sure how much beach frontage you will have from year to year. Just make a note of this when you rent. It's still worth the rent and was one of the best vacations we've had. But these are things to note when renting this home.

Location was great and the check in process was super easy. The home was decent, but with a ton of wear and tear. The master bed was super old and hard and the sheets were a tad rough. The grill was super dirty and rust and I was concerned for my families health while using it.

Beautiful Location

Back sliding doors were not lockedHad to vacumn upon arrival, 1st emptied the vacumn and vacumned the LR rug, filled the canister w pet hair & crud. Hadnt been vacumned in long time. We knew it was pet friendly But it was horrible. Dishes we pulled out had food left on them horrible. Dishes we pullwd out to use

Incredible location and amazing sunset

Reflections was perfect for our girls trip. Right on the beach and so quiet. Pillows, mattresses and comforters were nice. It had everything we needed.

Beautiful beach but lacking in several areas

You can’t beat the location and access to the beach at this house. This was our second year booking this same house with hopes they would have addressed some of the issues we had the first time however it seems like no one cares about this house. The nails sticking up out of all the boards on the deck and especially the stairs are incredibly dangerous and have been that way since our first stay here in October ‘23. The mattresses are very worn out and need replacing. As much as we would like to continue bringing our kids here each year the general lack of maintenance is a safety hazard.

Helpful info: 3 bedrooms have full baths. 1 bedroom, ground level has half bath and a window unit to heat and cool. Great layout and location. Great price for a 4 bedroom beach front. Furniture needs attention. They also need to add blankets. This home was a great price but we prefer nicer so we wouldn’t book again. New mattresses and furniture and kitchen cookware and utensils would go a long way in improving a stay. Vacasa was easy to work with. Checking out at this home is easier than other homes with less of a checklist- which I appreciated.

Fantastic location, mediocre home

We spent Fall Break at the Reflections beach home with 2 adults and 5 kids ages 8-17. We loved the location on the Cape and the beach front location. It was perfect for the kids to come and go from the house. The inside of the home appeared fairly clean at first entry. The lower bedroom is adequate for kids, but would have been disappointing to any adults with no view and only a half bath. The upstairs bunk room was great for kids with a bunk bed and a full bed. The bathrooms could be updated, but are adequate for washing up. The oldest teens were happy with the main level bedroom and en suite bathroom. The kitchen met our needs for preparing breakfast and lunch daily and we were able to find all supplies we needed. I was happy to have a combo coffee maker/kurig style pot for coffee. The outdoor furniture was updated and we enjoyed our time on the porches. The area is quiet and the beach front was wonderful. Overall we enjoyed our stay, but would recommend some upgrades to the home, especially bathrooms, to elevate the experience.

Great house on the beach

This was a great place for our friend group's annual vacation. The house was nice, plenty of room for us, and perfect to walk right to the beach. We loved the swing on the porch for rocking and watching the sunrise or sunset. It's not super fancy or upscale, just a comfortable, clean, nicely located house. We would stay here again!
