The Sanctuary is quiet and private minutes to Derby and Wichita.

Gated Country Farmhouse recently remodeled minutes from Derby and Wichita surrounded by farmland, trees, seasonal pond, and wildlife. Located on a paved road but with a rural setting and complete privacy. The Sanctuary is our family property with walnut grove, over 500 trees planted from all across the United States and is surrounded by natural prairie and farm fields. The main farmhouse sits 1/4 off the main road and is hidden from sight. It’s a little slice of heaven. Surrounded by natural prairie and farm fields with giant cottonwood, sycamores, oaks, maple, black walnut and red buds making for a beautiful setting. Wildlife is abundant at the Sanctuary with wild turkeys, deer, mallards, ducks and so much more. (Absolutely no hunting or shooting!!!) Here the sound of silence or perhaps an occasional moo from cows, or the howl of coyotes at a harvest moon. The stars shine like diamonds. We farm the property and when in season, you can pick your own seasonal vegetables, flowers, fruits and more. There is a firepit and BBQ for outdoor evenings with family and friends on a seasonal basis. The farmhouse was recently renovated. It rustic, quaint and charming and extremely clean. The three bedrooms offer a King size, and two Queen beds. The country kitchen offers all the latest amenities and keeps a country feel. The great room is comfortable and leads out to the back deck where everyone gathers to enjoy the beauty and surroundings. There is a 54" Smart TV with numerous channels. You will have to use your hotspot on your phone for internet service (works great) since the internet companies can t seem to figure out how to get satellite /cable out our way. There is a large mud room with washer/dryer and area to put a animal kennel but you will need permission first.

The property is gated and completely fenced for privacy. Do not try and get to the property with out a reservation due to our security. No hunting or shooting allowed, this is a sanctuary! Please respect our home and property. It’s a very special place only few can experience and enjoy.

Nice, quiet, country home

This was our second stay here and home is clean, quiet and surrounded by country. The pond was unfortunately gone due to the drought, but the country quiet is great. Close to Derby and manager is close and responsive. Great place.

Beautiful country getaway

Property manager was a delight + made our stay great We didn't realize that we were expected to meet her there for access, so that caused a hiccup, but she was very understanding about it + made us feel comfortable The property is lovely + inviting There are a few quirks to the house, but we would happily return Much better than a hotel!

Derby Oasis

What a wonderful place to relax and unwind. With few properties available close to Derby this one was a great find. The kitchen was well stocked with anything you need to cook a great meal. The cozy front porch was one of my favorite places to wake up and have a good cup of coffee and to watch the lightning bugs at night! We definitely plan on returning.

Slice of Heaven

This is my second 3 week stay at the Derby House and I absolutely leave here replenished and refreshed. This cozy place is outfitted perfectly and accompanied by the most lovely property manager. I don’t have a single complaint. Will absolutely be back for a third visit.

Perfect country getaway!

We loved the cute farmhouse with the pond. We had a fabulous time and everything was perfect. I loved the country setting and house and close location to all the stores and services. Thank you for a great stay! We hope to be back! :-)

Beautiful location!

We had an amazing stay! The property is just gorgeous, lots of room for active kids to run around and explore. We used the property as if it was Grandma & Grandpa's house since Covid limited our ability to do the stuff we normally do with all the kids. We were able to have several big family meals, play games and do arts & crafts. You're not far at all from grocery stores or restaurants and the owner is super fast to respond with any questions you may have. Highly recommend the property!!! We hope to be back again!! Our only suggestion would be to give directions naming Chet Smith Rd vs. 87th so you don't end up in the wrong place. Also, having the lights labeled would makes things a little easier.

Perfect getaway!

Our family had a wonderful stay! The manager welcomed us with such country charm and was so kind and hospitable. The country house is newly remodeled, with nice furnishings, was clean, and had everything we needed. We fished, hiked and enjoyed playing around the beautiful grounds of the property. Close to any needs for the city but a perfect place to get away from it all and relax!

Norwegian Camp Fun

Two Grammas and a Great Gramma and three little grands had a great time. The grounds were perfect for baseball, water balloons, running, biking and bug hunting. The house was perfect for the Grammas. Immaculately clean. Tv and dvd for winding the kids down before bed. Great kitchen. Everything we needed. We were there from Friday to Monday and never left the property. Beautiful tree covered lawn.

An enjoyable, relaxing stay!

This was our first time using homeaway /vrbo. We wanted to get away, relax, and do some fishing. This house was adorable and have me quite a nostalgic feeling as parts of it (and the smell) reminded me of my grandma's house. The house was very clean and the manager was very helpful. We really enjoyed our stay! There's a grocery store just down the road and a community water park that we visited twice. We felt like we were "away from it all" without truly being away. We were a bit disappointed at the pond... The water level was lower than it appeared in the listing but that can't be helped by the owner. We did catch some fish though. The DVD players were a bit tricky to get to work but we finally did. Without wifi, the kids relied on that. The only other thing worth mentioning was the showers. The faucets were tricky to work as far as temperature and the water pressure was less than ideal. I'm sure that's because it's an older home. Overall, we were very pleased with our stay! Thank you so much for sharing your adorable Santuary with us!! I wish I could share some pics I took!!

Beautiful home!

We came from NW Iowa for a wedding in Wichita. The house and property were perfect for our family! Cozy fireplaces, big yards for football, deck for coffee-drinking, and a paddle boat for good measure! Communication with homeowner was great!

Changing it up...

We traditionally camp at Walnut Valley Festival but decided to change it up. What a wonderful place to stay. You are so close to whatever you need and yet feel the privacy of this home. It was lovely, just as described and provided some R&R from a few hectic days at the festival.

The Sanctuary was Perfect for our Wichita Stay

Property is exactly as described. Beautiful 3 BR/2BA home on a well-maintained 10 Acre property. Very quiet and peaceful. Had everything we needed in the well-stocked kitchen. Will definitely stay here again on a return visit.
