A hugely appealing dual-aspect apartment enjoying picturesque views of the Church, Campo and Rio de San DegolĆ to the front and the Salizada Dei Fondaco Dei Turchi to the rear, offering impressive accommodation for up to 8 guests.
Showcasing elegance and pared-down simplicity at its best and situated on the 1st floor of the residence reached by lift or via a staircase rising from the splendid āchequerboardā marble-floored communal entrance hallway on the floor below, accommodation comprises a full-length main sitting/dining room with Venetian terrazzo flooring and tall ceilings which echoes the traditional layout of many Venetian āPiano Nobiliā.
Of fine proportions and topped with beautiful painted beams dotted with glass chandeliers, the room offers plenty of seating and a modern style dining suite quirkily offset by two fun and fabulous Rococo-style armchairs.
To one side of the main central room sits the well-equipped and fully-fitted kitchen/breakfast room, while the other leads to two well-dressed double bedrooms - one to the front with feature fireplace (not in use) and one to the rear and both with their own en-suite and up-to-date bathrooms (one with a large shower, the other with a bathtub and shower over, and both beautifully appointed).
In between the two bedrooms sits a further small bedroom/snug with a sofa/āpull outā bed sleeping 2, while a fourth bedroom with a double bed (can be made into twins - simply ask when booking) and an en-suite service bathroom (w.c. and wash hand basin only) sits to the front of the apartment on the opposite side.

Moments to Campo San Giacomo Dellā Orio - one of Veniceās most charming āaway from the crowdsā tree-filled squares and home to a well-stocked Coop supermarket and nearby local shops - and a short walk to a Conad supermarket on the Rio Marin canal.
Close to a great variety of cafes, bars and eateries including Allā Anfora, La Zucca, Il Refolo, Al Prosecco and Antica Besseta to name but a few, and within minutes of the Caā Pesaro International Gallery of Modern Art, Palazzo Mocenigo at San Stae (Museum of the History of Fabrics, Costumes and Perfumes) and the Fondazione Prada at Caā Corner Della Regina.
A leisurely stroll to the 14th Century Franciscan Church of the Frari, (home to Canova's extraordinary triangular marble tomb and Titian's legendary masterpiece, the 'Assumption'), the Scuola Grande di San Rocco with its amazing Tintorettoās, the vast palazzo-lined Campo San Polo plus the culinary delights and buzz of the Rialto.

For arrivals between 8.00 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organize arrivals between midnight and one o'clock with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.
