All new kitchen equipment and utensils are also included for up to 30 guests. Carpets are brand new around the whole house as well as all the furniture inside and outside of the house. Everything was selected by a professional interior designer. There is also new paint all around the inside and outside of the house. GATED COMMUNITY ACCES PERMITS REQUIRED BY HOMEOWNERS ASSOCIATION
Pine Mountain Lake HOA charges $50 per vehicle (one time fee) to enter the gated community with 24 hour security. You can make a payment with credit card. The entire fee goes to PML HOA.Price subject to change without notice.ACCES permits are non-refundable.A stay of 8+ nights will require additional fees as per PMLA.
*HOUSE RULES*-ONLY REGISTERED GUESTS ARE ALLOWED TO STAY AT THE HOUSE DURING THE NIGHT AND DAY TIME!Each guest over 25 must provide a copy of the DL, 10 days minimum prior to check-in. We would like for you to enjoy your party or event with only a number of guests that are registered to this property. WE WILL MONITOR THE NUMBER OF PEOPLE STAYING AT THE PROPERTY AT ALL TIMES! If we notice that there are more guests than what was registered for the stay, we will kindly ask you to leave the property but with the responsibility for paying for the entire vacation time booked. You are more than welcome to pay 250 dollars per night for every guest that is over registered, or we will charge you ourselves from your security deposit.

NO SMOKING PLEASE!- This is a smoke-free home. If you smoke, we ask that you smoke outside and be sure that the smoke is not flowing back into the house through open windows, doors, and sliders.
We are charging an additional fee for guests over 25 people. We allow up to 27 guests, but if your party is larger, then please contact the home owner! THIS IS MANDATORY!
WE HAVE A ZERO TOLERANCE OF OMISSION OF NUMBER OF PEOPLE
All items that are stolen or lost will be charged from your security deposit.
All furniture and house items that get broken or tampered with will also result in a charge from your security deposit.
No more than the registered number of vehicles allowed! NO EXCEPTIONS! We will not authorize unregistered vehicles!
NOTE: Your safety matters.One exterior security camera is located on the front drive, and another is located in the backyard.The cameras do not look into any interior spaces.
Please note that all guests must pay at the entrance gate for a pass to enter the community. Passes are $46 per vehicle.
GARBAGE
Due to circumstances beyond our control, garbage is allowed 1 garbage bag per day if there are 15 guests and 2 bags if there are more guests. Garbage is taken out only if it fits in the trash cans. This happens on Wednesdays early in the morning. The trash cans (3) are located at the top of our entrance. Please take out all the garbage immediately into the trash cans, do not leave garbage bags near the front door, or at home. Wild animals come by the smell and carry garbage around. If there is more garbage, you can buy special bags at the main entrance through which you entered or we will have to charge you $15.00 for each bag.
CAN GUESTS LAUNCH THEIR OWN BOATS?
Guests are not allowed to launch their own boats or watercrafts of any kind on Pine Mountain Lake,per Pine Mountain Lake Association rules.However,Lake Don Pedro is just 20 minutes away & perfect for a day trip with water toys!
And remember,you can rent sailboat/kayak/paddle board/paddle boat rentals at the main Marina Beach in Pine Mountain Lake.
