Enjoyable and relaxing pool house that easily sleeps five people in North Stafford near Quantico Base, the new Widewater State Park (within a mile), and Potomac Point Winery (just a few miles away). The Pool House is one-bedroom, open plan living room area with full kitchen. Pool offers tanning ledge, cozy corner and grotto. Tiki Bar area with bar, grill, TV and fire pit.

Come relax alone, enjoy a romantic couples only weekend or celebrate with family and friends in a tranquil, relaxing and fun surroundings with views of the Potomac River. Easy access to Downtown Fredericksburg and Potomac Mills area for shopping and entertainment.
Have your children’s birthday party, your spouse’s party for any occasion, your family reunion, your bachelor or bachelorette party, you wedding, or just bring yourself or your friends and family and enjoy the pool, the Potomac River and all the surrounding tranquility to reset yourself. My fiancé and I live on the property, and we could be using the pool as well. If you want it totally private, it’s an extra $100 per day.

THERE ARE ADDITIONAL FEES FOR THE POOL TO BE HEATED
The pool heat will be turned on at 3:00pm (check-in time) and turned off at 11:00am (check-out time)
The time of 3:00pm to 11:00am is considered a day for the heating of the pool.
The pool heater can heat 20 to 30 degrees above the ambient air temperature.
The pool temp setting will be a max of 86 degrees.
Memorial Day through Labor Day (Summer)
$300 for the first 2 days
$80 for each additional day
$650 for 7 night's stay
Labor Day through Memorial Day (Off Season)
$400 for the first 2 days
$110 for each additional day
$900 for 7 night's stay

You can instant book the property and we can send you a request for the additional charges for heating the pool. If you send an inquiry with the request for the pool to be heated, we can adjust the offer to include the charges.

Property Information & House Rules
Quiet time is between 9:00 PM and 7:00 am (weekdays) and 9:00 PM and 7:00 am (weekends). We want to be always respectful of our neighbors. All guest not staying the night must be off the property by 9:00 PM.
Guests have use of the pool house, fenced in yard areas and driveway. Only paying preapproved guests are allowed on the property. The booking rate is based on Double occupancy per night two persons. Our daily rates are based on Double Occupancy (2 persons) with a $20 person per night charge for each additional guest up to 3 additional, (total of five). You can have another 5 guests for $40 per person per night, no beds or linens are provided for such guest (can bring a tent). We are perfectly happy having people pop by to pick you up, but if they are staying, using the pool, or lodging beyond the space available or paid for we are happy to help you find other lodging nearby to help you spend time with your family and friends. There is a $20 per person/per day fee to have additional guests who are not staying over to use the pool and backyard. The maximum people allowed on the property is 30.
All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price ($20/$40 per person/per night) paid for before check-in. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. Again, if you bring anyone with you at any point other than VRBO-verified guests that have been paid for, they will not be allowed on the property. This benefits us and will benefit you in turn should you stay here. We are safety-first kind of Hosts, and there are no stray people wandering on the property or the neighborhood.

Check-in/Out Times:
Check-in is between 3pm and 11pm unless otherwise discussed and agreed to via VRBO messaging. You will be issued a code for the electronic lock. This code is valid during the agreed-upon entry and exit times (normally 3pm - 11am). This code is disabled any time before or after those hours.
Access to property before 3pm on check-in day is not permitted. We don't allow early arrivals or late departures. We fully clean and turn-over the property daily. That requires time to ensure it is done to our satisfaction.

Smoking/Drug Policy:
There is to be no smoking in the pool house or use of illegal/illicit/recreational drugs anywhere on the property allowed by anyone visiting or staying at the pool house. Smoking permitted outside only. Please be careful and discard used butts appropriately. There will be additional charges incurred for smoking within the pool house to cover extra cleaning costs.

Pool Usage:
You swim at your own risk. There is not a lifeguard on duty so please enjoy the pool responsibly and safely. If there are small children, ensure that they wear the proper sized safety vests.
No diapers in the pool. Please have small children wear water appropriate pull-ups.
NO DIVING!
No GLASS BOTTLES ON THE POOL DECK OR IN THE POOL!!!!!
NO DIVING/JUMPING OFF THE GROTTO/WATERFALL OR RAISED CIRCLE POOL!!!!
NO RUNNING!

NO PERSON ARE ALLOWED ON THE PROPERTY WITHOUT PRIOR PAYMENT, ARANGMENT AND NOTIFACATION OF SUCH ACTION TO THE OWNERS! YOUR STAY WILL BE TERMINATED AMEDATLY WITH NO REFUND.
