The home sleeps up to 30 guests (please ask about extra beds when hosting large groups). Perfect for family reunions, Bachelor & Bachelorette weekends, birthday parties, wedding & baby showers, corporate retreats, rehearsal dinners, post-wedding brunches and more. Please note that the beds in the home sleep 20-23 people, depending on the composition of your group (singles versus couples). In order to accommodate overnight guests in excess of 20, let's have a conversation about adding extra beds. We can provide extra beds for really large groups but need at least 1 weeks' notice in order to do so.

This 5.5 acre luxurious estate property with a large main house and an attached apartment was fully renovated in the modern farmhouse style by one of the Portland area's leading experts in that style. The original farmhouse burned down and was rebuilt in the late 1990s (with the salvaged antique pumpkin pine floors) and massively renovated in 2020.

The 5100 square foot main house (plus attached 550 square ft. 1 BR/1BA apartment) is typically set up as follows. Extra beds can be brought in, as needed.

MAIN LEVEL OF THE HOME:

**Huge living room with massive stone fireplace, the largest Pottery Barn Sectional sofa (181" x 90") that seats 12 comfortably and up to 14, surrounded by three comfortable lounge chairs. The extremely sunny living room seats plenty of guests in a very large conversation area. The room has a full wall of southern-exposure windows with the most fantastic energy and features the original antique wide pumpkin pine floors. 50" Samsung flatscreen.

**The new kitchen is open to the living room. Custom built shaker inset cabinets, gorgeous Calacutta Gold Quartz countertops, all shiplap walls, floating reclaimed wood shelves with matte black articulating lights, new SS refrigerator, new SS dishwasher and SS gas stove. Counter seating for 3-4. Kitchen is incredibly well equipped ed with dish/glassware sets for 40 guests and everything else you would expect in a full-outfitted kitchen for large groups, and then some. Regular drip coffee maker, plus a Keurig and a new Nespresso machine. Many beautiful accent pieces from Pottery Barn and Rae Dunn round out the farmhouse look.

**a very sunny dining room is adjacent to the kitchen and seats 20 guests. Large white farmhouse table seats up to 14 and the dining table-height buffet can be pulled out into the spacious dining room to seat up to 6 more.

**a very sunny sun room can be converted to a bedroom with TWO QUEEN beds and a dresser and closet located right outside the room. Window a/c, window shades and full blackout curtains.

**a first floor laundry room with a brand new large capacity washer and dryer (fall 2024) is adjacent to the mud room/back deck entry. Please note that there are 2 washer/dryer sets in the house, including one set on the main level, one brand new (fall 2024) set on the 2nd floor.

2nd FLOOR:

** a very spacious and extremely sunny en-suite master bedroom features the stunning "Quincy" KING bed from Ethan Allen in KING size. Brand new very high-end Stearns and Foster "Estate" mattress on all king beds in the house. All other smaller beds feature brand new high end Beauty Rest mattresses. Two additional regular TWIN beds can be added to the large master bedroom, upon request and with advanced notice. Room features a/c, as do all the bedrooms and the living spaces (a/c). Light-filtering shades and full blackout curtains. Ensuite full master bathroom has a tiled walk-in shower with seat.

**a second bedroom features a gorgeous KING bed. Room a/c, light-filtering shades and full blackout curtains.

**a third bedroom features two beautiful double beds. Room a/c, light-filtering shades and full blackout curtains.

**a large newly-renovated full hallway bathroom with a tub/shower, a double-sink vanity and a brand new (Fall 2024) washer and dryer.

WALK-OUT LOWER LEVEL OF HOME:

**a large bunk room with 5 gorgeous/rustic iron TWIN beds with the most gorgeous Joanna Gaines and UGG brand bedding has a full wall of southern exposure windows and a full wall of western windows. An abundance of fun kids' toys upon request and with advanced notice. Room a/c (mini split), light-filtering shades and full blackout curtains. Ask about extra twins.

**another downstairs bedroom features a beautiful KING bed and can be set up with an additional twin bed, upon request and with advanced notice. Room a/c (mini split), light-filtering shades and full blackout curtains.

**a brand new and very spacious new bathroom with a double-sink vanity, toilet and tub/shower.

ATTACHED 550 square foot APARTMENT (can be added to your reservation at an additional fee):

**spacious open floor plan 1 BR/1BA apartment. Apartment is bright, sunny and breezy with huge windows. Apartment bedroom features a KING bedroom with a gorgeous bed and bedding, an open floor plan living area with a living room that features an oversized Pottery Barn QUEEN sleeper sofa with a matching Pottery Barn chair and a Samsung flatscreen, a good-sized kitchen and counter seating. Room a/cs in all rooms (heat pump/mini split in open living/kitchen area. Bedroom features room a/c, light-filtering shades and full blackout curtains.

The apartment is attached to the main house but also has a separate exterior entrance. It will not be rented to unrelated groups and will only be offered as an add-on option for guests who rent the main house and need additional space. The apartment is accessible to the main house thru a double set of doors, separated by a staircase near the kitchen of both the apartment and the main house. and is on the second level of the home. The apartment offers a nice private space.

THE OUTDOOR LIVING SPACE:

We have a brand new 38' x 16' heated pool that will be heated each year from June thru September. We have gorgeous hardscaping and stonework around the pool and a tremendous amount of new landscaping, trees, flowering plants, etc. We have 17 comfortable pool loungers with cushions.

We have added a brand new Pickle ball court and bocce ball court.

The outdoor living space of the home is absolutely spectacular. We added a VERY large oversized deck on the back of the house (off the kitchen) to feature outdoor dining space and lounge furniture. We have stunningly beautiful and very comfortable lounge seating for 10++. 2 sofas, 4 oversized chairs and 2 very large ottomans. We also have 2 large dining tables and oversized/comfortable dining chairs for 12 that can be added to the lounge area for plenty of room for large groups to gather comfortably. The dining chairs are very oversized and comfortable and can be pulled into the lounge area to seat 22 guests comfortably (2 sofas, 16 large/comfy chairs and 2 ottomans when the dining chairs are pulled into the lounge area).

In addition to the deck, there is a large stone patio (18" x 18") with 14 Adirondack chairs encircling a brand new very large custom-built propane fire pit with a plumbed gas line, so you never run out of propane. We have additional comfortable seating at the house (in the barn) for really large groups).

A very large and very high-quality 7-seat hot tub is now located on a small first floor deck platform that is adjacent to the entry to the walk-out basement for the convenience of being able to walk almost directly into the new large full bathroom after using the hot tub.

There is also an outdoor shower and huge yard areas for kids to run and play.

Also included with the rental of the home are beach cruisers with baskets for riding to the beach or the adorable Higgins Beach market, just down the street (a 3-minute walk from the house) or the beach, coolers, beach chairs, beach toys, beach towels and everything you will need for a day at the beach or sunset picnics at beautiful Higgins Beach, considered one of the most beautiful beaches in Maine.
