Traditional Family Friendly Farmhouse cottage - sleeps 8

Essentially the farmhouse is a largely unmodernised traditional farmhouse, its oldie-worldie feel is comfortable and relaxing and engenders a feeling of stepping back in time. With four large double en-suite bedrooms, two wood burning stoves, a classic living farm kitchen, separate character dining room, which was the old salting room, and a comfortable, light living room, this is a special place to base yourself in the Western Lake District. Out of season, and for late bookings sometimes in season, we can be flexible on booking dates so can sometimes accommodate a shorter stay than seven nights, so please ask. There is plenty of parking available in the garden driveway.
You enter the house from the courtyard via a porch/boot room with plenty of space for coats, boots and walking paraphernalia. From there you enter the large well equipped traditional farm kitchen featuring wood burning cooker, with fridge freezer, washing machine and dishwasher, high level grill and oven with separate hob and microwave – and just to complete the picture a family sized kitchen table and chairs.

From there you move into the central stairwell that winds its way through the house, illuminated by an enormous window. The dining room is on the same level as the kitchen and is situated in the old larder and salting room – still containing the original sandstone trough that the farmers used to salt their meat, this room is built into a sloping site and thus has small windows.

On the first floor is the living room, with wood burning stove and sofas (now a little old!) from which to enjoy the last rays of the setting sun. There is a TV and DVD, Broadband from BT is available. This room also leads to a porch with separate access to the rear of the house where the tumble drier is kept.

Across the landing is the first bedroom, with kingsize bed where you can simply lie and watch Wasdale unfold before you. The en-suite full sized bathroom, which was the old family bathroom, and unmodernised, has a bath with shower over, toilet and wash hand basin. Guests should be aware this is an old fashioned bathroom but has been retained by the owners as it is deemed part of the character of this old property.

The second floor contains bedrooms two and three. Bedroom two, with kingsize double, has even better views of Wasdale and an en-suite containing bath with shower over, toilet and wash hand basin. Bedroom three has 2 separate single beds. The ensuite shower room has a quadrant shower cubicle, toilet and wash hand basin.

Bedroom four occupies the entire attic space converted into a spacious room with two large velux windows bathing it in light and providing – yet again – outstanding views of Wasdale. This is a twin bedded room, there is a futon for occasional use, and the en-suite bathroom contains a bath, toilet and wash hand basin.

The Farm House has oil fired central heating completing the comfort, yet the house still retains its essential character as an old Cumbrian building as many features have been retained in order not to lose the character of what is essentially a homely, spacious and relaxing house. Certainly, there may be uneven plaster-work and a well used patina around the house, so please don't expect sophistication! Most of our guests just love the house and have a relaxing holiday away from the stresses of modern life.

External

Outside there is ample off road parking and the Farm House has its own lawned area which is ideal for catching the afternoon sun. We advise guests to please not park in other owners allocated parking spaces. Garden furniture is available to make the most of this external space. Chairs are in the back porch and a table is kept in the garden shed.
Hallflat Farm welcomes well-behaved dogs; we charge £25 a week for each dog. Pet rules are below but we point out that some guests who prefer to have their pet with them in the sitting room may find this unsuitable. The area also has a wealth of walks suitable for dogs and most of the pubs in the area are dog friendly, including our local, the Bridge Inn.

Bookings

The Farm House bookings run from Friday to Friday and there is a no smoking policy. Prices are per week unless otherwise stated and include gas, electricity and bed linen but not towels. We can accommodate long weekends or mid-week breaks. Normally the farmhouse is let out for 8 guests, but sometimes with prior agreement we can take extra guests as there are two futons which can be made up as beds. For each additional person the charge is £20 per week/stay.

Walks

There are plenty of walks on public footpaths nearby, indeed a path crosses the garden and the field at the back of the house, this footpath goes to Santon. There are many walking books kept at the house for use by the guests.

Pet Rules
Please would pet owners adhere to the following:
In order to keep the house and garden at a high standard, and prevent causing a nuisance to other neighbours, we ask you to adhere to the following if you are bringing a pet:
House rules for pets
• Pets are not permitted on any furniture, ie sofas, beds etc even with covers applied, pets should remain in the ground floor area where there are hard floors (a pet gate is provided)
• Pets are not permitted to be left in the house or grounds unattended. There is a large garden at the farmhouse and your pet is welcome there, however, your pet should be kept on a lead in the communal areas (note there are four other homes on the farm) and certainly not be allowed to enter any other garden
• The interior and grounds of the farmhouse must be left in a clean undamaged condition, and we ask you ensure the gardens are checked thoroughly for dog mess, so that they are left clean for the next guests. Please ensure that you clear up after your pet and dispose on any waste, properly doubly wrapped, in the wheelie bin. All we ask is that you are meticulous in carrying out this duty, particularly as young children play in this garden area, and we trust you understand
• Pets must be clean and dry before entry to the house, we ask that you bring sufficient towels to dry and clean your pet before it enters the house even though it will be kept on the ground floor. There is a boot room and porch where dogs can be dried off
• Your pet must not cause any kind of nuisance to neighbours or be allowed to escape into the fields where there is livestock
• Your pet must be at least one year old at the time of your holiday

Absolutely gorgeous property with so much room and everything you need. The surrounding area is beautiful. We had lovely walks, enjoying the countryside and great views. We climbed Scafell Pike via Wasdale route which isn't too far from the property. The booking process and throughout until arrival was very smooth. Great communication from the host. We would not hesitate to recommend this property to friends.

The property was very spacious with plenty of room for a multi-generational group, each wanting to do their own thing. The bedrooms were comfortable and the views from all the windows were lovely. The kitchen was well fitted out. The garden looked nice but it was too chilly to sit out when we were there.There were lovely walks from the house, and Eskdale, Wasdale and the coast were within easy reach by car. The pub at Santon Bridge was a few yards down the road. We would happily go there again.

Beautiful location

There are stunning views from this large and comfortable house. It was the perfect base for our holiday, with a pub nearby that served excellent food.

Many thanks for your review, you're right many guests love the location in this corner of the Lake District. Guests love the house too as it has that old world atmosphere and patina too. Lovely walks are on the doorstep and wide range of traditional pubs too.

Fantastic location

Had a brilliant family weekend at the property celebrating my husbands 60th birthday. The house is very sizeable and comfy and the views are stunning. Great walks nearby and very peaceful and remote. Hallfleet Farm

A spacious, cosy, well equipped property in a beautiful area. The electric hob was a bit of a trial but we managed it in the end. We visited Munster Castle and the birds of prey exhibitions were fantastic. We did some lovely walks in the area, one of which was direct from the house. We would definitely use this property again as it was ideal for a large group family stay.

Cosy and well-equipped for big groups

We were a group of 8 people and there was plenty of room for all of us. We were impressed by the facilities and the lovely, big but cosy lounge with a fire. It is the perfect place for large groups and has everything you need. The heating system works really well and the place seemed very warm for a large old property.Apart from that, of course the location is perfect for exploring the lake district and the local pub is very friendly.

Was lovely chatting to Tony the host a few days before we arrived he gave me so much information about the area and the house. We had the most wonderful week in ths beautiful Farmhouse with so many original features. The beds were so comfortable and an added bonus each bedroom had an ensuite. The livingroom was cosy with plenty of seating and a beautiful log burner that kept you toasty.My children and dog loved playing in the enclosed garden. So many lovely running/walking routes straight from the door that always ended up at the sweet cafe a short walk back to the Farmhouse. Scalfall pike is a short drive away. Was a home from home with everything catered for. Thank you Tony for the most wonderful Christmas in your amazing Farmhouse.

Very nice propert in a great lovely area.

The property is as stated an old farm house. But don't let that put you off. The facilities are very good and decor is what you expect for this type of property.the uneven floors and walls make it more quirky. Also cosy for an old buildings. Everyone in our party would go again and also recomend it to friends and family.

Very comfortable happy weekend in incredible location

Hi Tony, Thank you so much for a wonderful weekend in your lovely property. We were 4 mums with our children and really enjoyed this unique spacious house with 4 storeys and ensuite bathrooms and yummy comfy sofas and wood burning stoves. We could just empty the children out into the garden and we went on lovely walks with the stunning views. We hope to come back again. Thank you.

The garden is large and it's fenced off securely, so we think it's safe for families. There's a large variety of easy walks nearby, but they can be muddy! Very comfortable and excellent location for exploring the Lake District

Substantial property over four floors with large bedrooms, two of which have double-beds and two with 2x single-beds. All bedrooms have en-suite bathroom/toilet! Huge "game of Thrones" style dinner table in the dining room. Lovely garden and fenced/gated to keep in well-behaved dog. Parking for at least three cars. Very welcoming living room with large table for card and board games made this a central gathering place. And WIFI when you need some screen-time.

Well appointed and located house

We enjoyed staying in this house. It was very handy have ensuite bathrooms for each bedroom. Nice old fashioned touches. Dining room was lovely and cool. Kitchen was well equipped. Fridge freezer a bit on the small side for feeding eight but we managed. It would be good to get new shelves for the fridge door as they are a bit dodgy! Lovely to have the garden to sit out in.

Fantastic

We had a fantastic stay at hall flat farm house. It is a beautiful property in a fab location. From the booking stage to arrival we were impressed by the service. Tony (the owner) was very helpful and thorough and was willing to go out of his way to provide us with a map and directions. Despite the weather we managed to get out and about to Japanese gardens in eskdale and had a lovely long walk in revenglass. The house has more than enough room to accommodate 8 people. All the rooms are decorated to a high standard and have plenty of space. The en suite bathrooms in each bedroom were extremely convenient. Also we really appreciated the little extras on arrival wine, milk, bacon etc. They were a lovely surprise. Overall it was a brilliant short break. We will definitly be returning in 2016.

Lovely property overall but looking bit tired in places , just a lick of paint here and there and some fixing of tiles and wood around kitchen fireplace, new hob and oven and update of carbon dioxide detectors as expired. But on the whole a very comfortable stay great location and with the Bridge Inn pub just few minutes walk away it’s a good location. Our group of 6 adults and 2 children enjoyed the space of the property and each had en-suite with stunning views. So much to do and see either by car or local walks made this holiday one to remember but we were lucky enough to have beautiful sunshine all week. A must for the brave to climb Scarfell pike, but many other less energetic climbs and walks near by . Waterfalls, motor museum, Steam trains, Beatrix Potter, lakes and so much more to do topped of with delicious food and great beers at the Bridge Inn . Would not hesitate to return and will highly reccommed comming here .

Many thanks for your review, thanks for the suggestions, they're always welcomed, and of course a great help for other guests too. The breakages (which weren't reported by previous guest unfortunately) have been fixed now and last September all the smoke alarms, CO alarms and heat detectors were changed, which I hope is a comfort for our guests. In due course we will carry out some sympathetic decor improvements but try and keep some of the old distressed patina! We're glad you found so much to do, this is the big benefit of the Western Lakes as we have the best of both worlds; sea and mountains. We look forward to seeing you again soon.

We're really glad you enjoyed our old farmhouse, it dates from 1824 and was a staging post for pack horses travelling over Styhead Pass. The living room was reputedly a bar according to local legend. It's a roomy, spacious house so I'm glad the children enjoyed it too.

Great place in a good location

The farmhouse is well set up and in a great location. The lounge is brilliant for having a group sit round and chat. Recommend the pub, a 5 Mon walk down the road.

Many thanks for your review, we’re very glad you enjoyed the stay and felt comfortable there. You are right the house is well set up for a fairly large group and it’s good to have plenty of room too if you want privacy in you own rooms. We look forward to welcoming you again soon.

Lovely house full of character

I stayed here just me and one of my dogs for a few nights for a working holiday - Big house just for one, but just the kind of place I wanted - Quiet, log burner, dog allowed, pub in walking distance... Full of features and plenty of comfort whilst retaining the original farm house feel. With having a dog with me, I would have preferred the garden to have been fully secure, but this wasn't too much of a big issue with just taking one dog. I was also a bit upset on arrival reading that dogs were only allowed on the ground floor, which ruled out my dog being allowed into the living room and this information was NOT provided prior to arrival - The information regarding dogs stated to agree to the rules in the guest information which is read on arrival and this was the first I knew that my dog would be restricted to the kitchen and dining room. I understand them not being allowed on sofas, but not at all being allowed in the living room was a bit of a shock. As a result I barely used the living room as I wasn't going to leave my dog alone downstairs for three nights and so I spent the majority of my stay just in the kitchen. As I usually have my partner and four dogs in total when I go away, I would not return here for this reason if I was to be coming away for a leisure holiday with dogs, but objectively if I was having a trip and it was just me, or my partner and me, then I would happily stay again. I don't want to make it sound like a bad place, as it was REALLY NICE and comfortable and had everything you could need staying away from home, I just don't think it is really set up properly to be properly classed as a "dog friendly" holiday home given the charge per dog and the situation with where in the property they can go. Some other points to note - Local pub a short walk from the house was lovely and had a nice ,meal there once night (dog friendly too). The owner Tony was very helpful and talked me through my arrival etc before hand and also checked that I had arrived OK and gained access. There are lots of notes all around the house with instructions on how to work things. Everything was functional and the bed I used was very comfy. There were some logs for the fires available when I got there, but then also large bags available to buy out the shed with an honesty pot - This was useful as it meant I wasn't having to go to places and lug logs about. Overall it is lovely place to stay, just not really with dogs with current rules.

Nice break but not perfect

Just back from hallflat cottages, had a largely really nice time. Positives The area is outrageously beautiful with loads of great things to do The local area is superb, and it’s a really blessing to have a great pub and fantastic cafe in such a remote part of the world The property is big, spacious and full of character. It has a lovely garden too. It was also clean when we arrived. All the applicances work fine and are clean, and there is Wi-Fi through the property (although it doesn’t quite reach the lounge) The owner was really helpful and easy to deal with throughout the booking process Negatives Whilst generally positive, what reduces the overall experience is the state of the interiors in the property. Whilst I understand that this is a very old property with lots of character, the general condition of decor and furniture isn’t good. It’s in desperate need of a refurb and it took the edge of the holiday to be honest. Carpets are threadbare in places. Walls and wallpaper are scuffed, torn, marked or poorly finished throughout. Beds and couches are uncomfortable and ready to be replaced, with springs felt on a number of them. There’s watermarks and what looks like damp patches on some ceilings. It’s a shame really, because it’s a fabulous base in a beautiful area but really could do with some modernising for sure.

Jim Many thanks for your observations on the location and the property itself. You are right the area is a special part of the Lake District and the house has wonderful views down the Wasdale Valley. The classic Lakeland view (used in the the Lake District logo) of Great Gable and the interlocking spurs of Yewbarrow and Lingmell, can be seen from the house. Just to let you know that the house has been redecorated now since you stayed and I trust some of your comments have been remedied; but you are right to raise it for the benefit of future visitors who may prefer a more modern residence with more up-to-date conveniences. We do try to convey that the house is old, a little like stepping back in time, but it may not suit all tastes. We have preferred not to modernise it and so retain the character and patina, of what is essentially an original old Lakeland farmhouse. The house is, nevertheless, I believe a warm and comfortable home and a relaxing space to rest, after a long day out on the fells. The history is that it was built around 1824, and was a hostelry and relay station for ponies that trekked over Styhead Pass with tobacco from the New World. An original sandstone mounting block is still in the old farmyard. Once again, your constructive observations are most welcome so that guests can be appraised of the type of property they will be staying in. With kind regards

Perfect location and amazingly comfortable and spacious house

We didn't travel more than 20 mins from the house as there was so much to see and do. The house was so spacious, clean and had everything we needed. We loved it.

Thanks for your review. We're pleased you liked the old farmhouse, it dates back to 1824 when it was a staging post for ponies going over Styhead Pass with goods to Kendal. Reputedly, it was an inn at one time. The house is roomy as you say and easily accommodates eight people. Plenty to do too with the mountains, sea and attractions nearby.

The farmhouse provides comfortable roomy accommodation in the beautiful Wasdale Valley. Only a short walk away is The Bridge Inn, there are views of Great Gable and Scafell Pike and other mountains of the Western Lakes are nearby. The Eskdale Valley is only a short drive away.
The beach at Drigg offers beautiful sand dunes and there is a wealth of other attractions such as Muncaster Castle and the Lal Ratty railway. Short breaks are available November to March, excluding Christmas and New Year, and on a last minute basis from April to October. We can also offer 2 or 3 bedroom occupancy at lower rates.

The property is spacious and retains the traditional features of a lakeland farmhouse with a roomy kitchen as well as a large dining room, perfect for winding down after energetic walks on the fells. This area has England's deepest lake, Wastwater, England's highest mountain, Scafell Pike, and the Bridge Inn nearby hosts the 'World's Biggest Liar Competition' each autumn. Remember it is homely and comfortable, it is not a modernised building.
