The Royal Suite has a combination of Elegance and Comfort.

The Royal Suite is a newer, beautifully laid out open concept main floor Villa that is part of a duplex with an identical suite located directly above it. Starting Jan. 1st, 2026, this property can only be rented a min. of a 30 ight stay. The location is perfect, situated between Holiday Valley and downtown Ellicottville.1/2 mile to the main light in the village and .7 miles to Holiday Valley. The layout is very comfortable for everyone wanting to be together while sitting by the fireplace with a nice glass of wine, cooking in the kitchen, or having a great meal at the dining room table. All you have to do is simply look out the windows and enjoy the lights of the slopes at Holiday Valley in the evening. Also over in the corner next to the French doors is a Beautiful Bar with 4 very comfortable stools to enjoy your favorite drink or talk about all the wonderful memories you are creating in Ellicottville. Enjoy the view from the living Room Windows and watch the skiers glide down Holiday Valley's "Sunrise" Slope. The Royal Suite has 3 bedrooms with a total of 5 beds that sleeps a total of 8. There is the capacity for 2 more guests if you decide to use the Queen sleeper sofa in the Living Room. Please bring your own bedding for the sleeper sofa if you are utilizing it for an added sleeping area. The Royal Master has a King Sleigh bed. The Royal Comfy Room has a Queen size bed also and the Royal Family room has a twin/twin bunk and 1 queen-size bed. There are 2 good size full bathrooms. One in the Master Suite and the other just off the Dining Area. It has a full-size Washer and Dryer for your Convenience. Just beyond the French Doors, there is a Covered deck that has a table that sits 6 to enjoy snow rain, or shine. A Weber Grill is located on the Deck as well. There is Large beautiful concrete and stone Firepit with 8 Amish-made Adirondack Chairs to enjoy on those cozy nights. Ellicottville is such a very special place whether it be Winter Spring Summer Or Fall. We are sure that you will make beautiful Memories and we so are looking forward to you making them while being our guests in the Royal Suite. In case there is a power outage this property is equipped with a whole house generator assuring you we are making every effort you will never be without electricity.

The backyard is sizeable and private, giving you lots of room for outdoor fun and games. There is a generously sized fire pit ( bring your own wood please ) to enjoy all evening. The backyard and firepit are shared with guests in the Crown Suite above you ( property # 1896726 ). The entire house can be rented for your larger group ( max. 17 guests ) under property # 2594026, the Crown and Royal House. There is also a shared shed. Your side will fit a couple of bikes, skis, etc. Please bring a padlock if you would like to lock your things in it. We also have available another 5 bedrooms, 3 full bath homes a couple of hundred feet away for larger groups yet called the Chateau Clark ( property # 1911504 ).

The Location is Fabulous!!! There is a very calm feel to looking at the Country view in the backyard though you are only 1/2 mile to the main light in the village and 3/4 mile to the main lodge at Holiday Valley.
