Three Night Summer Minimum!

Welcome to Sunset Villa! Recently updated, this sprawling six-bedroom, four-bathroom home is just two blocks away from the waterside fine dining of the Bentwood Restaurant. From our home you'll enjoy the picturesque six-block, harbor-side walk to downtown New Buffalo. Whether you are planning an all-adult trip or a family getaway this home is the perfect complement to any of your planned activities. Applaud the sunset like a local from one of our two well-appointed decks or curl up next to one of three fireplaces with a glass of red wine from a favorite local winery. The master suite offers it own deck with partial lake views. Close to everything Harbor Country has to offer. All Guests required to sign our Guest Occupancy Agreement as well.

**Sunset Shores beaches have been impacted by storms and a couple years of harsh winters. We hope they will be back to normal by the time of your rental. This has always been a smaller beach but we are hoping more of the beach to come back this Spring and early Summer! New Buffalo public beach is half a mile away as well.

Plenty of room, walking distance to many places

We stayed with a group of friends and had plenty of room for everyone to stay. The master bedroom was beautiful. We were able to walk to multiple places and the neighborhood was very quiet.

Nice and close to stray dog

We had a really nice time staying here. They’re 3 levels and the master suite is on the third level as well as the second patio. Very spacious and walking distance to stray dog and surrounding area. Jason was very easy to get in touch with and everything was wonderful.

30th birthday trip

I rented this house for a 30th birthday trip, it was perfect. Walking distance from downtown, every couple got their own room and everything functioned really well. We loved the back deck and if it was nicer out, the yard and beach would have been great too. The house is very well stocked (anything you might need in the kitchen for cooking) and very clean. Would stay again and recommend for groups of friends or families!

Relaxing Getaway

The property was as nice as advertised. The association beach was open and delightful located about a 5 min walk from the property. The decks on the 2nd and 3rd floors were safe and well appointed. The galley kitchen was smallish but well appointed. Plenty of room for entertaining with comfortable seating and large spaces.

Dudes' weekend

Rented the Eagle's nest for an annual meet-up with some old buddies from high school. This place was perfect. Walking distance to town, outdoor space for lawn games, and enough rooms so that everyone had personal sleeping quarters. Highly recommended.

We really enjoyed our stay!

We really enjoyed our stay! The only reason I didn't give it 5 stars was because the showers were very temperamental. They were either really hot or cold. It was very hard to get it to a good temperature. Otherwise it was perfect!

Girls Trip

This house was beautiful! It is located walking distance (around the block) from the beach and restaurants/bars! Looking forward to hopefully coming back to the house and staying during the summer! Had the pleasure of meeting the owner. Seems like a great guy who is looking to update and do wonderful things to his home!

Lovely home in great location.

We enjoyed our time in New Buffalo. Overall, the family loved the house. There were a couple of things that might be mentioned though. The temperatures throughout the house varied - the lowest floor with three bedrooms was really chilly, and it got noticeably warmer as you went higher. The outside faucets did not work, which meant we couldn't wash the sand off our feet before entering.

We had a very nice stay and really enjoyed the multiple living spaces and the two decks! Our only note for improvement is that the house could use some updating/repairs. The main level bathroom vanity is very worn and needs refinishing or replacing. It also only had one working faucet with cold water. One bedroom on the ground floor needs some significant wall repairs.

I am passing this on to our maintenance team to check out and repair. We had not heard of any water issue before but will remedy regardless. 2026 calendar now open. A great home close to Lake Michigan and downtown New Buffalo! Priced right for the larger group!

Great family vacation place

We’ll definitely be back! The house on Eagle St. was lovely: spacious, quiet, comfortable and inviting. We thought the neighborhood would be closer to the shops, restaurants and beach, but we adjusted and just got our steps in and/or drove. Plenty of bedrooms so everyone had a private space to get away from the crowd. Made all the difference. The beds were very comfortable. The two outdoor decks were great. The table on the main deck was incredible. Huge with 8 comfortable chairs and an umbrella.

Great location

House was in a wonderful location. Lower level was very musty smelling but main floor and upper level was nice. We had an issue with wasps coming up through the floorboards of the patio and had one child get stung. But when we called they were right on it and tried to get it taken care of. Overall we all had a great time and enjoyed our stay.

We are sorry they got stung by a wasp but as soon as we were told there was issue we sent insect control to remove. This is a great home walking distance to downtown New Buffalo and beach.

There's plenty of room to spread out, except in the kitchen, where 3 was a crowd. I wonder if there's a way to adjust the airflow. To make the third floor comfortable for sleeping, the 3 basement bedrooms were cold. Also, the deck over the garage really sold me on this place, but there was no umbrella to shade us from the sun so we were only able to use it at night.

Overall Delightful

Gathered the family for Christmas and this property ticked many of our boxes. We had a small housekeeping snafu when we first arrived, but I contacted the property management and they fixed it immediately. Especially remarkable given that it was Christmas Day! We were bummed that there was no pinball machine, despite the photos and description. Otherwise everything was as we expected. We walked to the lake each day and it was beautiful, even in winter! A really lovely area.

Amazing New Year weekend getaway

The house was great. More than enough space for the 9 adults 5 children that were there. Jason was available anytime we had a question or concern even during the booking process. The only 2 things that I would suggest would be upgrading the TV's and changing the cleaning service that you use. The cleaners seem to only clean surface areas that can be seen at quick glance. Other than that we are strongly considering booking for next New Year as well and possibly for an employee retreat during the summer months. Thanks for a much needed mini vacation......

I feel bad about cleaning (which I am just hearing about now). We would have immediately sent a cleaner in to remedy any problem they had. This home had not been rented in a while being offseason so some things may have accumulated dust that would not normally have a chance to. We pride ourselves on our properties cleanliness and my ability to be in contact with renters anytime.

Beware Of This Property

I paid to stay at this property from September 13 to September 16. The property called Bluefish Vacation Rentals had water damage, dirty carpet, spider webs hanging from the chairs and ceiling as well as a mold smell throughout the house, old beds with spring coming out, so you cannot sleep in each bedroom, old leather furniture, open gaps in the door lock and crack glass door. Do not stay here and do not use this website to book. My group left early because of these conditions and the owners of this property is refusing to give back that money for days we did not stay. They charged money for cleaning and we had a dirty property that we left early due to the conditions and came home. The owners have no integrity and lied about the property. They are going to lie and response to these comments by saying they address the issues but, you should not believe them, we left because of these issues and cut short our vacation. The fact that bed sheets and a carpet cleaning company had to come the second day let’s you know the place was not clean. The smell is everywhere in the house because the house has water damage. DO NOT STAY HERE. I have pictures and comments about this on a new Facebook Pages called Beware of Vrbo Properties for your review. VRBO or Homeaway was no help. Gayle Newcomb

Let me first say we have been in business for over 15 years and represent over 100 properties in the area. Gayle called the first day and NEVER mentioned the home was dirty. She DID say the carpets had some stains and she wanted different sheets because they had lint on them. We brought new sheets to house the same day and had Stanley Steemer to clean carpets the second day first thing in the morning. It was after that after the second night that Gayle said house was never cleaned and she wanted her money back. It simply wasn't true as all our homes are thoroughly cleaned before and after a guest stays at one of our properties. I am sorry they did not enjoy their stay but you are seeing a one star review because I would not refund their money.
