Our beach house is an easy-living, family-friendly home designed for summer fun with great outdoor areas, mineral salt-water swimming pool, spa pool, and north-facing backyard which is well set up for families.

Perfect location in a quiet cul-de-sac, a couple of minutes walk to the gorgeous Papamoa Beach, and close to everything else you could need.

PICTURE THIS...

It’s a hot summers day in the peak of the Kiwi holiday period. You and your family head out for the morning to the Mount - maybe for a climb to the top of Mauao or maybe for brunch at one of the many fabulous cafes.

You then head back to the house, grab your beach gear and take a short stroll to Papamoa Beach where you spend the day building sandcastles and splashing about. When you are beach tired you head back to the house, rinse off in the outdoor shower, get out the lazy afternoon nibbles and pour a drink! The kids entertain themselves in the backyard while you relax, knowing the yard is fully enclosed.

Later on a family swim might be on the cards, or maybe just lounging around the pool reading a book. Fire up the BBQ at some point to cook the evening meal while the swimming and outdoor play carries on. After the kids are all tucked in bed, you enjoy relaxing and stargazing in the spa.

This is an easy-living, family-friendly home designed for summer and only a couple of minutes walk from the gorgeous Papamoa Beach.

The open plan living area has large bifold and sliding doors on 3 sides so has fabulous indoor/outdoor flow and easy access to all outdoor areas which feature an inground mineral salt-water swimming pool, spa pool, 5 seater outdoor lounge, sun loungers around the pool, gas BBQ and 8 seater outdoor dining table. The perfect house to enjoy those lazy summer afternoons.

The section is fully-fenced with a private, enclosed, north-facing backyard which is heaven for kids with a pool, playhouse, sandpit, trampoline, outdoor games and lots of sports gear.

For inside days there are multiple TVs, unlimited WiFi, gaming console*, DVDs*, toys, books, board games and puzzles.

* Note that depending on where we are travelling at the time, and whether the gaming console has travelled with us, this may or may not available. If it's important to you please check with us beforehand.

There's off-street parking, and even space beside the house (behind gates) for a boat if you plan on making the most of the area's fishing.

BEDROOM LAYOUT:

* Bedroom 1 – The master bedroom has a super-king bed, a walk through wardrobe with ensuite, Smart TV and an adjustable sitting/standing desk. This is a really sunny room that has a sliding door giving direct access to the spa area.

* Bedroom 2 (the blue room) - A children’s room with a king-single bed, and a single trundler bed underneath if needed. There are toys and games, and a TV (this is not a Smart TV so would require a connected device).

* Bedroom 3 (the orange room) – A teen room that has a super-king bed, which can be split into two single beds if needed. There is a Smart TV and there may be a PS4 gaming console (depending on where we are travelling and whether it's travelled with us or not - please ask if this is important to you).

* Bedroom 4 (the yellow room) – A teen room that has a queen bed. There is a Smart TV and a small desk. This is a quiet room at the far end of the house away from all the living areas.

* Cot available, plus various other baby/toddler equipment including a highchair
* We have a collection of adult and youth bikes that you can use
* Surfboards, boogie-boards and beach equipment

RENOVATIONS

We completed a major extension and renovation project in 2021 so the living/kitchen/dining/laundry area is all new, and the swimming pool and shaded outdoor dining area was also added. The spa was replaced in 2023 so is also brand new.

However, please note that the bathrooms are still in original 90's condition until we do the next phase of the renovation in a year or two.

SWIMMING POOL

The pool is not heated during the months of May - September. At other times of the year the heat pump for the pool is set to 28°C

To ease any concerns for international visitors, the pool is fully-fenced to strict NZ government regulations and the gate is self-closing and unable to be opened by young children.

SPA

The daily spa water maintenance would be your responsibility during your stay (instructions and chemicals provided).

LOCATION:

Papamoa is a coastal suburb of Tauranga, and has a 16km white sandy beach stretching from Mount Maunganui. The area is known for fishing and surfing, you can book a trip to swim with dolphins and you might even be lucky enough to witness orcas cruising the coastline.

The beach is obviously a huge drawcard and is so close. Low tide is perfect for splashing and paddling with little ones and is also the best time to collect tua-tuas (check local restrictions at the time). Or the waves are good for boogie-boarding pretty much anytime.

Our street is a quiet cul-de-sac where kids are often found riding bikes and scooters.

If you're an active family then you'll love the scenic cycle/walkway that runs through the reserve behind our street - where you'll find sports fields, a playground and a skate/scooter park. The reserve runs most of the length of the Papamoa coastal strip.

A short drive / bike ride away are the Papamoa East shops which have a local bar, The Pap House, a cafe and takeaways. A little further on in the same direction there is Golden Sands which includes a Four Square superette, a boutique cinema, Papa Mo's bar, Rise bakery, Henry and Ted's cafe, our favourite Indian restaurant/takeaway (Great Spice) and a couple of other eateries.

In the other direction from our house, and also only a short drive / bike ride away is Papamoa Plaza and Fashion Island where you will find anything else you need (supermarkets, chemists, shops, bars, library, clothing stores). Our favourites are The Island (a great family-friendly pub with a big outdoor area and a play area), and next door is Ruby's (which is a fab little adults-only bar). Lantern Restaurant is also in the same spot and is an absolute must! These are all in the hub of Papamoa, and the beach in this area is patrolled by the Papamoa Surf Club. Near the surf club there is also a great Beach Bar looking over the waves.

Papamoa is only a short drive from the iconic Mount Maunganui, a favourite holiday destination for New Zealanders. Soak in a pure, sparkling mineral hot pool, check out the boutique shops and local markets and peoplewatch from one of the many cafes, bars and restaurants.

We are also less than 1 hour from Rotorua which is known for bubbling mud pools, shooting geysers and natural hot springs, as well as showcasing Maori culture.

SPECIAL CONDITIONS:

* This is our family home so we only rent to family groups that have positive feedback
* No outside noise after 10pm
* No extra guests from the agreed number, and no tents
* No smoking on the property
* No pets due to allergies (this includes service animals sorry)

MINIMUM STAY:

3 night minimum stay for Thursday check-ins. 3 night minimum stay for long weekends, except Easter which has a 4 night minimum stay. School holiday and peak summer time may have longer minimum stay requirements.
