The comfortable apartment is a non-smoking apartment and has been totally renovated and furnished with high quality with a lot of love. The apartment consists of living room (parquet) with adjoining loggia, bedroom (parquet), anteroom with kitchen, new shower room / toilet and is 48 m2 in size and up to max. 4 people can be occupied. The apartment is in the 2nd Floor (with elevator) on the east side of the house Balthasar, d. H. Breakfast on the balcony in the sunshine and a pleasantly cool apartment on hot summer days.
For entertainment there are 2 color TVs, radio and board games.
The kitchen includes: fridge, 4 hot plates (ceramic hob), dishwasher, microwave, coffee machine, Senseo coffee machine, toaster, sink and various cupboards with dishes.


The apartment house Kaspar + Melchior + Balthasar (K + M + B for short) is located directly on the Ossiachersee, its own bathing beach with a large lawn area of 16,000 m2 is one of the amenities that the house offers. A separate area is reserved for ball games such as volleyball and table tennis, bocce ball, it is a meeting point for young and old. There is a children's playground with equipment for the little ones. A private bathing beach for non-swimmers and bathing jetty (shower and changing room are available), as well as a surfing platform and jetty for easy take-off and landing are also part of the system. A parking space for small boats brought along is also available.
Garden loungers are available free of charge.
In the house there is a large indoor swimming pool, use for children from 3 years, where you can swim even in bad weather. Of course, showers, toilets and changing rooms are part of this facility. A room with a washing machine and dryer (subject to a charge) is available.

The house K + M + B is located directly at the foot of the ski area of the Gerlitzen Alpe, which is one of the sunniest and snowiest skiing and winter hiking areas in Carinthia. The ski area has plenty of snow-making facilities. The stop for the free ski bus to the Annenheim valley station is only 100 meters from the property, from where a cable car takes you directly to the ski area. A ski school, ski kindergarten and equipment rental are at your disposal at the middle station.
