• The property is level throughout, except for 2 steps leading into Bedroom 5.
• The main bathroom features a shower with no lip, making it more accessible.

FEES
• The base tariff includes 8 people; extra guests incur an additional fee per person, per night.
• Pet Fees are $40 per pet, per night, payable separately after booking.
• Electric car charging is $20 per use, payable separately after booking.

PETS
• Pets are charged at $40 per pet, per night, in addition to the reservation cost.
• Notify us if bringing pets; a payment request will follow.
• This property is not fully fenced, and pets must be supervised and under your care at all times.
• Pets must not use furniture, beds, or linens.
• Bring your pet's own bedding, bowls, and poo bags.
• Clean up after pets and ensure they do not damage property or disturb neighbours.
• A $60 charge will apply for any excrement left behind.
• Fines apply for breaches of these terms.

ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
•⁠  ⁠There is no dedicated EV port at the property. 
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.

CLEANING FEE
• The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.

SWIMMING POOL RULES
• Children must be supervised at all times while using the pool and in the pool area.
• No intoxication or disruptive behaviour in or around the pool area.
• No glassware is permitted in the pool area for safety reasons.
• Please ensure safe and responsible use of the pool.

POOL HEATING
• The pool is heated throughout the day, year-round.
• In winter, temperatures may not reach expected warmth due to colder weather and the inground pool design.
• Consistently high water temperatures cannot be guaranteed in very cold conditions.

DECOMMISSIONED SPA
• Please note that the spa next to the pool has been decommissioned and is no longer available for use at the property.

FIREWOOD SEASON
• 1st April - 31st October.
• During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night. 
• Additional firewood and supplies can be purchased locally from petrol stations.

TELEVISION
• Live free-to-air channels are not available.
• On-demand channels and streaming apps can be accessed through the Smart TV using your accounts.

ELECTRIC FENCE
• An electric fence is installed around the garden to contain livestock.
• Please avoid touching the wires as they are live and will deliver a mild shock.

LIVESTOCK
• Sheep and horses are kept along the perimeter of the property.
• Their area is secured with an electric fence and is off-limits to guests.

RURAL AREA
• Please be aware that this property is located in a rural area, and snakes, spiders, and insects may be present. 
• Take care when exploring outdoors, and avoid disturbing wildlife.

CCTV
• CCTV cameras are installed around the external areas of the property.

9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas. 
• We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests. 
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy. 
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.

Spacious and tidy house that accommodated 2 x adults 2 x late teen children very well. Having three bathrooms make the difference when it comes to older children! Well located, a good jump off point to facilitate options for setting out on day tours of both the Central West and Blue Mountains areas. No problems recommending as a place to stay for families wanting a good practical "home base" to come back to each day.

We were a bit disappointed with the following. The heated pool wasn't heated, the grass needed cutting, it was long and very untidy. I booked for three bathrooms, but do not consider an outside laundry with a shower and a toilet as a bathroom. Since we had elderly guests, access up the steps to the pool area and outside decking was prohibitive, as was actual entry into the pool, the only time we used it.

Bunch of negative issues rolled into one big disappointment very Unfortunate.

Over charged from the start eventually refundedMess from previous occupants dirty stove etc pool not working spa out of service after being told pool area was completely usable and functional. Hard to get hold of, lots of back and forth very frustrating.Ended up cancelling remaining stay, property not as advertised.Managers of property agreed to refund the majority of money paid due to the numerous disappointments.Ruined the trip won't be back
