Prime location, house on the lake, with own direct beach access, Limonta, near Bellagio

On the edge of Limonta / Oliveto Lario our house is located below the road from Lecco to Bellagio. Through our garden you have direct access to the beach or Lake. Next to our neighbors is a small forest. Therefore, our beach is only accessible from one side of the beach and for this reason also very quiet and almost as a private beach.
There are 2 apartments available; a 3-room apartment. and a 1 Zi.App.
3-Zi.-Whg .: From the living room and the large terrace you have a clear view of the lake and the mountains; in clear weather up to the 3000m of the Alps in the north
The terrace is big enough to serve as a "dining room". A large awning protects the breakfast from the rising directly opposite the house sun.
The apartment has about 75 m2 living space plus about 20m2 terrace In the living room is a double sofa bed, leather armchair, stool, dining table with chairs, wardrobe, TV and fireplace
In the bedroom 1 is a double bed, 2 bedside tables and a large wardrobe; Bedroom 2 has 2 single beds, 1 wardrobe and a private sink.
The 1-Zi.-Appartement as 3. Bedroom (1-Zi.-App.) With private shower-bath and toilet and a kitchenette is from 7 people included in the rent, but can also be rented separately.
The bathroom has a washing machine. The kitchen is relatively small. Domestic equipments:
Fridge-freezer; 4 plates electric stove with oven; Dishwasher; Microwave; Water heater; Toaster; Coffee machine; Pots and pans; 12-fold crockery, as well as small utensils.
The house is located on an east-facing slope, so that in the evening the sun does not reach our house and thus does not heat up. So you can sleep well at night, because the house does not heat up.
Above the house parking is available in a lockable parking lot.

The house is located below the road, a natural stone staircase leads to a 30 sqm, partially covered sun terrace with a large parasol and a barbecue. There are 2 tables and enough chairs available.
The terrace is right on and 2 meters above the gravel beach.
On the beach is a 2 m wide about 20 m long (depending on the water level) boat ramp on which you can go very well into the water and play on the children very much. Depending on the season and water level, the water depth at the end of the ramp is 0.3 to 2m
On the beach you can make right and left small beach walks.(except at high water level)
On the beach there is - when we are present - a surfboard available.
The water temperature in May is usually below 20 ° C, but in June exceeds the 20 ° mark.
In July and August, the water temperature can reach 28 ° C, but is usually 24 ° -25 ° C.
After a north wind with heavy waves, the water temperature can temporarily drop a few degrees.
The location of the house is particularly interesting for boaters, because for boats directly in front of the house against calculation a solid buoy is present, which belongs to the small marina, which can be seen in the photos. Depending on the size of the boat and the water level, there are various possibilities for slipping

A light morning wind from the north is used by many tenants for learning (practice), windsurfing and sailing. The northern wind usually falls asleep during the morning, and then blows (usually) in the afternoon as a thermal wind from opposite direction with magnitude 3-4.
(for advanced users a good opportunity to surf or sail over the lake once (about 3 km)
In the evening, the wind usually falls asleep and you can sit on the terrace and enjoy the many lights of the opposite places with pleasant temperatures and a glass of wine until late at night.
For paragliders there is a great flying area (Monte Cornizzolo) in just 25 minutes. Travel time between Lecco and Como.
