150' direct waterfront on the Niantic River, located in Saunders Point. Niantic is mid-way between New York and Boston. Panoramic views with private beach, access to deep water dock and private swimming pool. Enjoy beach, boating, fishing and swimming at your doorstep. Bring your own personal water craft to enjoy the river or rent at the marina, walking distance away.

Three floors, with main floor en suite master, two bedrooms and office with futon and full bath on second floor along with finished basement bedroom and lounge area. Sleeps 8-10 privately, 10 total. Open floor plan living room, dining room and kitchen. Half bath on main floor.

Large patio area and deck surround the pool. Large side yard. Enjoy your morning coffee as you watch the sunrise. Dine alfresco in the evening and watch the moon rise over the river.

Yard games, books and board games for the whole family.

Within 2 miles of downtown Niantic - with shops, restaurants and the Niantic Bay Boardwalk. Close to two local casinos, Mystic Seaport, Mystic Aquarium, Block Island Ferry, Clinton and Westbrook Outlets, Essex Steam Train, Goodspeed Opera House, Ivoryton Play House, RiverQuest Cruises and so much more.

Property is equipped with linens, bath towels, beach towels, large screen tv, wireless high-speed internet, starter packs of toilet paper, paper towels, soap, laundry detergent, dishwasher detergent.

At this time there is no smoking and no cats, small dogs allowed.

Perfect weekend

Barbara was great very quick at responding. Location was center of everything we did. Pool and deck was relaxing just watching the boats and enjoying the water. Would definitely go back there.

This was our forth stay at what we affectionally call the "River House". Every year a couple of my daughter's Young adult friends join us and they look forward this vacation as much as we do. Upon entering the house, we are greeted by a spotless and fresh smelling house. We quickly run to the large row of windows to enoy the beautiful view of the river , boats, and the sparkling pool waiting for swimmers. It doesn't take long until we all jump in! We might go out to eat once but we enjoy cooking, grilling and eating at the house. We have everything needed for preparing meals and eating comfortably with a lovely view of the river. After a fun day we have plenty of room and comfortable couches to relax in front of the big screen tv in the living room before going to bed. We get a very comfortable nights rest. This is a place that we always love coming back to and I know that you will enjoy it just as much! Everything is provided for your comfort.Lydia Newtom: August 2-7 2025.

Location, location, location

We spent a week at this property with family visiting from Montana. They loved the tidal river views and the crabs they found right at the little beach. The swimming pool got a big lot of use and the pool toys did fine. The grassy yard beside the house was plenty big for a Wiffle Ball tournament.Parking was adequate for our three smallish cars, and when family from Connecticut came to visit, onstreet parking was easy. Linens and towels were plentiful and in good condition, as were the dishes and pots and pans. The kitchen appliances and washer and dryer were in good working order. Tuesday garbage pickup went smoothly.The house is no more than 10 minutes from a nice Stop and Shop and a bunch of very enjoyable restaurants. (We recommend Fat Tuna and the Flanders Fish Market and the very informal Skipper's, along with Gumdrops and Lollipops and the local Dairy Queen.)We invested in passes to the Waterford Town Beach (20 minutes distant), a lovely Soundfront location, although the nearby Hole-in-the-Wall Beach would have done us well.Our only complaints were a very soft mattress in the master suite and some ants in the kitchen.

The Perfect Mix

This is our second year staying here. Labeled it "the perfect mix" because it has everythng. We all loved the pool and the river view. The kids, ages 3, 8 and 9 loved the little beach area in front of the house to explore. Lots of room in the house, layout is perfect. We didn't want to leave and plan ti come back next summer! Barbara is so wonderful!

Second visit was better than the first

This is an amazing property that has everything a family could need. Arrival was painless. Beds were all made, more than enough towels for countless swims in the pool. The first view nights were a bit cold (June in Connecticut) so the extra throw blankets were very welcome. The kitchen is better equipped than my own. Whole family loved the pool, launch paddle boats and kayaks out the back and playing ball in the side yard. This place is perfect and we hope to be back soon.

Nice property , wonderful host

The property had just been rained on for many days. It was hard to see the outside for a bit. After the a few days we realized how beautiful the property was. It is something that should be enjoyed in warmer months to fully get the effect of it. We usually rent on the ocean, this was different, nice different, you kinda watch all the boats and shenanigans of the people going out on the water. I greatly appreciated the attention to detail; foil , baggies, sponge, soap…ect. I have rented many properties on the water and most do not have those necessities. We left the house as we found it if not better, that’s what all renters should do, treat it as if it is your own

Just right!

We love the location of this home as it has wonderful views, access to the river, hiking, and fun activities in the neighborhood such as tennis and bocci. The home itself is always well stocked- you can even bake! It's comfortable and great for a large family as there's plenty of room to spread out or come together for fun family games. Would recommend to everyone.

The location and amenities exceeded our expectations. Beautiful setting, great neighborhood, friendly neighbors and perfect location for our itinerary. And the weather couldn’t have been better-though it was a little early for fall colors.

Great location! Pool was added bonus

The house itself was clean and spacious, and is clearly cared for by the owner. The included amenities provided everything we needed, from beach towels to tools for our lobster night! The pool was a huge hit with the kids and they enjoyed taking the walk to the private beach and small playground. Overall it was a great week even with a few rainy days. We will definitely come back!

We had another wonderful vacation at this special house!

This house is an absolute must for anyone looking to have a family vacation filled with fun and memories. This has been our third year at this wonderful property and to say we enjoyed ourselves is an understatement. The pool is gorgeous, the view is spectacular, and the house is clean, spacious, and beautiful. Barbara is an exceptional host who provides everything you could possibly need and more! Great house for a family vacation - Five Stars!!!

We rented this house for a family vacation 4th of July week. The house was great, right on the water with a pool, plenty of space and bedrooms for 5 adults and 2 young adults (with extra beds if we needed them). The house was stocked with everything from dishes, to cookware to spices. Centrally located to fun things to do in the area. Thank you, Barbara!!!!

Beautiful location on the river

We really enjoyed our stay and would return. Was a great place for our family to gather when we visited for a family wedding. Enjoyed the views, swimming in the pool and sitting out on the deck. The home was equipped with several pool floats which we really appreciated.

Always a wonderful time!

This house provides everything you could ever need if hosting a big family. Rain or shine you can find many fun activities to do in the area be it tennis, bocci, hiking or water activities. Rainy days are still great with many games in the home, beautiful views , and comfortable living spaces. Every year we stay we find improvements. Highly recommended!

Coast Guard Academy Parent Weekend

This house exceeded our expectations. We wanted a multi-bedroom house on the water for our weekend with our daughter at the Coast Guard Academy. It was both secluded and convenient to the Academy, combining a cottage feel and modern amenities. The panoramic view of the river/bay was spectacular. While it rained for two of the three full days we were there, we did get to enjoy the deck over the boat house on the last day. Truly a memorable experience, and a great way to enjoy New England.

A family tradition

Our family has been visiting this beautiful retreat for the last three years, and every year we love it more. Barb is a wonderful host, attending to our every need and even anticipating needs with thoughtful additions to the amenities each year. This is no zombie rental that was clearly set up with short-term rentals in mind (you know the ones ... bare minimum supplies and furniture from a big box store). This is a family home, with everything a family would want for a getaway. Pool toys? Check. Lawn games? Check. Loads of linens? Check. Board games? Yep. Cookout supplies? You bet. Bedside device chargers, Alexas, outdoor speakers? Okay, you get the idea. And the location can't be beat. This has come to feel like our second home, and we can't wait to go back!

Best Ever!

One of our best vacation spots ever! Beautiful view, amazing pool and five minutes to the ocean. Plenty of room and amenities. Stocked for everything you would need. Quiet neighborhood. Peaceful and relaxing. Wish we could have stayed longer! The family loved it and didnt want to leave.

Another great summer!

This is the third year we’ve rented and it feels like home now. A Very amazing home with a very amazing view and pool. The last two years we never wanted to leave. Ate almost all our meals looking out at the water or on the deck of the pool. This year we did venture out to a few museums and a restaurant or two, but we didn’t stray far. We had a one and a half year old with us this year and he loved the little strip of sand at the waters edge. thank you again Barbara for a wonderful week!
