Relax in this 2 Bedroom Kingston home with a private courtyard and 2 secure car parks. Situated in a prime location, you’re just minutes from cafés, restaurants, shops, and Lake Burley Griffin; the perfect base to enjoy everything Kingston Foreshore offers.

You can access all the property`s amenities throughout your stay. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs).

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The ensuite bathroom includes a shower and toilet, while the second bathroom features a shower, toilet, and bathtub. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- oven
- crockery and cutlery
- microwave
- toaster
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room features a SONY 49` Smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board. The Laundry area is located in the second bathroom.

PARKING:
The property includes onsite parking with 2 dedicated car spaces, and a free 2-hour street parking on Eyre Street and Painters Way Street.

COMMON AREAS & AMENITIES:
You will have access to the common garden located on level 1.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

If you’re travelling by car, the central location provides easy access to major roads, making it straightforward to reach key destinations around Canberra. Secure parking is available at the property, and additional street parking can be found nearby.

For shorter trips, rideshare services such as Uber and Ola are widely available in the area, and taxis can be easily arranged. Kingston is also very walkable, allowing you to explore cafés, restaurants, shops, and the foreshore comfortably on foot.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT `No Pets Policy` except for service or emotional support animals and `No Smoking Policy`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don`t stock the refrigerator or provide any meals.

8. You are welcome to book if children will be under adult supervision at all times, as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
