Nestled alongside the scenic Salmon River on 10 pristine acres, our family farmhouse features 7 spacious bedrooms, multiple gathering spaces, and resort-style amenities including an outdoor pool, authentic Finnish sauna, and riverside relaxation areas.

SLEEPING ARRANGEMENTS
The 7 bedrooms comfortably sleep up to 24 guests:

• Bedroom 1 (Master): 1 King bed
• Bedrooms 2–5: Each with 2 Queen beds (private or semi-private bathrooms)
• Bedrooms 6–7: Each with 1 Queen bed
• Living Room: 2 Pullout Queen Sofa Beds
• Bathrooms: 7 full bathrooms throughout the property

Grill Section:
- Standard Size – $100 (Standard Size, includes 1 full cylinder)

HOT TUB & POOL – ADD-ON FEES
Advance notice required: 48 hours

To ensure proper sanitation and preparation, the following optional cleaning fees apply if amenities are used:

-$100 Hot Tub cleaning fee
-$50 Sauna cleaning fee
-$100 Pool cleaning fee

Pool is non-heated. During winter months it may be used as a cold plunge upon request.

These fees:
-Apply only if the amenities are used
-Must be requested prior to arrival
-Will be processed through VRBO
-Unauthorized use without notice may result in additional charges.

Parking area:
- The parking area can accommodate up to 15 cars and will be shared among all occupants of the property.

Safety devices : Exterior security cameras on property

- For safety and property protection, there are outdoor security cameras monitoring the backyard, front yard, pool and hot tub area, Deck, parking area, and main gate. Cameras are positioned to cover only exterior/common areas.
- Used only for security and to verify occupancy and property rules.

Safety considerations
- Pool and Hot tub does not have Gate and, its guests are responsible to take care of their group during their stay
- We have a River passing through the property, and its guests are responsible to take care of their group during their stay
- Carbon monoxide alarm installed
- Smoke alarm installed
- Noise decibel monitors on property

PROPERTY RULES & SEASONAL NOTES
• Farm animals are observable but not pettable for safety
• River trails and natural areas: March through October (peak season)

Unauthorized Smoking:
This is a strictly non-smoking property. A $1000 cleaning fee will be charged if smoking of any kind (including tobacco, cannabis, or vaping) is detected inside the unit.

Unauthorized Pets:
No pets are allowed unless approved in advance. Bringing pets without prior consent will result in a $500 penalty to cover deep cleaning and potential damages.

Unauthorized events:
Please note that any unauthorized events are subject to fines based on the size of the event. For these types of events, we typically charge a $10,000 per event fee.

Please note: September-February, the working farm area (Rancher, river trails, and farm operations) is closed to guests for seasonal maintenance
