Occupancy Rules:
*Min age to rent any property is 25.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

This large and open 5 bedroom home is great winter or summer. Very close to down town where most of the shopping, restaurants, casinos and Gondola are located. The yard is a great pace for sledding in the winter, there is a hill along side the house making it a great spot for small children.
There are 3 large living rooms, a full bar (bring your own beer) on the bottom floor complete with a dishwasher, mini fridge, coffee maker and ice maker. The garage is available to renters for parking and storage.

The back yard has a great deck overlooking the forest with patio table for dining, a private hot tub, and plenty of room for the family to play.

The main floor, top floor, has the large gourmet kitchen open to the living room with a cozy fireplace. There are bedroom 1, master, with a king and full private bathroom with a large jetted tub. Bedroom 2 and 3 have queen beds. There is a full shared bathroom in the hallway. The entry into the garage is off of the living room. The laundry room is off of the kitchen.

On the lower 2nd level is another large living room with a wet bar, big screen TV and fireplace. Bedroom 4 is the second master with a king and a jack-and-jill bathroom that connects to a bonus room office (there is no door on this room per the fire dep). Bedroom 5 has 2 queen beds, a baby crib and a private full bathroom.

On the lower 3rd level is a very large 3rd living room with a big screen TV , a full bathroom and fireplace. There is also a full bar with an ice maker, coffee maker, mini fridge, dishware and is the perfect place to entertain!

Your family will love how cozy this house is and it feels so far away from town yet only a 3 minute drive to the down town area!

GREAT STAY
I loved this property, there was plenty of space for myself, my adult children, and their friends. the only issue I had was working the television, and the mini fridge on the second floor leaked water. Other than that the stay was amazing! It was a 15-minute drive to town, The house was equipped with plenty of pots, pans, and utensils. The hill in the backyard was perfect for big and littles to sled down. The hot tub was set at perfect temperature and ready to use. We will make this an annual trip and stay.

This can be a fantastic house if it was cleaner and in better shape
The location of this house is hard to beat for being quiet but still close to state line and anything you could want from South Lake. It's a big house with three levels. At least three bedrooms had visible mouse droppings and stained sheets. There is a trash compactor but no bags with rotten food left inside, don't open it. The garage does have drying cabinets but they're locked. Bath tubs were very grimy and one shower head fell apart. The middle floor has a dishwasher filled with mold. Underwear was found in one bathroom and under one nightstand plus a tampon in a couch. The entertainment systems didn't work reliably. With better management, this would be a fantastic place. I told them these problems on day two and no offer was made to clean or fix anything. Not even to unlock the garage cabinets that are advertised to us. In the early evening of the second day, the house alarm went off. The screen showed carbon monoxide so we evacuated. I called the pm, he said we can either go home and get reimbursed the remaining nights or move to a different house and that he was in the way to see if it was real. While waiting to hear back I called the alarm company. They told me that there were two current triggers, fire-zone 1 and CO-zone 11. The sensors were failing, there weren't actual air quality issues apparently. This is concerning because if the sensors don't work, how do you know you're safe. There was nothing done to fix that inconvenience.

Awesome ski weekend
This was a very spacious house with three levels, great for a multiple-family ski weekend. Property manager was responsive to a couple of minor issues we had.

Great Cabin for Large Group
We booked this cabin to celebrate my boyfriends birthday with a group of friends. It's massive and provides everyone with a lot of space. The location was perfect - less than 10 min drive from the main strip. Management was super attentive and was easy to reach when we had questions. Would book this cabin again!

Great place -- but it's 5 bedrooms, not 6.
We loved the place. It's huge and has a great location right next to national park land -- you can take a hike up there and go sledding, just walking right out the door. Unfortunately, it is not a 6-bedroom as advertised. One bedroom doesn't have a door, which means it is not a quiet private place to sleep. Fortunately, we had one member of our party cancel at the last minute, so we really only needed 5 bedrooms. But we paid a lot extra to find a 6-bedroom place, and the listing was misleading in this regard. Otherwise a great place!
