Pointe 40-9 is a walk-in 1 BD/1 BA pet friendly (extra fee) condo conveniently located within the Pointe Royale gated community. Make yourself at home and take advantage of the indoor and outdoor pools, golf course, and on-site restaurant. Enjoy a short drive to the Branson Strip for popular attractions, shopping, and dining. Hiking trails and fishing nearby. Come stay a while!

This property is pet friendly!!! Additional pet fee of $125 covers up to 2 pets, 50 lbs or less each. Pets are not allowed on beds or furniture within the property.
PLEASE NOTE: Although this is a walk-in unit (no flight of stairs, but there may be a couple of steps), our units are not ADA compliant. The front door has a minimum opening of 30". Neither the bedroom nor bathroom doors are ADA compliant. Unless seen in the unit pictures, no stabilizing handles have been installed in the bathrooms.

We had an awesome time and we love the condo. We were here for a baseball tournament and there was a perfect size for what we needed. The washer and dryer came in very useful for cleaning dirty uniforms.!!!

Wonderful trip

Place was nice and clean and easy to get to. Gated community was nice. Not much for long showers if you like them and the ac didn’t go below 70 which is a bummer but other than that great place and affordable

Point Royal Stay

We found the condo very nice. There were a couple of issues but they were addressed in an email from Daniel. Overall would recommend it as a nice place to stay in Branson.

Convenient and fun location; nice apartment

We enjoyed being at Pointe Royale and the apartment, which worked well for us. It’s right on the golf course (fun to watch) and an easy drive to Branson activities. Daniel (property manager) was quick to respond to questions. We also played golf, which was fun.

Weekend get away

Everything was better than advertised. The property manager was very quick to answer any questions. The property itself was very recently remodeled and excellent in every way. Ran out of hot water 1 morning, but other than that zero complaints. Would definitely stay there again.

Great Location, Nice Amenities

Great updated condo. It was clean and well stocked. It is on the ground floor with a unit above and the noise from that unit woke us up in the morning. If you are a light sleeper consider this!

Owner worked with my mistake in booking :)

When I booked the property online I thought I had booked for 2 nights but I had incorrectly read the page. The owner worked with me and booked the property for an extra night and brought me extra supplies that I assumed would be there. Very accomidating.

Look farther for a nicer condo

This unit was not as nice as pictured. Rugs are dirty, not well furnished, the blinds in the sun room were broken, fell down, cut my arm and hand. Called and reported it, maintenance came out to look and said they would fix it after we left. Didn’t apologize about my getting bruised and left. Would not stay again. There are nicer units in Point Royale.

The blind in the property was broken at the top mechanism where we had to completely order another blind and it was very unfortunate that this guest chose to try to operate the blind in the condition that it was in. The slats could be turned up and down in order to have a view of the outdoors. The reason for the response that was given about repairing the blind after the stay was it was not something that could be fixed during the guest stay. The new replacement blind was on order and was not set to arrive in Branson until after their stay. There was definitely acknowledgment given to the fact the guest hurt himself and we expressed our sorrow about the situation. Our properties are cleaned by professional cleaners after every stay and there is a cleaner checklist that is completed along with an inspector that goes through the properties and confirms every step of the checklist has been performed. They too sign off on the steps being completed. The broken blind was a less than fortunate situation that occurred within the property and has been addressed. This property is ready for the enjoyment of future guests and promises a great experience.

Great property - did not have proper access code.

It was literally 100 degrees outside, and our access code would not work. Called for help. All the help agent knew was the code that did not work. I am literally dripping sweat from my forehead constantly, and they could be of no help. I’ll call you back they said. Finally after 20 minutes of melting in 100 dehree heat they gave the help agent the override code and we got in. WHY DID THEY NOT HAVE THAT INFORMATION FROM THE BEGINNING. Then they could have helped us. And once we talked with a supervisor — they knew the access code wasn’t working —. BUT HE FAILED TO EMAIL US AND LET US KNOW !!!! All of this about checking was very very disappointing.

Nice condo for two!

Clean & updated condo, just right for a couple like us. Couch not super comfy because it’s a pull out bed but workable. No other chairs because it’s a small living room. Table & chairs that we didn’t use available. Deck is a screened in porch which is nice, but too hot to sit out there since it’s June. It was 78 degrees inside when we got there but cooled down pretty quickly. The kitchen is very nice & great to have a king sized bed. We brought a fan but there was one there & also a hairdryer. Nice to have the washer & dryer even though we didn’t use it. Would be nicer to just have a walk in shower instead of tub/shower combo but good water pressure or happy about that. We finally figured out that Sling TV had some normal channels like HGTV & Food Network. We loved being able to walk to the golf bar & grill up the hill & the food was really good. Definitely recommend eating there. We called to ask if we could bring our dog & they said of course so we took our cavapoo & sat outside to eat, even brought him water. Pointe Royale is an easy drive to get to town & about 15 or so miles to Top of the Rock. Called Daniel to let him know we left a day early & he called back immediately, great response time. Would recommend this condo & area!

Nice just needs a little attention

We enjoyed our stay here with a few improvements it'd been better. The floors leave black on your feet immediately after walking on them. When you step in the shower you put footprints from the floor. The rugs could have been cleaner as well. Also, the water pressure is definitely low but probably just the entire property. The light over the table doesn't work but the fan does. I also suggest a ceiling fan for the bedroom would be a huge help for circulation. We kept 2 floor fans going the entire stay to keep the bedroom from being too warm. The bed and sleeper sofa were very comfortable!

Overall the stay was great and comfortable beds. The golf course and pools were great as well. The host went above and beyond to fix a situation that we had upon check in. Great host and great stay-love the area.

Great Location

The property was perfect with two exceptions. The floors were not very clean with the primary issue being the rugs. We recommend discarding the rugs and damp mopping more often. The other issue is the low water pressure. I imagine this is building related, but it really needs to be fixed.
