Tenuta Paljari is a place of health, ecology and energy.

Villa Paljari
The old stone house was rebuilt in 2011. The new structure was based on a clear philosophy, namely: health, ecology and energy. These three basic pillars can be found in all areas. The building materials were chosen so that they meet all health-related, energy-saving and ecological aspects. So natural materials were used, such as wood and sheep's wool in the insulation area. The energy concept is based on energy saving, which is why the Tenuta Paljari was built according to the criteria of a climate house B. Ecology is also taken into account in the energy sector. For example, hot water preparation and heating are carried out exclusively using solar energy and wood. All materials from the old house, wooden beams, stones and bricks were reused for the reconstruction. There are only tiles and oak floors in the Villa Paljari. The good insulation and natural materials create a pleasant indoor climate. This feeling is even more embedded in nature. Surrounding forests, vineyards, olive groves and grain fields. Various health-promoting shrubs and herbs are grown around the house. The Tenuta Paljari is located in a quiet seclusion and yet integrated into the events of the village of Visinada. The village center is only a three-minute drive away. The village can be reached on foot or by bike via the “Parenzana”, probably the most beautiful bike route in Istria. The extraordinarily large outdoor area of around 20,000 square meters offers the right ambience for everyone.

With its approx. 320 square meters, the stone house offers comfort for every taste. Divided into three structures and a spacious outdoor area with terraces, pool and lawn, it offers a lot of space. In the completely renovated "old" wing there are 5 rooms, each with its own bathroom. The rooms are traditional in style. In the new wing, the kitchen and living room are located on approximately 80 square meters. This part of the house is characterized by light and space, kept in the style of a minimal chic. A successful addition to the Istrian country style.

Ground floor
When entering the house, the interplay between tradition and modernity becomes evident. On the left, the stone wall in typical Istrian style protrudes into the corridor, on the right the spacious living room with kitchen and living room opens up.
The kitchen is slightly elevated. The living room spacious, bright and equipped with an oak floor offers a graceful ambience as a transition to the outside area. There are two rooms on the ground floor, a third room is on an intermediate floor. The rooms are all furnished with old traditional furniture and oak floors. The bathrooms are kept in country style. On the ground floor there is a technical room with a washing machine.

1. floor
A modern staircase leads from the new area to the first floor. There are two spacious rooms and bathrooms. The rooms are furnished with traditional old furniture and oak floors. The country-style bathrooms.

outdoors
Two large glass doors lead from the kitchen and the living room to the terraces, the pool and the lawn. The outside area is surrounded by a stone wall. Relaxing is the most natural thing in the world. Adjacent to the stone walls there are another two terraces with plants that are beneficial to health on approx. 1,000 square meters. A terrace is planted with Mediterranean plants such as olive lavender and rosemary. On the terrace below are the fruit trees that also take into account the Mediterranean flair and their use for health. In addition to pomegranate, paw paw, goji, strawberry tree, figs, pineapple guava, you can also find wild-growing hedges and herbs such as hawthorn, artichokes, elderberry, mint, lemon balm and chamomile.

Furnishing
The entire energetic hot water preparation and heating takes place via a solar system. For the transitional period and in winter, the fireplace together with the solar system supplies the heating with warm water. According to the basic philosophy of being a house of health and ecology, our energy sources are sun and wood.
The entire equipment meets the requirements of an upscale lifestyle and in particular an eco-agri-villa.
