We welcome you to stay at this peaceful rural home when visiting Western Colorado!
Situated on over five acres between Silt and Rifle, this peaceful retreat is surrounded by open space and beautiful views! Located less than five minutes from public hunting (Area 42) and public Colorado River fishing access, it is the perfect home base for the outdoor enthusiast. Alternatively, a five minute drive to I-70 will find you centrally located among the many activities of Glenwood Springs, Rifle and Grand Junction. State parks, hot springs, skiing and wineries are all only a short drive away.
This apartment is located on the lower level of the home.
Both bedrooms are both nicely furnished with a queen bed and sitting area. The living room has a pull out sofa.
The well equipped kitchen has everything you need to prepare a home cooked meal. An outdoor gas grill is also available.
Start your day with a cup of warm coffee on the porch while enjoying the beautiful mountain views; and end it by watching a movie on the large flatscreen television or gathered around the fire pit, reminiscing about your day's adventures.
IMPORTANT TO KNOW: This rental is one of three newly renovated units located on a five acre parcel of land between New Castle and Silt, Colorado. Each unit has its own bedroom(s), bathroom, kitchen, dining room and living room. In addition, each unit has its own designated outdoor space including porch, outdoor gas grill, yard, fire ring and parking.
All of the units have separate entrances and no shared indoor spaces. However, the units are adjoining, so there is some potential for noise (although we do ask all guests to please be mindful of one another by observing quiet time between the hours of 10:00 p.m. and 8:00 a.m.). You may also see others enjoying their designated outdoor area on the property during your stay.
The owners occupy one unit for part of the year and will gladly offer any assistance. The other unit is another vacation rental. Larger groups are welcome to rent both units, which will accommodate up to eight (8) guests. Please inquire if interested.
AMENITY LIMITATIONS: • This home does not have a dishwasher or air conditioning. A floor fan is provided. • The cellular service can be spotty at times. • The ice maker is not functional. Ice trays are provided. • Iron and ironing board available upon request.
Other things to note
• This home’s location is incorrect on several GPS platforms! Please follow the directions AND map link which will be sent to you along with the keyless entry door code one day prior to your arrival.
• The property owners occupy one of the units for part of the year and will gladly offer any assistance.
• Please be aware that this home has outdoor surveillance (Ring camera outside of entry door).
• A limited stock of basic guest supplies is provided to start off your stay, including coffee filters, non-dairy creamer, salt, pepper, cooking oil, sugar, food storage wrap, paper towels, dish soap, dishwasher detergent, trash bags, toilet paper, hand soap, shampoo, conditioner, body wash, and laundry detergent. At least one bath towel per guest is also provided.
• We have a zero tolerance smoking policy, and guests will be charged accordingly (see House Rules).
• We abide strictly by the “Cancellation policy” (including road closures and / or inclement weather) and “House Rules” which can be found under “Policies” in the listing. They are reiterated during the booking process (on the “Review rules & policies” / “Step 2 of 3” page), at which time you are confirming that you agree to the terms. Please review them carefully!
House Rules:
• Excessive cleaning will be charged at a rate up to $50 an hour. Blood or badly stained linens (including but not limited to bed sheets, mattress pads / protectors, etc.) is an automatic charge of up to $150 per item. Confetti and party decor clean up is an automatic charge of $60. Moving furniture is an automatic charge of $120.
• Violations of VRBO's House Rules can jeopardize our short term rental permit, disrupt cleaning and maintenance schedules, cause extra wear and tear and, worst of all, lessen future guest experiences and will be charged as follows: • unauthorized guests, up to $50 per person, per night; • unauthorized pets, up to $100 per pet, per night; • unapproved early check ins and late check outs, $50 per hour; • late checks outs after 1pm, an additional night’s stay; • parties or events, up to $2,500 with any extra cleaning and damages being charged separately; smoking of any kind, up to $1,000.
