With gulf views, this one-story beautifully decorated 3 bedroom 2 bath duplex is brand new and ready for guests to enjoy. The property also has ample parking, so bring your boat and enjoy some of the Gulf's amazing fishing or set out for a sunset cruise.

Mexico Beach stores and restaurants are less than a one-minute walk. Start your day enjoying a specialty coffee and delicious breakfast at Caribbean Coffee, enjoy lunch at the ever-popular Crazy Beach Pizza, do some shopping in the unique, locally-owned shops next door, and take some time to pamper yourself at the White Sands Salon & Boutique. Round out the day walking a few blocks to Killer Seafood for some Gulf fresh seafood along with their famous Killer Simmerin' Sauce.

Just a Breeze Away offers an open concept, light and airy, living and kitchen area with plenty of room to entertain and relax with friends and family. The spacious master suite features a king-sized bed, a large closet, and a private bathroom. The guest bedrooms are also very roomy. One has a queen-sized bed, and the other has a double bottom bunk and top twin bunk. A full guest bathroom is conveniently located between the two.

Approximately 600 feet away from this coastal home, you'll find yourself in the pristine blue water of the Gulf of Mexico with miles and miles of sugar-white sand. Whether you enjoy combing the beach for shells, snorkeling, kayaking, sunbathing, surfing waves, fishing, or taking a leisurely stroll along the shoreline, you'll spend hours of fun while soaking up the sun. In nearby Port St. Joe, venture out to enjoy shopping, galleries, entertainment, and restaurants. Less than five minutes away is St Joe Beach where pets and bonfires are welcome! For the fishing enthusiast, launch your boat at the nearby Mexico Beach Marina boat ramp and take in some first-class fishing, or book your family on a fishing charter day trip out on the water to catch your dinner.

This home is pet-friendly, and allows up to 2 dogs. If you choose to bring a pet, a charge of $125 plus tax will be added to your reservation after you book.

This home comes with everything you need! All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. A few essential items are provided upon arrival: Dawn dishwashing soap, one sponge, two dishwasher pods, one garbage bag, one roll of paper towels, one roll of toilet tissue per bathroom, two individual/small bars of soap per bathroom, one laundry powder and one fabric softener.

Some of our properties typically have beach gear (chairs, umbrellas, toys, etc.) on site. However, there is no guarantee as these items tend to come and go throughout the year.

Minimum age limit to rent this home is 25 years old.

A signed Rental Agreement is required upon booking.

CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.

Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.

Our beautiful area has been under reconstruction since Hurricane Michael in 2018. We have come a long way since then, but there is still a considerable amount of new construction going on in the area.
