Luxury villa, 220 m², 5-minute walk to the beach and the Green Line, indoor pool

Resulting from the transformation and extension in 2016 of a former agricultural building, Villa Keremberr offers 220 m2 of living and relaxation space on an enclosed plot of 1000 m2 located in a residential location close to the beaches (5 minutes walk), the GR 34 and the city center of Plouescat.

Designed by an architect, this transformation made it possible to preserve the original framework and to develop three single-storey spaces:
- A living space of 85 m2, under more than 4.5 meters of ceiling height with exposed framework, allowing indoor/outdoor living thanks to its large bay windows. It includes the living room, a pantry and a toilet. Entirely open and structured around a double-sided fireplace with insert, the 75 m2 living room is composed of 1/ a fully equipped high-end kitchen with a central bar island and six stools, 2/ a dining room with a large 10-seater monastery-type wooden table opening onto a bay window allowing access to the south garden, 3/ a living room with two 3-4 seater sofas, a comfortable wing chair by the fireplace and a table football. From this living room, a first bay window gives access to the indoor swimming pool heated to 29° all year round and another bay window gives access to the west garden. The storeroom, receiving all the laundry equipment, and a separate toilet with washbasin, complete this living space.
- a relaxation area of 50 m2, receiving the heated indoor swimming pool (7.5*3). 5 sunbeds installed on the pool deck allow you to enjoy the zen atmosphere brought by the wood covering the walls and the large fixed bay window which allows you to enjoy the view of the garden. The swimming pool also has 3 sliding bay windows, two of which open onto the wooden terraces facing south and west and one overlooking the living room.
- a night area of 85 m2 served by a corridor providing access to the 4 bedrooms, two of which have bedrooms with shower rooms (washbasin, walk-in shower) and a bedroom with a mezzanine accessible by a miller's ladder with two single beds to bring the total number of beds to 10 (3 beds 160*200, 4 beds 80*200). All bedrooms are equipped with dressing rooms, 3 of them are equipped with televisions. The sleeping area is completed by a bathroom (sink, bath) and a separate toilet with washbasin.

The fully enclosed outdoor areas include:
- a south-facing terrace, accessible from the dining area of the living space with a table and 10 garden chairs, a large parasol (4*3) and a BBQ,
- a west-facing terrace overlooking a lawned garden out of sight with garden seating,
- a parking lot that can accommodate up to 5 vehicles.

Villa Keremberr, equipped and decorated to provide a warm, serene and friendly atmosphere, is suitable for stays in all seasons: enjoy the sun thanks to its well-exposed exteriors and out of sight in the summer, cocoon in the warmth by the fireplace after a hike in the cool season and, all year round, swim in its heated swimming pool, sleep quietly in comfortable beds, concoct good dishes, play a game of table football...

Plouescat, a dynamic and touristic town of 3500 inhabitants, benefits from its geographical location: close to Roscoff and its activities, only 25 minutes to the east; close to the Côte des Abers and the Côte des Légendes and their magnificent white sandy beaches, to the west. It hosts many local events (market, Leon jazz festival, garage sales) as well as a Partouche casino open all year round. Plouescat offers 13 km of coastline and a great multidisciplinary nautical background:
- A nautical centre: sailing, optimist, catamaran, Polynesian canoe...
- A Beach Passion Point: guided water kayaking trips to discover the Bay of Kernic, the Dunes of Keremma, the Plouescataise coast.
- A sand yachting centre.
- A municipal swimming school: swimming lessons and invigorating water aerobics in the sea.
- A kite-surfing school located on Keremma beach.

Villa Keremberr can accommodate you, outside school holidays, for short stays of at least 3 nights or more.
