This home is close to highway and well situated for your local activities. The home has a wonderful kitchen opening into a comfortable living area and a dining area that seats eight with additional seating at the kitchen island, and breakfast nook for eight more. Very fun and comfortable

We loved our stay at this beautiful and clean rental! The game room was great fun and the bedrooms were clean and comfortable!! We will definitely rent again when visiting family in Broken Arrow!

Favorite place to stay!

We visit Tulsa often, and this has been our favorite place to stay. The kitchen was well stocked, the beds were comfortable and my kids all wanted to take the couch home with them. It was far enough from the city to have quiet evenings on the patio, but close enough that we didn't feel like it was a trek to get downtown. Wonderful home, we'll be staying again!

Amazing Home

The home was wonderful for our group of 8. Our friendsgiving was a sucess. Check in was super easy. Accommodations were better than expected. Would definitely stay here again.

Simply Perfect

Great open floor plan was awesome for our family long weekend. Pictures don't do it justice - was very spacious, lots of room for eating, visiting, cooking, and for kids to play. Our main visit was to The Gathering Place - so easy to get to highway and only 20 minute drive. Lots of great restaurants close by.

Family Vacation

This was a great place to stay! It is a beautiful home! We really appreciated the snacks left to welcome us, and our children had a great time in the game room. We visited in the heat of the summer, so the game room was hot, but the host had fans available for that room. The neighborhood was beautiful, the house was exceptionally clean, and we were very happy with our stay!

Post Christmas celebration

We really enjoyed our stay. The place was very nice. I would recommend a little book that includes checkout instructions and maybe local information. Most of the places we have used have done that and it is very helpful. Would recommend this place to anyone.

Weekend Wedding

Had a great weekend. Property was clean, spacious, and in a nice neighborhood. Property owners were responsive and made ever effort to accommodate an earlier than usual check in. Property was stocked with everything you need and the were a few snacks and chocolate available. I would definitely stay again.

Enjoyable home and city

My grandchildren, children, husband, and I all enjoyed this home. It was spacious, very clean, in a quiet neighborhood, and close to Broken Arrow shops, as well as all that Tulsa has to offer. Our contact, Laura, made sure we had everything we might need, and even left all that was needed to have root beer floats the evening we arrived. So thoughtful!

Overall good but could've been better

The host was very accommodating, offering both early check in and late check out. The location was good with restaurants and shops nearby. The bed in the master bedroom was very uncomfortable resulting in my husband choosing to sleep on the floor. The addition of a box spring might help. Unfortunately, none of the games in the gameroom worked properly. The snack basket and Hershey kisses on the nightstands were thoughtful gestures.

Laura: thank you for your feedback. We work hard to get 5 star rating and take our guests’ feedback very seriously. As a result, we removed the boxspring about 1.5 years ago because many guests felt that box spring made it too high! Can you please tell us which game didn’t work? We tested them later and they all seemed to be working fine. We will take another look once we know the specific one that didn’t work. Apologies for any inconvenience. Thank you again.

Amazing place

We loved staying here! Very quiet neighbor. Nice fenced in back yard, there’s a grill also. The house was spacious and everyone loved the game room. The only suggestion we have is maybe putting an outside ceiling fan in to keep air moving and the flies away but it’s summer. It was hot. We were close to lots of shopping places and the mall. Broken Arrow Main Street is awesome lots of shops and a fun water pad for the kids. There are lots of places to eat at. We are planning on coming back next year and will definitely book this house again. Thank you for your hospitality!!!! John Wilson and Donna Ridge.

Walker PGA Championship Week

The property was just as advertized. We enjoyed the Great Room/Kitchen area the most. It a terrific gathering area where everyone was comfortable and cozy. Kids loved the game room. The weather was cool, so we didn't use the backyard as much as we usually do. The location was perfect, as there are many, many things to do on the south side of town. IF you are in Tulsa, this is a great fit for a family.

Very clean and spacious home

We stayed in your home for a weekend in April 2022. The host was very responsive and had great communication. The home was located in a very nice neighborhood. The home was clean, spacious and very well stocked. My daughter, daughter in law, myself and my two grandbabies stayed her to visit two of my aunts. It was Perfect!

From the hosts prompt responses to the easy check in. And then the house! Exactly as posted but with warm touches of kindness for our grieving family. The perfect house to gather laugh cry and remember. Their thoughtful comments were heart warming. We hope everyone that does VRBO has as good an experience as our family. Wonderful hosts.

Outstanding experience

We stayed at Nivi's Niche in Broken Arrow, OK for a family member's wedding. The property far exceeded our expectations. It was modern, spacious, clean, well stocked with needed supplies, and in a very nice neighborhood located in a unique city adjacent to Tulsa. It is very close to all areas in Tulsa including the airport and downtown (15-20 min away max). Communication with the property owner was excellent. All of us had a great time and everyone in our party was very impressed with the home. Indeed, the description and photos cannot reveal how nice it really is. Certainly, we'd be happy to return and highly recommend it to other travelers. Overall, an excellent experience. We were extremely pleased.

Great, especially for families.

If you have kids, this is a great spot. The WiFi was out while we were there but the manager was VERY responsive to us so I think that was a fluke. Would definitely rent again!
