Oceanfront Ground Floor 3 BR/2BA Rio Dulce Playa Colorado Condo completed in 2009 and fully renovated in 2018 - new paint, stainless appliances, and brand new leather couches! True 3 bedroom GROUND floor unit with a direct view of the World Class Rio Colorado ('Colorados') Surf Break and the serene Rio Colorado = Ocean AND River views. Forget staying in other condos or houses that require you to walk or drive a long way to the actual surf break. You can sit on the couch and see what is going on in the water!

Look right out the window and you are just steps to the beach and the private beach club/restaurant/bar. This is the premier location for the private, gated Hacienda Iguana Golf/Beach Resort. Stay in the lap of luxury - Leather Couches, Granite Counters, Italian Tile, Full Kitchen with Stainless Appliances, DISH network TV and DVD player on a 43 inch Samsung Plasma TV, and a Bluetooth ready Stereo. Master Bedroom also has a 22 inch LCD TV with DVD. There are over 100 DVDs in the condo and the TV is Netflix compatible. Condo also has FREE WiFi Internet so bring you laptop or PDA. Included with your stay are all the amenities of Hacienda Iguana - Private Beach Club Membership, Golf Club Membership, Maid Service, and 24 hour Security. This is a TRUE 3 bedroom ground floor condo with 4 single beds and a queen bed which means no couch sleeping or spooning! Every room has its own ice cold A/C and ceiling fan. Be wary of other units described as 3 bedroom as many of them are really 2 bedrooms with an alcove and a couch. We fully renovated the unit in 2018 with brand new leather couches, new dining room set, new stainless steel appliances, new paint throughout the unit, LED lighting, new drapes, and new ceiling fans. This is a premier LUXURY condo for sure.

Enjoy world class surfing, a mile long white sand beach, an oceanfront infinity pool, a fully functional golf course (very rare in Nicaragua), nature hikes, and snorkeling - all within the resort. Surf Rio Colorado ('Colorados'), also known as the Nicaraguan Pipeline, where most of the videos and photos of Nicaragua surfing are shot. It is a sand bottom beachbreak fed by the Rio Colorado rivermouth. You can see it from the Living Room or Master Bedroom and access is right out the back door! Also try Ponga Drops - a deep water reef that amplifies the swell for waves when everywhere else goes flat. Offshore winds from Lake Nicaragua over 300 days/year ensures glassy conditions all day long!

Be aware that the other condo buildings and several of the rental houses in Hacienda Iguana are a long way from the actual Rio Colorado surf break and require a long walk or drive. Be wary of places that describe a 'short walk to the break' unless you consider a mile a short walk. Villas Rio Dulce is the ONLY condo building on the actual surf break so don't be fooled by ads for 'Playa Colorado' oceanfront condos or houses.

Golf condos are on the golf course which is fine if you are there to play golf but they are not near the beach. This means that everyone in your group will have to come and go together if you drive. Our condo is right on the break so you can come and go as you please. One look out the window and you'll know what's going on in the water!

Onsite property managers and can assist with airport transportation, complete food/meal plans (shopping, meal prep and clean up in the condo), boat charters, surfboard and motorcycle rentals, and tours (Volcano, Canopy Tour, Rain Forest, Hot Springs, etc). 5 star super friendly service.

Wish we could have stayed longer in this paradise. Unit was perfect and bonus that it was on the bottom floor. Super easy access, private, quiet. Walk out back patio to lawn and easy access to the pool that was usually empty. Short walk to the beach club. The host Mark was awesome, excellent communication...very responsive. We will be back. Thank you!

Solid Stay footsteps to Colorados and Pilis

Communication was great. Location is awesome. Bottom corner apt is an excellent spot to walk in and out and board storage. Other condo owners were super nice. Pool is awesome but could use some furniture. But its new and some other owners helped get the pool done. Not like you cant walk 50 steps to the beachfront pool at pilis and grab a drink and lounger. Some stuff is dated like the cabinets and are a little shifty but its a surf condo in Nica. Dont be picky. Place was nice. AC in the main area went out one day. Someone was there tontry and fix it. Never heard back but the room acs made the place cool enough. Plenty cold in the rooms at night. Again, we didnt come down to sit inside. Have been to the area 3 times and this was the first condo. It was great. Would recommend.

Amazing Location

Mark and his property manager and very quick and responsive, never leaving you guessing. The condo is peacefully located near the beach where you have a clear view of the ocean and a very nice pool just steps away. The condo is very large and spacious, great for friends or family to gather without feeling cramped! There is a restaurant/bar located on the beach which is a 1 minute walk. Now the whole community is very clean, safe and easy to find your way around. I would HIGHLY recommend renting a golf cart or bike to go to the main restaurants and coffee shop near the entrance of the community. This condo is near the beach, at the bottom of the community. It is a 12 minute walk to the area where all the restaurants, shops and small convenient stores are located. I would also HIGHLY recommend stopping at a grocery store before you enter the community. There are no big grocery stores near the community and would stop in the town, Rivas, beforehand to stock up if you don't plan of eating out every night. The convenient stores there have food but not a variety for staying week(s) on end. Overall, I know you and your family will enjoy this peaceful location with a beautiful beach in front of you.Thanks again Mark!

So Great!

Just loved this place and Nicaragua as a whole. We're huge fans of C. Rica (and always will be) but this little piece of Nica paradise was perfect for us. Owner Mark and manager Buzz were the best - everything EXACTLY as promised. My teens' reaction upon seeing the beautiful condo, killer view, big screen TV and WiFi service better than our home? "Mom - you gotta find us more places like this for vacations!" It only got better with Pili's excellent food at the cafe and Esteban's killer pina coladas/smoothies. Ricki and Jarvin rounded out the excellent service at our small but oh so perfect cafe/bar/pool a stone's throw from the condo's back porch. Hubby couldn't decide whether to golf first and then surf or vice versa. Did plenty of both - the 9 hole course is beautifully maintained and you MUST tee off the blues on hole 7 - the view is the best of most golf courses short of the big famous ones. Didn't take advantage of so much that we could have - fishing, fresh seafood delivered to our door (well, who was I to compete with Pili's cooking?), pangas to other surf spots.... but we had to save something for next trip! Carolina cleaned the condo for 3 - 4 hours every other day and washed, dried and folded our clothes. Maxi Pali grocery store in Rivas has all supplies necessary for self-sufficiency. Road is paved almost to Playa Gigante turnoff - 1/4 mile of progress every week! Massage by Miriam - in the condo - heaven. Buzz will arrange. The breeze was consistent and wonderful - way fewer bugs than at our family farm in Kansas. Sadly, the ongoing drought in Nica made for great weather for our stay, but everything is still very, very lush compared to our home in SoCal. Loved the howler monkeys we heard every night and every morning in the hills to the south of the river - and one little guy who visited one day in the tree next to the condo. Incredibly brilliant blue and orange crabs in hundreds of holes under the trees. Bird sounds that we miss very much. And the beach - our very own. My teens spent hours body surfing, collecting shells, exploring tide pools at south end of the beach. Never, ever saw more than 5 people there at one time. Even in front of the break, a huge crowd was maybe 12 people on the beach. Based on our observations of the level of activity EVERYwhere in Nica, this kind of private paradise will fast disappear. We will be back soon!

I had the pleasure of visiting the Playa Colorado Condo from june 20 - 28, 2009 with my son Dylan who is 14 and a aspiring young ripper. I have traveled extensively surfing at many good breaks around the world. We had an exceptionally good time at this location. The condo was very nicely furnished, with a fully equiped kitchen and tiled bathrooms. The location was perfect because it was on the ground floor on the best corner of the building for viewing the break from the living room or master suite. Maid service was daily. Even though we were in a condo it was still very private and the community security was tight. Of all of the potential places to stay at Hacienda Iguana or Nicaragua I couldn't have picked a more ideal location for comfort or convenience. There is also a pool and covered cabana on the beach to chill and watch the action out front on the break. The real attraction for me however were the 2 quality breaks we surfed. Playa Colorado just in front of the condo is a consistent high quality A frame river mouth beach break with awesome barreling rights and lefts. The break is powerful but fun. We made a point of hitting it at day break and before dark and were rewarded with mirror glass and a mostly empty lineup. As the day progressed so did the number of surfers however there were so many waves coming through we got our fair share. The vibe in and out of the water was really good between the traveling surfers, local Nicas and expat US full time residents. We made allot of new friends and ran into a few old ones. Most days were glassy with offshore winds. The Lake Nicaragua offshore wind effect is a huge plus. Unlike Costa Rica where most days are limited to the dawn patrol and evening glass off and blown out mid day, we experienced off shore winds all day most every day. Further down the beach a 5 minute walk north was another deep water outside rock reef break called Panga Drops. It reminded me of a mellower version of Sunset Beach. We caught it several days with 10 to 12 foot faces. It has a big wall perfect for carving high speed turns. The left breaks into a bay with 100 yard plus long rides and an easy paddle back out. The right while potentially equally long can be a brutal paddle back out if you get the 1st wave of the set and get caught inside. Like Sunset Beach it will go flat for a while and then the sets start coming through leaving

The best!

What a gem! If you like beautiful empty white sand beaches, this is the place for you! Our family of 6 (with 4 kids ages 2 - 9) loved our stay at Mark's condo in Hacienda Iguana. The condo is in the best location in the complex, right next to the beach club with the pool. We were oftentimes the only people in the pool during the day, but at sunset becomes the fun gathering spot for families and for adults to meet up at the bar. There is also a small playground right next to the pool that our kids loved. There is a great ex-pat community at Hacienda Iguana and we met so many families hanging out at the beach club and at the awesome restaurants in the resort (our favorites were Casa Ananas, La Conquistadora and Don Eloys). One of the reasons I booked this condo was because of the reviews that talked about how helpful Mark and the onsite property managers are, and they did not disappoint! When we went there were no commercial flights operating into the little Costa Esmeralda airport (which is SUPER close, and I would definitely recommend flying in there when they resume commercial flights). But Mark, and the transportation company he helped us arrange, made it easy to navigate the drive across the border from Liberia in Costa Rica up to Hacienda Iguana. We also felt very safe the entire time, and loved having a golf cart to explore the resort. Our kids particularly loved seeing the howler monkeys in the trees right outside the condo, and we even got to witness a sea turtle lay eggs on the beach at sunset with a beautiful rainbow in the background - it was magical! Thank you to Mark and to Mario, the onsite property manager, for a wonderful vacation!

Celebrating a 70th birthday and Christmas.

We had a fabulous vacation. We where taken care of starting from the beginning. Mark hooked us up! From the Liberian airport to our condo. The drivers where great helping cross the border and then into another vehicle to the condo. The condo was clean and so close to everything. Mario arrived and helped us settle in. The fish guy and vegetable people came to the condo and we got the best tuna i have ever eaten. We had bikes to ride. They cleaned three times a week. The smoothies and food at Pili's was so delicious and worth the price. I highly recomend this wonderful place and hope to return.

Couldn’t have been a better place to stay!

From the second I booked the stay with Mark, the service was 5 stars. Everything from the pre-planning to answering my questions before arriving was timely and very helpful. Mark set everything up for us from our shuttle (with 5 people and surf board bags) to our very own personal chef who cooked us 3 meals a day to setting up massages and we even had a maid service! We had never been to Nicaragua before and we didn’t know much about the Hacienda Iguana resort but this gated community has everything you need from a market, to yoga classes, to restaurants and a beach front bar. Not to mention there are guards throughout the entirety of the resort to make you feel that much safer. The condo itself was perfect and you can see Playa Colorado swell right from the master bedroom. Just steps away from Pilly’s restaurant and bar and the beach. Wish we could have stayed longer!

Stayed here with a friend, great place especially not having to go up/down the stairs as it’s on the ground floor and the building elevator rarely works. Very clean!

Three guys who have travelled around the world surfing together. We came to Hacienda Iguana back in 2001 when the only thing that was there was the original clubhouse. We bought property there the following year and have been coming back as much as possible. When we saw the Villas Rio Dulce plans we were the first to put down a deposit on a condo as we knew this would the prime location in all of Playa Colorado. We have watched Hacienda Iguana grow and develop into the premier destination in all of NIcaragua. We love sharing our paradise with others and really like helping people plan their trip.

After traveling all around Central America and Mexico we finally found paradise. Hacienda Iguana is a quiet little private development with world class surf inside the gates. The beach is over a mile long and protected by large rock headlands on both ends. The development is full of beautiful natural scenery. It is also home to one of the only golf courses in the whole country. Villas Rio Dulce is a brand new beautiful building that sits on both the Pacific Ocean and the Rio Colorado.

O que faz essa propriedade ser única?

The best feature of our unit is that it is ground floor and sits directly on the Rio Colorado Surf Break. You can see all the action right from the living room or master bedroom window. Other units advertise 'Playa Colorado' but Villas Rio Dulce is the ONLY building near the actual surf break. You can literally walk out the back door and get into the line up. No stairs, no elevators, no long walks, no boat rides! Fully renovated in 2018 with brand new paint, new stainless appliances, and new furniture. By far it is one of the nicest units in the whole building! Our property managers are onsite and provide 5 star service. There is cell phone in the condo to call if you need any assistance (or even check in with friends and family).
