Ideally located only a few blocks from Churchill Downs where the world famous Kentucky Derby takes place, our single level home is the perfect base for your group! Spend incredible days exploring the city, visiting top sites, and enjoying the local cuisine. During the Kentucky Derby Festival, spend your days sipping traditional Mint Juleps and betting on some horses before returning to our comfortable space to unwind. Our property comfortably sleeps 4 guests, but can accommodate up to 6!

Our renovated 750 sq. ft. open floor plan property has 2 BEDROOMS, which feature 1 Queen sized bed with a Lucid mattress in each bedroom. You'll also find a Serta couch bed in the living area to accommodate additional guests.

Get ready for your day in the 1 BATHROOM with a tub and shower combo. We'll provide you with towels, a hairdryer, and toiletries. You can keep your clothes clean with the in-suite washer and dryer!

After a fun day outside, retreat to our bright, air-conditioned LIVING AREA. Curl up on the comfy couch and watch your favorite shows on the 60" Smart TV, equipped with Amazon TV. You can easily plan your next adventure using the complimentary Wi-Fi. In the early evening, step out onto the private fenced backyard and enjoy the fresh air with a glass of wine.

In the fully equipped KITCHEN, you'll find an oven, a stove, a microwave, a full size fridge and freezer, a dishwasher, a toaster, cookware, dishes, cutlery, and basic cooking products (salt/pepper/oil/baking sheet). Start your morning with a cup of coffee, fresh from our in-suite coffee maker! You can enjoy all your meals at the dining table.

LOCAL FAVORITES

Pick up your groceries at Kroger or at Save A Lot, both a 4 minute drive away. If you don't feel like cooking, Colonial Gardens offers a cluster of amazing local restaurants, alcohol and entertainment - located in the vibrant South End (10 minute drive). Take a short 2 minute walk across the street to Wyandotte Park, where you can find soccer fields, baseball diamonds, tennis, basketball and pickle ball courts. The park also offers a playground for kids with a splash park in the spring and summer! Iroquois Park is another excellent area just across the street from Colonial Gardens, where you can walk, hike, play golf, or catch a live show at the Iroquois Ampitheater.

Guests have access to the entire home, the backyard that is closed in by a privacy fence, and also the park which is directly across the street.

There is local public transportation that picks up at the front of Wyandotte Park or of course Uber and Lyft are viable options as well.
