Explore the many shops and restaurants nearby, and then relax in the evening with a movie on one of the 50-inch flat-screen TVs.
This remodeled one-bedroom condo has one bathroom and sleeps up to four guests. The bedroom has a king-size bed, and the living room sofa pulls out for more bedding. Beautifully renovated floors and brand new furnishings make for a lovely and comfortable stay. The updated kitchen boasts granite countertops and is fully stocked with everything you need. In both the bedroom and living room, you will find 50-inch TVs. Outside, the enclosed patio has a great view of the tennis courts down below. Welcome to our short term Rental condo! We take great pride in ensuring that you have a wonderful stay. We have developed these rules for the mutual enjoyment of our guests and neighbors alike. They were also developed with guest comfort in mind while managing costs and minimizing disruption to future guests.
• Building staff, including the concierge, is NOT available for guests` use. If you have any questions or concerns, contact Tommy Smith immediately: by text message via the platform you used to book. Unlike the concierge in a hotel, building staff are not local experts and often do not have recommendations for you. They are employed to service residents and to provide security. Any security-related issues must be brought to Tommy Smith`s attention, and he will contact building management. The building has requested that short-term rental guests not engage with staff.
For your protection and ours, all VRBO and Direct Booking guests must complete the Short-Term Rental Agreement. Failure to complete this agreement will result in your booking being canceled.
• NO PARTIES! Excess noise is not permitted in the building. Again, NO PARTIES! • All guests are liable for any and all damage to the building`s common areas, including legal fees (both ours and the building`s). Do not linger in the hallways or lobby. • Guests must treat our home with respect and please keep the place tidy. We do a thorough cleaning, but guests should generally pick up after themselves and not leave an excessive mess or garbage lying around. Please place all dishes in the dishwasher and turn it on before checking out. Please do not wash dishes by hand. Please wipe counters and cooktop after cooking. • Smelly garbage must be disposed of in the garbage room adjacent to the elevators before the smell fills the unit. • All overnight guests must be registered within the reservation request; the maximum number of overnight guests is 4. Visitors to the guests should not exceed 2 (for a maximum of 6 people in the unit at any one time); visitors must be cleared with Tommy prior to inviting them over. • Smoking is only permitted outside, not on the balcony, and butts must be disposed of in the ashtray. No smoking of any kind is permitted in the condo – guests will be charged a $250 fine plus the cost to remove smoke from the unit. • Please do not stain the white towels – a $10 fine per towel will be charged for any stains found on the towels, regardless of whether or not the stain comes out in the wash. Do not use towels to clean up blood, dirt, shoes, or any other unsanitary messes. Please use a paper towel found in the kitchen instead.
• All makeup must be removed prior to using the pillows. Removal of makeup from the linens is very difficult and time-consuming. There are removing wipes next to the sink in the bathroom. • Candles are only to be used in the rare event of a power outage, as they pose a significant fire hazard. • • Laundry detergent and bounce sheets are provided to guests to complete any necessary laundry. Please do not make excessive use of the laundry facilities. • Do NOT throw anything off the balcony. • Do not use metal utensils on the pots, pans, or frying pans. • Parking is provided. Visitor parking is available to only one car. • A $500 fee will result in removing the smoke alarms. There are stickers on the device indicating that it cannot be removed under any circumstances. • Feel free to adjust the temperature up or down – but no higher than 77°F or lower than 65°F. A $25 fee will result if the thermostat is set outside of this range and will be levied in the resolution center.
Fee summary: We take our short-term rental business and these rules very seriously. For most guests, these will be common sense, but in some cases, they may not be obvious to all. Fees for disrespecting my condo and violating these rules will be levied through the resolution center in accordance with the Airbnb Terms of Use or loss of deposit per the rental agreement. Item Fee Parties and/or excessive noise: Immediate eviction and NO REFUND (regardless of the time of day or circumstance). Removal of smoke : $250 fine plus the cost to remove the smoke
