ABOUT THIS SPACE

Two full floors let 16+ guests coexist without crowding. The main floor opens into a vaulted great room — wood-burning fireplace, 65-inch HDTV with Netflix, Hulu, Disney+, Amazon, and Apple TV, a deep sectional sofa, and a wall of windows framing Mount Timpanogos. The full kitchen has GE stainless steel appliances, double oven, granite counters, full-size dishwasher, blender, coffee maker, wine glasses, and every utensil a group cook needs. A second full-size refrigerator in the garage holds overflow beverages and groceries. The dining table seats 8 and extends with folding tables stored downstairs for full-group meals — everyone at one table. In-unit washer and dryer on the main floor handle ski gear and wet base layers overnight.

Upstairs: master suite with California King, private ensuite with large jetted soaking tub, panoramic mountain views, and walk-in closet. Second upstairs bedroom has a King. Mountain-themed bunk room sleeps 7 — full-over-full bunk plus twin-over-twin bunk with pull-out trundle. Shared full bath serves bedrooms 2 and 3.

Lower level: two queen bedrooms with large windows and natural light. Second living area with kitchenette and 60-inch smart TV — the kids' zone or a quiet retreat. Mudroom entry from the two-car garage keeps the main level clean during snowy arrivals.

GUEST ACCESS

Entire house, backyard, deck, hot tub, and garage are exclusively yours. Self check-in via keypad; arrival instructions sent in advance. Check-in after 4:00 PM, checkout by 10:00 AM. Host Jo and co-host Tim are responsive throughout. Jo also speaks Spanish. Mobility note: stairs required to enter. Garage entry (two steps) accesses the lower level; one full flight reaches the main level.

PARKING

Free parking for 4 vehicles: 2 in the attached garage, 2 in the driveway. Free street parking also available in this quiet residential neighborhood. Snow removal service provided — you can pull out quickly after overnight powder. No EV charger on-site.

HOUSE RULES

No pets on property due to allergies — $250 minimum additional cleaning fee if an animal is found on-site. No smoking anywhere on property. Quiet hours after 10 PM. Maximum 16 overnight guests. Check-in 4 PM / checkout 10 AM. Two exterior security cameras at upper entrances — one covers the side yard including the hot tub area. You may temporarily disable the hot tub camera yourself for privacy during use; ask us for instructions. Occasional harmless insects (ants, box elder bugs) possible during seasonal transitions — we maintain a pest control contract. Instant Book is on. Moderate cancellation policy.
