Plumbing: Septic
Please flush toilet paper only. Do not flush wipes, paper towels, or any feminine products, as this can cause septic issues.

Fireplace Use:
The fireplace is wood-burning. If you are not familiar with safe operation, please do not use it.
Never use lighter fluid or accelerants.
Ensure the chimney flue is fully open before use and fully closed when not in use.
Please handle firewood carefully to avoid damaging hardwood floors.

Kitchen Use & Care:
You’re welcome to use items in the kitchen cabinets and refrigerator. Please clean up after use.
Use cutting boards and avoid placing hot pans directly on countertops.
The following items are hand-wash only: metal cups, wooden utensils, and knives.
All other items may be placed in the dishwasher.

Remotes:
Please do not remove remotes from their proper room or from the home.

Security & Locks:
Please lock the house when you leave. Your access code controls the alarm during your stay—feel free to use it.

Food & Drink Upstairs:
Please keep food and drinks downstairs. Water is okay upstairs.

Additional Sleeping Areas:
If using the futon in the living room or the Murphy bed upstairs, please use the provided sheets and pillows from the linen closets.
Decorative throw pillows are not intended for sleeping and extra pillows should always be used with a pillow case.

Towels:
Bath towels are for personal use only. Please do not use them for cleaning spills. Cleaning towels are provided in the laundry room.

Makeup Towels:
Black towels labeled “Makeup” are provided for makeup removal. Please do not use white towels for this purpose.

Pets:
Pets are not permitted at this property.

Laundry Use:
Guests may use the laundry room. Please be mindful of reasonable usage. Excessive or commercial-style use may result in additional utility charges.

Guest Count:
Only the number of guests listed on the reservation are permitted on the property. Additional guests and visitors must be approved in advance.

No Smoking or Open Flames Indoors:
Smoking, vaping, cigars, pipes, incense, candles, or any smoke- or fragrance-producing items are not allowed inside the home. The only exception is the wood-burning fireplace in the living room.

Trash & Recycling:
Trash should never be left on porches or outdoors due to wildlife.
Dispose trash in the green bin at the bottom of the driveway. Dispose recycling in the blue bin. Improper sorting may result in additional disposal fees.

Violations & Damages:
Failure to follow these house rules may result in additional charges, early termination of the reservation, or claims for damages as permitted by the booking platform. Guests will be responsible for any damages or missing items.

If emergency services are called to the property due to guest behavior or rule violations, additional fees may apply in accordance with local regulations and platform policies.
