Luxury 3 bedroom, 2 bath home near Lake Lavon.
This is a brand new home built in October 2021, which is 1924 sq.
This does come up with Living room, master bedroom with full bath, fully furnished kitchen, Dining room, 2 more bedrooms with additional spare full bathroom.

This property will include a Master bedroom with king bed.
Bedroom 2 will have queen bed.
Bedroom 3 will have queen bed.
This will include Dining Table with 6 chairs.
Living room will have a 3 seater Recliner Sofa, 3 seater Leather sofa and 2 Accent Chairs.
We have total 4 brand new smart 55 inch smart TV’s.
There will be one 55 inch Smart tv in the living room.
There is also one 55 inch smart tv in each of the 3 bedrooms.
This does come with a beautiful backyard with patio.

Below are the house rules
1. No smoking inside home. Smoking is allowed only in the patio/ Backyard. If there is damage/odors due to smoking will result in a $500 cleaning fee and could result in immediate removal from property.
2. Alcohol is allowed, but only restricted in the living room, Dining area and Backyard only. Breaking this rule will result in $500 fine.
3. Please keep the noise level down to not disturb other home owners. If we get complains from neighbors, there is $500 fine and could be asked leave the property.
4. If there are any damages during your stay, you would have to pay for the damages. If you notice any damage, please report it immediately to Host.
5. Please do not wear footwear inside the home.
6. With regard to car parking, make use of the garage parking and drive way.
7. Avoid taking food and beverages into the bedroom to prevent spills and stains.
8. Leave kitchen free of any open food.
9. We allow only the number of guests that was mentioned in Airbnb reservation. If we notice there are more guests coming in without approval, we will charge $100 per guest per night. This includes even if guests stay for few hours during the day. Guest need to take approval from Host before getting any extra guests that are not mentioned in reservation.
10. No drug use in house or on the property. Damage/odors due to smoking will result in a $500 cleaning fee and could result in immediate removal from property.
11. No parties or large gatherings allowed without Host approval. $500 cleaning fee for unauthorized parties and will result in immediate removal from property.

With regard to pets, below are the rules
1. There will be additional pet fee of $15 per pet per night. For Longer duration, there is $125 per pet / per month extra charges.
2. There is also an extra pet cleaning fee of $50 more than regular cleaning fee.
3. Among pets, only dogs are allowed. Dogs are allowed after written approval from host.
4. If we notice there are other pets other than Dog, there is charge of $500 and guest can be asked to leave.
5. If we notice there are more Dogs, than mentioned in reservation, there is $100 charge per night per dog.
6. If presence of a pet is noticed without prior permission, there will be fine of $300 per pet for the stay.
7. Please do not let your dogs to be on home furniture and bedding. If we find excessive hair, there will be additional charges.
8. Guest has to make sure to remove all dog poop. If this is not followed, there is fine of $200
9. If there are any damages due to the pet, guest needs to pay for the damages.
10. Make sure you bring dog bed for the dog.
11. Please make sure you bring all essentials for the dog.
12. When the dog is outside the home premises, ensure it’s on leash.
13. To avoid disturbance to neighbors, make sure there is no excessive barking.
14. Make sure the dog is not left alone inside the home without any supervision. There is a fine of $500 and might be asked to leave the property.

Just a reminder, before your check out

1. Please put all the trash, bottles, waste food in the trash Bag. All trash bags go into the Trash bin located in the Garage.
2. Please keep all recycling items to recycle bin.
3. please load the dishwasher and start the clean cycle. Do not put wooden utensils in the dishwasher.
4. Remove all the flat sheets, fitted sheets, pillow cases from all bedrooms and place it in the floor.
5. Please load the washer with used/ dirty hand and bath towels and start the clean cycle.
6. Please don’t rearrange the furniture.
7. Please switch off lights when not in using
8. Please turn off the AC when you go out.
9. Please respect check in and check out times
