This is a small 2 bedroom 1 bath house - it is situated on a large lot and has a nice grassy back yard area, circular gravel drive way and ease of access to just about everything in the Kingsport area-
The interior has been updated with a new kitchen, bath, windows and open floorplan and farmhouse decor-

THE SPACE

We absolutely love this house- it is a charming home situated on an acre in the heart of just about everything-

The interior of the home has been updated to accommodate small families and people with special needs- we have made this space “home” for all who are guests-

Open floor plan concept with 2 bedrooms and 1 bath-
Each of the rooms were designed with the ease of just feeling comfortable when you walk in- plenty of pillows and blankets for guests to use with plenty of places to sit and relax-
The living room has 1 recliner chair / 1 sofa/ sleeper and 1 accent chair-
There is a sofa table with chairs to sit and conduct business -

TV’s w/ WiFi capabilities in each bedroom and Living room-
Each bedroom has a phone charging station as well as a bed side lamp-

Dining room / kitchen is set up for seating up to 6-
The kitchen has all the amenities you will need to prepare a meal for your family- pots/ pans/ cooking utensils/ silverware/ glassware/ plates/ bowls and much more-
We also provide olive oil, salt & pepper, some cooking spices, sugar, coffee, tea & coffee maker.

A gas Weber BBQ Grill is provided to guests (please read and follow instructions before use)

You will have comfortable linens on each of the beds/ mattress protectors as well as a blanket & quilt all the pillows have allergy safe pillow protectors on them.

The bath towels are large and luxurious-
Some toiletries will be provided- (shampoo/ conditioner, soap, hair dryer)

Washer and dryer -(with 2 complimentary detergent pods)

The home is accessible by wheel chairs, however there is 1 step from the driveway to the home.
The shower is accessible for people with special needs with a very small lip on the shower edge-

We also can accommodate to families with babies/ children- we have a portable crib, high chair and baby bath available in addition to games, books, toys & non- breakable plates/ bowls/ cups-

This home was built in the (1950’s) - we have kept the original hardwood floors throughout the bedrooms/ living area and hallway- due to this the floors do creak from time to time-
The air conditioner / heating unit is located below the home - guests can here it when it turns on/off-
The house is located on the Main Street to Bays Mountain - during certain times of the day the street can get busy with traffic-
The driveway is a circular gravel driveway- with a large tree on the road side -there is plenty of space to park - just be careful if you back up!!!

GUEST ACCESS

This home has been designated for paying guests-
There is a small porch on the front of the home and a larger deck on the back of the home - as well as a large grassy back yard area where families can enjoy-

INTERACTIONS WITH GUESTS

As hosts were are available via text/ email/ or through the VRBO platform-
You will be given the access code to the home the day of check in-

OTHER THINGS TO NOTE

We have tried to be as accommodating to our guests as much as possible- however there are a few things to consider-

NO Parties
NO Pets
NO SMOKING

The house doesn’t have a fenced yard so please watch your children closely as the street it’s on can get busy-(make sure they play in the back yard area)
The driveway is gravel- and there is a large tree to the left of the circular driveway- make sure you pay close attention to it if you back up!
The hardwood floors are original with the house, therefore they do make noise in some places!!! The heat pump below the home can sometimes be heard when it shuts on/off-
The bathroom has a pocket door- with a lock!

NEIGHBORHOOD

The access to many parks/ recreation facilities/ and downtown Kingsport is all within 5 miles radius!! Your still outside the city limits but close to everything-

GETTING AROUND

If you have a car then that’s best- there is so many things to see and do that a car is the best option- There’s also a bus / transit system that runs through the Kingsport area- each guest will need to check the KATS schedule to see when and where the routes are-
