No carpet anywhere.

Playground within 2 minute drive. Market Basket, Hannafords and Super Walmart within a 5 minute drive. 99 Restaurant, Jade East Chinese Restaurant, Kyoto Japanese Restaurant, are a short drive away

Central air/Forced hot air gas heat
Verizon Fios internet/cable TV --1 GB speed- Wireless is excellent throughout the house

HOUSE RULES:

2. **NO SMOKING ANYWHERE ON PROPERTY*** THIS IS STRICTLY ENFORCED

4. NO GRILLS/OPEN FLAMES
5. NO UNPAID OR UNREGISTERED PEOPLE, ARE ALLOWED ON MY PROPERTY AT ANY TIME.

Violations of any of these house rules, will cause immediate termination of rental. Additional damages may be assessed upon discovery.

Access to the House:
The entire house has key-less entry (keypad). On the night before your arrival, I will text the code to the keypad on the side entrance. Enter the code, turn the lock, and then use the handle for entry.

A walk thru of the property will not be granted.

A cleaning crew will not be present during your stay. I hire a cleaning crew prior to your arrival and immediately after your departure. Your prepayment covers a very small portion of the total house cleaning. Please try to maintain the house as it was provided to you. Cleaning supplies are provided, if needed.

RESERVATIONS::
All occupants (total number of people: how many infants, children, adults) must be disclosed before booking.
Any requests for more than 7 guests, will be respectfully declined. No additional guests are allowed during your stay at my house.
Reservation confirmed ONLY after payment clears.
Any and all fees (example - cleaning fee, property protection, service fees) are not reimbursable.

Snow removal provided as needed. I hired a contractor to plow, shovel and plow out the mailbox. First swing by is no later than 4am and every 4 hours thereafter. No plowing will be provided after 10pm.

Grass cut as needed. Every 6 days, weather dependent.

To make sure there are no surprises for any guest: Irrigation system is set to multiple timers - the water goes on from 6:00am - 7am every day from May thru October. The start time for these times will not be adjusted. If the start time is an issue, please contact another host, as I can't guarantee that the water running in the front and side of my house won't make some minor noise. Water pressure in the house is not an issue, while the lawn is being watered.

Address is provided after payment has been received. Since I receive a ton of requests for my exact address, prior to booking, I do not give that out for my own safety. Please Note: The general vicinity of my house is within walking distance of East Street and Chandler Street.

Location: Route 128/95 - If you are looking for a home to rent that is close to Route 128/95, this house is not for you. Due to traffic and distance, it can take a very long time to get to and from that highway from my home.

**REFUND POLICY**
Refunds will not be provided for any events that are beyond my control.
Example #1: If you are delayed in arriving to my house, due to weather, illness or a death in the family, a refund will not be provided.
Example #2: If you decide to depart early from your confirmed reservation, for your own personal reasons, a refund will not be provided.

In the event something breaks, promptly contact me via text and I will resolve the situation by any means necessary.

I do everything possible to make certain that all guests have a fantastic stay at my home.

Wheelchair available for use during stay to and from property. This wheelchair is not to be brought in the house. It is kept mounted on the wall in the garage. Weight limit is 250 pounds.

Furniture is changed when necessary, photos may not reflect current season.
