This gorgeous cottage is built in 2018 with a rustic theme as its core design. This 3+ acres property has absolute privacy, where you will feel nature and its quietness!

The main level features an open concept living space perfect for people to gather around the kitchen, or get cozy in front of the stone fireplace (NOT for use, showpiece only) in the living room. The home is a unique masterpiece decorated with artistic personal touches. Features fantastic cathedral cedar ceilings, central heating & cooling, wildlife-themed décor, hand-built furnishings and wooden sculptures, and an abundance of tiny details left for you to discover; what you get is truly an experience you won’t find anywhere else.

The chef's kitchen boasts a large island with granite countertops. The two copper sinks are from Mexico, there are brand new stainless steel appliances and some basic oils and spices for use. Everything a culinary specialist could need is provided. Cookware, bakeware, utensils, etc. can be found in the cabinets and pantry. Enjoy freshly brewed coffee how you like it from the two coffee machines (Keurig K-Cup machine and Braun Drip coffee maker).

The Den/Ent room (4th bedroom also) has everything you need for family games and movie nights. The Den can also be used to sleep 3-4 people, using the daybed, sofabed, mattress, and sofa. Features a 75" 4K TV with complimentary Netflix and a 5.1 surround sound system for an amazing visual and audio experience. There's also a Wii U console with 2 Wii remotes, 1 Pro controller, and many popular titles and party games (bring your own controllers for additional players!). There are several books and board games such as Monopoly, as well as chess and cards. There is a 4 pcs washroom on the ground floor with a bathtub and a standing shower. The laundry machines located in the ground floor washroom can be used by the guests.

Following the spiral staircase upstairs you will find 3 bedrooms sleeping a total of 8 and 2 washrooms. The master bedroom boasts a king-sized bed and a 4K smart TV. The attached 3 pcs bathroom has a standing shower. The room with two bunk beds comfortably sleeps 4 adults, and the last room has a queen-size bed. In addition, we have an extra mattress under the queen bed. There is a powder room in between the two bedrooms. Bedding and towels are provided.

Enjoy the covered front porch for breakfast or lunch, or lounge on the back porch and soak yourself in the hot tub and enjoy a direct view of the beautiful Moira River, you could fire up the barbecue too. Sit down at the firepit by the river and enjoy the company. Spend the day on the river fishing, kayaking, canoeing, and swimming. If you are into gardening you'll love the vegetable, herb & perennial gardens out in the front. A must-have experience is to check out the famous Vanderwater Conservation area for a peaceful nature getaway.

· The Cottage and all its amenities are for your use and enjoyment!
· The wood-burning fireplace is NOT for use (not functional).
· The Garage is NOT for guest access.
· No pets are allowed on the property.
· NOTE: Please refrain from touching/handling any of the decorations and art pieces, these are just for viewing as they are delicate.
· The driveway can comfortably park 10 vehicles, boat trailers, ATVs, snowmobiles, etc.

A vehicle is needed to get around. Towns/cities nearby include:

· Tweed township (10 mins North)
· Stoco Lake (10 mins North)
· Crystal Beach (25 mins)
· Golf clubs (15 mins south)
· Batawa ski hill (30 mins)
· Prince Edward County (45 mins) - famous for the wine tour

===>Important points to know before booking the place ===>
• No loud music in the open area under any circumstances
• We don't allow private/commercial uncontrolled parties on this property
• By-law, you can’t make noise after 10 PM, respect the rules of this quiet neighborhood
• We don’t want neighbors compliant due to non-compliance with rules and any irresponsible acts like loud music, heavy noise, etc.
• No PETs are allowed on the property.
• Seasonal summer items (available JUN to SEP only) Kayaks, Canoes, and Paddleboats included with your rental (including PFDs/life jackets).
• During winter, the river is not safe to stand or skate on as the ice is not strong enough, and there is a strong undercurrent.
• We supply some basic soap, shampoo, and conditioner, which may not be of your choice, so, please carry your own shampoo, conditioner, and body soap.
• There are colorful beach towels available by the backyard door for the hot tub use only. Please do not use bath towels in the hot tub.
• The hot tub can accommodate 6 people max for a session, please respect that, so that you won’t lose the water. If you lose hot tub water, we can’t fill the hot tub on short notice because we need to order the water and that cost will be passed on to the guests.
• The hot tub always needs a certain water level (over jets). If you see the water level down or the hot tub is losing water, please STOP using the hot tub and contact us immediately.
• The hot tub cover should be on while not in use.
• Smoking is strictly prohibited inside the house. If you smoke outside the house, please don't throw the cigarette buds randomly, collect them and put them in a garbage bin when safe.
• We do basic cleaning of the BBQ machine after guests' use, but you should do an optimum clean by yourself. Please do not leave the BBQ machine uncleaned after use!
• Please note, that the BBQ machine is directly connected to a propane line, so, please don’t move the BBQ machine placement!
