IMPORTANT NOTE: Regardless of the cancellation policy, a non-refundable 10% processing fee will be applied to all cancellations.

ROOMS:
This house sleeps 12 guests. Please see below for bed count:

- Room 1: King bed with a private work space and a smart TV. (Sleeps 2)
- Room 2: Queen bed with a smart TV (sleeps 2)
- Room 3: Two queen beds with a smart TV and private bathroom (sleeps 4)
- Room 4: Two Queen beds with a smart TV (sleeps 4)

BATHROOMS:
2 full bathrooms fully stocked with shampoo, conditioner, body wash, hand soap, wash cloths, towels, and a hair dryer.

KITCHEN AND DINING:
Fully stocked with pots & pans, plates, cups, mugs, utensils, cooking tools, coffee pot, toaster oven, oven, refrigerator, and microwave. The dining area has seating for 12 with all the necessary dinnerware.

OUTDOOR SPACE:
Backyard features an outdoor pool with plenty of lounge furniture. Pool is not heated.

PARKING:
Free parking is available in the driveway for up to 4 cars.

WHATS INCLUDED:
Free wifi, We provide a starter pack of essentials (toilet paper, paper towels, & toiletry) for your first few nights. You may need to purchase more depending on use.

The entire house is for your exclusive use. Please observe checkin time is 4pm. Due to high occupancy we may not be able to accommodate an earlier checkin. We recommend you reserve the night before or the night after at a discount rate if needed.

We are here for you during your stay, but the level of interaction is up to you. The best way to communicate with us is through the app, but in case of an emergency, we are only a phone call or message away. You will be able to self checkin upon arrival and self checkout.

Waze or any other map application are very reliable and will help you get around! We recommend you rent a vehicle.

Please NO PARTIES AND NO SMOKING. Smoking inside the house will incur an additional cleaning fee. You can smoke outside.
Surveillance cameras on site for your safety and ours.
Remember that you’re staying in a house, not a hotel. we ask that you be mindful of the noise to respect the neighbors. Please treat it with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Thank you
•Observe Checkin 4pm and checkout 10am times and instructions. We may be unable to accommodate early checkin, however if it is available we charge $25 per hour. Unauthorized late checkouts will incur up to a $100 fee per hour or portion thereof.

•We strongly suggest you consider purchasing trip cancellation insurance to protect your investment from any unexpected covered cancellations. We cannot operate outside of our cancellation policy.

•NO PARTIES OR GATHERINGS In case of a party or gathering to avoid cancellation with NO REFUND of unused nights. No Illegal activities allowed.

•EXTRA GUESTS not allowed without prior authorization.

•Outdoor Surveillance camera on site. There are 3 security cameras
1 Located facing the front driveway
1 Located facing the pool and backyard area
1 Located on the side of the house facing the side door entrance
All of them are recording 24/7 and for security purposes. There is no camera in private area or inside bedrooms. Please no not cover or tamper with cameras. This will result in immediate cancellation of your booking.

•No smoking inside $250 fine
*No candles or incense allowed

•Be mindful of the noise to respect the neighbors. Keep noise down after 9pm and please keep noise to a minimum in the front of the house.

•Due to the property having a septic tank please ONLY flush toilet paper in toilets.

•We do inventory after each stay and any missing items, heavily soiled or damaged linen/towels, clogged toilets, excessive dirtiness or indoor smoking will be charged accordingly.
