Z'Uno, the Perfect Little Beach House on Gulf with Pool in Playa San Benito

Great beach home on Gulf of Mexico in San Benito, Mexico. Secluded beach where you rarely see anyone, only the occasional fishing boat. White, sandy beach--walk out into the Gulf 100 yards before water is above shoulders. Perfect for long distance swimming.

Beautifully covered and protected patio overlooking the Gulf with dining tables. Refreshing, filtered, staired pool allows for easy entry and seating on steps with built-in chaises at far end. Chaise lounges and chairs for lots of seating and sun worshipping. Courtyard has gardens and sheltered dining and sunning. Perfect for those breezy days or cooler nights.


Z'uno is an ideal retreat for a couple with the occasional guest(s) or a family with a child or two. Stay a month at these great rates. Wonderful location for exploring Mayan ruins, Merida and the Yucatan Emerald Coast. Excellent restaurant nearby at the TechnoHotel located within 1/2 km, and more good dining in Progreso on the Malecon and in Merida. Spa available at Yucatan Reef Hotel.

Was a wonderful experience all the way around. Everything was as described, owner was wonderful to deal with as was the locals that assist her. This was the first place I've stayed that I didn't have to contact the owner about anything. Recommend! It is very shallow for a good ways out perfect for kids.

The beach house was great and exactly as described. We did lose power on 2 days for 2 and 4 hours a piece and was without internet for close to a day but that was fine.The host and property manager were very attentive and communicative with any questions or concerns that we had.The property itself is located Beachside as you can see from the photos which is fantastic except when there is a wind which could be quite strong at times. I understand that's a facet of weather in this area in january.There are very few properties that are inhabited in and around this house with the exception of the one next door. We did have to ask guests and cleaners to turn down the music a few times but they were accommodating and it wasn't an issue.The property is quite remote and ideally you would have a car but if you don't, as we didn't, we were able to get Ubers and made arrangements with a tour operator. Plus, there is a convenience store a 5-minute walk away.I would definitely come back.

Quiet & Peaceful

Selected this property with the hope of peaceful seclusion, which is what we received. Would stay here again if we return to the area. Caretakers were excellent and almost immediately respond when we had a question.

Adorable house by the sea in the Yucatán.

Everything was great about this little house. Very spacious and everything we needed. The pool was great and you can just walk from there directly to the beach and the Gulf of Mexico. Beautiful colors of the sea. I just wish the weather had been better to enjoy this wonderful gem. Thank you, Lisa.

Loved our getaway!

Z'Uno was indeed a perfect little beach cottage. We felt safe and loved the privacy. Having the beach just steps from the house was so enjoyable. Swimming in the Gulf was divine. We loved the patios and pool, too. Lisa and Ydelfonso were easy to reach. It was so beautiful, quiet, and peaceful. We look forward to returning someday.

Perfect house for a perfect trip

The house has everything you need and more. A true paradise. We were perfectly welcomed. The house is big and you have plenty of space in the sun and in the shadow. Love the sound of the ocean breeze rustling through the palms!

Sweet little beach house! Z’Uno has an amazing ocean view framed by some of the most beautiful palms I’ve ever seen! Comfy and well equipped with everything we needed. Love all the different outdoor seating and dining areas, we were even able to enjoy the pool in January!!! Also appreciate being away from the crowds of Progreso. Lisa and Ydelfonso went above and beyond to take care of us!

Well-priced on the beach location

Beautiful ocean view, on the beach location with small private pool. Small enclosed courtyard at the back of the house was perfect for windy days. Nice beach and lounge chairs with cushions and towels provided. Need a car if you are staying here as markets are not within walking distance. There is a nice walking trail across the road with views of flamingos and other waterfowl. This house is perfect if you’re interested in eating in frequently, the grill is great! Lots of shells and seaweed on the beach, so bring footwear if this is a problem for you. We would stay here again!

AHHHHH!

Our perfect kind of house for sun and relaxation! The house and pool along with patio door in bedroom that lets you hear the ocean all night! What else do you need to get away from winter? WIFI worked perfectly hot water was iffy for us for a few days but we found if you turned on the sink along with shower the pressure was enough to bring the hot water to the shower. We had a fabulous vacation. Thank You!!

Playa San Benito beach house 20 minutes outside of progreso

We enjoyed our stay here. Pictures were accurate of the beach house. It was clean and comfortable. However it could have been stocked better with toliet paper and dish soap. Everything else was well stocked dishes , towels and garbage bags.Our hot water kept going out. Was our only complaint. Other than that everything else was nature's doing as far as our power going in and out due to the weather we experienced while there. The weather wasn't ideal for what we expected but doable. We enjoyed our time here. It wasn't very convient to get around you definitely need a car. We were able to manuver without one with the help of Uber app. $10-13 to get to and from progreso . Hard to get a ride out but easy to get back. If you want to be away from noise and people this is the place. Lots of quite seren days for us which we loved. Everything in the house is electric and gas. So when the power goes out. Everything is out. It wasn't bad. For entertainment we played music , cards and dominoes. TV was available but you had to have your own account to watch Netflix , YouTube and Prime to watch. No up to date selecti movies on DVD available to watch.

The beach location was fabulous and Ydelfonso spent time acclimating us to the house.The kitchen was in poor condition. Cracks in the kitchen counter, stove burners not working, dirty refrigerator, rusty utensils, cabinets ill fitting, not shutting, no kitchen towels, just generally dirty, old and in need of redoing. Living area had stains on the couch and dining chairs, screen door to pool area was a struggle to open and close every time. Pool was clean. Bathrooms were pretty unacceptable. No place in shower to set shampoo, soap, etc unless you were 6' tall.Water leaked out of the shower and ran onto the floor because of no sill. No toilet paper holder, toilet leaked sometimes out to the bedroom. No bath mats and slippery floor due to water leakage. No counter space to set toiletries, just a cheap plastic set of drawers. Nozzles blocked on shower head and had to be cleaned.Bedroom had splits for A/C which were great. Curtains in small bedroom very difficult to open and close. Small wire rack for clothes, no dresser, no suitcase racks. Bed and pillows were comfortable. Lots of sitting areas. No live TV, only Netflix and Amazon with your own account. If not for the view and the privacy, I would have given it a "terrible" review. Definitely not worth the price!!!

Merveilleusx séjour... Un plaisir chaque matin de retrouver la vue mer et piscine sous les cocotiers... Cela a été très dépaysant pour nous Ydelalfonso à été tout à fait charmant et attentif.. Globalement merveilleux séjour tant pour la maison que pour la région
