FREQUENTLY ASKED QUESTIONS

How many people are allowed at the apartment?
Four. That's the maximum occupancy, and it's a hard limit on how many people may be at the apartment at any time — not just overnight. Everyone must be listed on the reservation. If you reserved for two people, only those two may be here. No visitors, no one stopping by, not for an hour. This is a managed building with badge-controlled access and we're accountable for who's inside. Going over can end a reservation with no refund. Message us before anyone else arrives.

How do I get my keys?
Your keys are in a Keycafe kiosk at the garage entrance of the building. Keycafe sends you a separate message with your pickup code before arrival — bring your phone and a photo ID, because the kiosk requires both. Key access activates at 4:00 PM on your arrival day, not before, so please plan travel around that.

How do I get into the building itself?
Building doors run on the PDK (ProDataKey) app. You'll get an emailed invitation to activate it before arrival — please set it up before you travel, and check your spam folder if you don't see it. If your activation code doesn't work or Bluetooth is denied on your phone, message us and we'll reissue it. Everyone on the reservation can be set up.

What time is check-in and check-out — and is it 3 PM or 4 PM?
Check-in is 4:00 PM. Check-out is 10:00 AM. If you see 3 PM anywhere, that's an approved early check-in, which is $25 per hour when the schedule allows. Unauthorized late check-out is $25 per 15 minutes, so if you need extra time, ask us first and we'll give you a real answer.

Where do I park?
You have one free reserved space — space #8 in the garage. You'll receive the garage entry code on the day of arrival, and there's a parking hang tag inside the unit. Please leave the hang tag in the bowl on the dining table at checkout; unreturned keys or tags are $100 each to replace.

How do I get to the pool and fitness center?
Both are community amenities included with your stay, and your PDK app access is what opens the doors along the route. If a specific door isn't opening for you, message us and tell us which one — we can add it to your access in about five minutes, so don't work around it.

Is there a security deposit, and what is it for?
Yes — a $300 refundable security hold, and it covers only two things: damage to the property and violations of the house rules. It is not a fee and it is not income to us. It works the same way a hotel holds your card at check-in. You authorize it when you sign the rental agreement, it's placed 2 days before arrival, and it's released 7 days after checkout with no damage reported.

My bank shows the hold released and then charged again. Why?
That's your bank's handling of authorization holds, and it varies from bank to bank — debit cards especially. Some banks release and re-place a hold during a stay. We have no control over it and no visibility into it, and you don't need to call them or follow up with us about it. Magnolia receives no money from a hold. Funds only leave your account if we withdraw against the deposit, and that never happens without notifying you first, with an explanation, before anything is taken.

Can I get a late check-out?
Sometimes — it depends on the next arrival. Approved late check-out is $25 per hour; unapproved is $25 per 15 minutes. Ask us the day before and we'll tell you straight whether 2 PM is possible.

Can I have mail or packages delivered?
Please don't. We can't retrieve mailbox deliveries and building staff can't help with mail or packages for people staying here. Use an Amazon Locker, UPS Store, or FedEx location instead — there are several within a few minutes of the building.

Is anyone on site if I need help?
There's no on-site host, but we're reachable and we answer. Message us through the booking platform.

How do I handle trash?
Bag and tie everything. Valet trash runs five days a week — set your secured bag inside the valet can outside your door after 6 PM, and bring the empty can back in before 9 AM. There's a trash chute on every floor for anything extra. Trash left out at the wrong hours draws building fines, which is why we're specific about it.

How far is the Texas Medical Center and NRG Stadium?
TMC is minutes away. NRG Stadium is walkable for events, which is exactly why the free reserved parking matters on game and rodeo days.
