This spacious connected duplex unit offers 8 beautifully designed bedrooms, providing ample accommodation for up to 22 guests. -This unit is completely gated and fenced. Also, you can park up to 5 cars inside and 5 cars outside the two automatic drive gates.

The entire duplex is exclusively yours, without interruption during your stay, so relax, unwind, and make yourself at home

The only exception will be the service technicians serving you! (Trash valet services usually coming on Thursdays and Friday or Saturday, and we will have a spa technician visiting usually on Mondays. Those days can vary depending on circumstances, and they will only stay outside the house in the front & back of the house providing service to your group).

During your stay: We will have yard maintenance guy (usually on Mondays), cleaning company (check out day), hot tub maintenance team (usually on Mondays), and trash maintenance service team (Any day from Thursday to Sunday) servicing the unit on a regular basis. They will mainly stay in the yard area. They may knock on the door and ask you questions when they need help with their service.

★ NO Neighborhood Nuisance Allowed ★
Our neighbors support us as long as we don`t disturb neighbors. Please be respectful to the neighbors.

- When you book with us, please make sure to abide by the city ordinance. Please keep the quite hours: No loud music or noise between 11pm to 8 am on weekends (10pm to 8 am weekdays).

Pets are allowed case by case. Please inquire us. No instant booking allowed with your pet. Kindly message us with the kind, type of breed and the details. $100 non-refundable pet fee applied per booking per pet.


★ NO SMOKING INSIDE ALLOWED ★

Please refrain from smoking/vaping inside the property! Any smoking evidence will result in odor removal and furniture cleaning fees. Absolutely no marijuana is allowed.

★ We will provide basic amount of toilet papers, paper towels and trash bags to get your stay going. If there are instances you use more, the guests will be liable to purchase more.

**Please do not have packages delivered to the property`s address**

Guest verification and rental agreement required.
We will welcome friendly and cozy gatherings, but no lousy and/or noisy party please.
We all want you to have a good time, but we want to make sure our neighbors can carry on their peaceful life with uninterrupted sleep at night, please. (Quite hours 10 pm to 8 am).
Do not park, pull up your cars, or block the neighbors driveways. Do not step on the neighbor`s property and/ or driveways.
No fireworks or live music allowed in the property.
Cooking is allowed in the backyard or inside the house, please. No cooking and/or gathering allowed in the front parking area.
No vaping/smoking/ marijuana allowed inside the property. Extreme noise/ marijuana detection system throughout the property. The host will be notified when those activities happen. When we get that notification, warning will be issued.

Swim spa/ Hot tub cover needs to be placed when not in use.
Minors need supervision when they are in the outdoor area especially with swim spa/ hot tub.
Please do not link to a unknown blue tooth device. We had an incident when the guests connected their music to the neighbors` audio system.

The guest will notify the host of any issues they encounter during the stay and give reasonable time to rectify the issue.
The person who made the reservation needs to be the point of contact for the whole group, and he or she needs to be present during check-in.
Extra late check out fee of $100 will be charged if you check out 15 min after the check out time.
If there is an unauthorized party at the unit, a security team will be dispatched at your expense and the booking will be cancelled without refund. You will be also be charged for the full security deposit for the violation of the house rules. If you are bringing in extra visitors, the head count needs to be reported before check-in time.

We only allow the maximum of 22 people at any given time including visitors. If you have more people than this, this will be considered a party. If you have

If your checkout time is delayed by 2 hours, you will be charged for the extra nightly rate and the guests are not granted the extra night. If the guests wish to spend one more night, that person needs to make a separate reservation for the extra night and get approved by the host.
