GUEST ACCESS:
You will have the access to the whole property except the large garage, which is locked with storage and cars.

For the river property, please follow the fence line where you shouldn’t across other side of properties. Stay in between two fence lines. :) And of course, please do not go across the river to neighbor’s property. We own the half of the water side, so you can play anywhere within our property.

BE ALERT: Watch out for slippery and bumpy levels when stepping down to the beach!

If any of you want to park RV/Camper/Etc. - $30 per night extra.

This property can hold up to 20 guests, but 15+ people staying will be considered as special event (fees rendered, more details down below in description).

Towards the riverfront, on your left is Kathleen (a sweetheart, never bothered us), on your right is Nancy (always walks her dog by the yard, nice, but not a social person), on your front across the river is Gary and Julie (nice couple, but they like the quietness), and behind your property is Lisa (awesome neighbors!)

---IMPORTANT NOTICES, FINES, & RULES---

Smoking in house or garage - $300 penalty fee. Please ONLY smoke outside away from the house.

Loud music party past quiet hours (10pm weeknights/11pm weekends). My neighbors will text me if there are music blasting parties - $300 penalty fee.

GUEST PRICES:
$25 per guest who stays past 8pm
$15 per visiting guest who leaves before 8pm

More than 16 guests are allowed. Beds can hold 18-20 people. If you want MORE, then you guys can bring air mattresses, tents, etc. — You are MORE than WELCOME to enjoy yourselves!

Wedding/funeral reception, retreat, large events are welcome!

Year 2025 EVENT Fees - (for 15+ ppl staying over):
$500 one time FEE. Then $350 per group of 10 people (ie: 27 EXTRA guests = $300 x 3 groups = $900 extra).

PETS:
$50 cleaning fee per pet & $15 per night.
Discounted prices if longer nights and/or more than 2 pets.

RULES:
1) Dog leash is required on the riverfront beach. Anywhere above the cliff is not required (BUT stay in the property). Out of gate, leash is required.
2) When you bring dogs on property during your stay, you are required to close the driveway gate at all times.
3) Pick up dog poo poo every time you take dogs out because we have a huge property that you wouldn’t find the poo poos when cleaning it all at once. :D

RULES for this property:
1) Put all furniture back to where you found at your check in
2) Clean up after yourself (clean up BBQ grill/chairs/trash/stuff brought down to river/etc.)
3) Fire Ban starting on July 15 to August/September (3x3ft is allowed though! So, please respect the county rule, or you will be fined $250)
4) Shoes off in the house/indoors
5) Electricity and water is turned off when not being used
6) Close the front gates 24/7 if you have pets (AND when you check out)

BEACH AREA:
PLEASE no glasses, only plastic cups/bottles
Do not throw cig butts (only in a jar)
Do not throw or pour alcohol in the river
Do not break or move nature rocks (we will get in trouble for that)

CHECK-OUT INSTRUCTIONS:
1) Make sure all of the furniture is back to where you found them
2) Dishwasher is turned ON
3) Washer is turned ON with all the dirty towels
4) Put the trash out by the front door, on the cement. Maids will take them to the front gate trash bins. Trash Day is Wednesday mornings
5) Close the gate

REQUIRED: Anyone with ZERO or with less than 3.75 rating review will need to do an additional $500 refundable security deposit. Refunded right after maids check out if all rules are being followed.

It’ll be through this platform for all of the $ so it’ll safe for both of us.

We have outdoor security camera so we will know how many people are coming in and out for safety reasons.

Cameras are NOT allowed to be touched or moved…
$100 penalty fee.
