** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.

** By booking this reservation, all communication (welcome message, check in instruction and keypad code) will be sent via your email, not via Vrbo messenger.

✍️ Guest MUST answer all pre-booking questions (even on instant booking) to make sure it's a good fit as well as to help us prepare for your stay.

✍️ Guest MUST provide a security deposit ($100) and matching driver license ID (if profile has zero reviews, bad reviews, is local, and/or one night stay).

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

** USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.

HOUSE RULES AND REMINDERS:

- We are committed to abiding by all state, county and city rules and regulations as well as protecting our properties. We've partnered with "Know Your Guest" (Superhog) the leading vacation rental guest-screening provider.

- Before your booking begins, you'll need to verify your details through Know Your Guest. You'll also have the option to choose between paying a refundable security deposit or purchasing a non-refundable damage waiver. We recommend choosing the damage waiver as it provides protection in case of accidental damage during your stay.

Please note that after your reservation is confirmed, you'll be asked to validate certain information about yourself and select one of the following two options:

1. Damage Waiver/Application fee (non refundable) = $20 AMT in superhog.

OR

2. Security Deposit (refundable) = $150 AMT could take 5-10 business days max

- All pre-booking questions must be answered to ensure a good fit and proper preparation for your stay, even on instant bookings.

- Occupancy limited to 8. Violations such as noise complaints or more than 2 vehicles without prior approval may result in forfeiture of reservation/ immediate eviction with no refund and a ban from the booking platform.

- ID required for reserving party (the person who made the reservation), all guests must be approved, occupancy rules must be followed. The reserving party is responsible for the entire group.

- Early/late check-out requests cannot be accommodated. Please respect set check-in/out times for proper turnover of property.

- By booking this reservation, you agree to pay a $100 fee if guests do not check out by 11:30 AM, with an additional $50 for every half hour after that.

- We allow one dog with a $200 pet fee to be paid upfront. Guests must bring a kennel and clean up after the pet. Extra cleaning charges may apply if necessary. Pet fee is not an additional cleaning fee.

- (If) Emotional support animals will have a pet fee of $150.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- No smoking inside the home or within 15 feet of doors/windows. Fine of $750 for violation. If you plan on smoking outside, please dispose of any butts in the trash or there is an additional cleaning fee.

- NO smoking on the premises. Violation fee: $750.

- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

- If house rules are broken, the entire reservation will be forfeited, and additional fees are applicable. Examples of rule violations include disturbing neighbors, hosting a party, exceeding maximum occupancy, having unauthorized guests, smoking, and bringing additional vehicles without permission.

- Use of pool is at guest's own risk. Owners and management not responsible for accidents or injuries. Pool doesn't need a vacuum because it has in-floor cleaning.

- Surveillance cameras at property entrance/exit. May be used to detect unauthorized parties or rule violations.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

- Please inform us of any issues upon check-in, we will resolve them within 24 hours. We cannot control acts of nature and occasional equipment breakdowns (such as HVAC, water heater, power outage) but will act on them immediately. No discounts or refunds will be offered for such issues.

- This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it's missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one. Thank you.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Early check-in is subject to approval and incurs a fee of $100 for every hour before the check-in time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you've received one) to avoid a $250 charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

- Please treat the home as if it were your own, no mandatory check-out procedures, just pick up after yourselves and leave the house in good shape. Thank you. ❤️
