Our pricing listed is based on accommodating groups of up to 12 guests with 5 bedrooms and 5 bathrooms. However, for larger groups of over 12 up to 16, we offer an optional 6th bedroom at an extra cost. The optional 6th Bedroom allowing up to 16 people to sleep overnight at the Villa offers a Queen size canopy bed, queen size sofa bed, en-suite bathroom and breathtaking views over the pool area. Please contact the host for pricing. Please know that we share this option to allow for greater flexibility in bookings and ensure all guests have a comfortable stay.

The Villa features Dramatic vaulted ceilings, decorative panel moulding, beautiful wall finishes, neutral fabrics, hardwood floors, large French doors Original art, and hand-made crown molding. The Villa's interiors are whites and soft grey's and utterly luxurious, mostly furnished with restoration hardware and Italian handmade pieces. The five immaculately decorated bedrooms offer Sheets made from a blend of smooth Tencel Lyocell & cotton, natural fibers prized for their softness, Feather and Down pillows. Luxury Towels with 100% Hygro cotton loops and Ultra-plush engineered down fill Tencel mattress toppers. The nine-hundred square foot, ten window great room over-looks both vineyards, the orange tree orchard, the activity area, and walking trails. Speakers – Just as hotels do we have a noise ordinance policy. Amplified music is strictly prohibited both outside and inside the villa, guests are able to utilize the speakers within the villa or their cell phones outside the villa.

Spa – Four hours are included per night booked and thereafter there is an additional charge of $25 per hour. Spa automatically turns off at 9:30PM.

Pool - Pool can be heated for an additional charge. Please contact host for details.

Slide & Waterfall –Due to San Diego county and neighborhood noise ordinance the Slide automatically turns off at 7:30PM.

• Day guests – Day guests, drop ins or revolving guests are strictly not allowed, only registered guests staying at the property are allowed on the estate.

• Check in & Check out– check in is at 4PM and registered guest must check in first due to the registered guest being responsible for all guests. Check out is at 11AM.

Outside quiet hours – 9:30pm – 8am please note noise ordinance rules are specified and enforced by San Diego County & our neighborhood in addition to VRBO and outside speakers are not allowed. guests are asked to be inside the house by 10pm.

Parking:
Up to 8 cars maximum.
- Please note that the indoor and outdoor fireplaces, are non-operational
- Pets are allowed for a $300 fee per pet.
- ATVs and dirt bikes are not allowed on the property.

This is a smoke-free, drug free and Vapor free property. Violation of this policy will result in $1,000 violation fee, and liability for any fire or property damage costs.

Security & Safety - Ring Camera Devices for security and safety overlooking the car parking and pool area.

Should you need any assistance, we are available 24/7 during your stay, as we reside in the detached guest house.

We strive to keep all amenities in working order but if any major amenities such as the AC, Pool or Spa can't be used because of a malfunction, we will refund the guest $100 per occurrence per day if cannot be repaired the same day. Due to the remote location of our property’s guests may experience unannounced power outages.

Violating any of the above rules will cause a fee of $2,000 per occurrence.

Other things to note:
Entire House and Grounds are accessible with the exception of:
The detached guest house
Three car garage
The Sixth bedroom in the Villa (This will not be occupied during your stay)
Driveway and garage bay are also used by owner.

By checking into the property, you waive, discharge and agree to hold harmless the host from all damages or injuries arising from or related to you and any guest, registered or non-registered.
