Spa/Pool Heating Guidelines

We offer four complimentary spa heating hours per three-day reservation (with a pool temperature of 60+ degrees). For week-long stays, the complimentary heating doubles to eight hours. Heating the entire pool requires approval and separate fees: $150 for a two-day minimum, plus $50 per additional day.

Important Details to Know:
    1.    The spa/pool heats up 2–10 degrees per hour, reaching up to 104 degrees depending on size and initial temperature.
    2.    Pool and spa heating schedules must be arranged with the owner before booking.
    3.    Heating the spa typically takes 1–2 hours.
    4.    Guests are not permitted to operate the pool equipment. All features are operated remotely by the owner. Improper use can void the equipment warranty.
    5.    Heating is not automated. The pool features are operated via an app. Please text between 8 AM and 6 PM to schedule spa/pool heating.
    6.    Heating is faster during the warmest daylight hours (11 AM to 6 PM).
    7.    When temperatures fall below 40°F, the pool’s freeze protection mode automatically activates. This includes running the filter pump and waterfalls, which may produce noise, especially at night.
    8.    Heating will not be activated during temperatures below 60°F, during lightning storms, or in rainy conditions. If early morning or late-night swimming is a priority, refer to the house manual for alternate swimming facilities.
    9.    If the spa/pool is a critical part of your stay, please inform the host in advance, as unforeseen issues (unrelated to weather) can sometimes occur with the spa heater or pool chemistry.

Winter Pool Heating Information:
During colder months, heating the pool takes additional time and care. The filter pump and heater must run during the warmest part of the day to maximize efficiency. Swimming midday when the sun is strongest helps retain heat. Proper circulation is crucial, as turning off the pump can lead to uneven heating. We follow manufacturer recommendations for best results in cold weather.

PLEASE NOTE:
Heating the entire pool in freezing conditions can take several days and requires extra care. If you plan to swim during winter, please arrange this with the host before your stay.

*Please be respectful of outdoor noise. Quiet time during week nights is from 9 pm to 9 am and weekends is from 10:30 pm to 9 am. If police is called to the property during these times, will result in automatic termination of your stay. If a neighbor contacts me a nuisance complaint, I will immediatley terminate the reservation. No exceptions.
*No unapproved guest, events or pets unless authorized by Host
*We monitor incoming traffic and backyard noise to prevent unapproved parties.
*If you would like to book for a special occasion i.e. photo shoot or small meet-up, please inquire about hourly rates.
*Smoking, vaping, or use of hookah is NOT allowed on the property.
* Serious fine for smoking inside the property or marijuana smoking in the backyard.
*Any food or drink spilled on carpet or visible stains on furniture will result in an additional upholstery cleaning fee.
*There will be an additional fee of $50 every 30 minutes you are in the home past check out time (11AM) - unless prior approval from Host.
*All stained or damaged bedding, bath towels, hand towels, wash cloths, or makeup towels will be photographed and presented to guests following check-out cleaning. You will be required to pay for replacement items needed.
*PLEASE USE BLACK MAKEUP TOWELS FOR MAKEUP REMOVAL.
*We cannot be held responsible for items left behind.
*Guest cannot receive any packages via courier service or the mail, without prior approval from the host. Receiving packages via mail without host approval will result in a $100 fee.
*Any lost or damaged item like, but not limited to television, fan, appliance would incur a fee equivalent to the retail value of that item.
*In order to avoid clogging or other plumbing issues, avoid throwing any kind of objects down the toilet.
