I'm happy to say that everyone really enjoys my home. I must start by saying this is not the place to come and party. My neighbors are close by and enjoy our quiet neighborhood as you will as well. Please read the reviews. =)
The space
Everyone really enjoys my home. Please see the reviews. I must start by saying this is not the place to come and party. My neighbors are very close and enjoy our quiet neighborhood. They get up early for work and expect to be able to get a good nights sleep. Please look for another place to stay if you are a group looking for a party location.

OK, now that this is out of the way - - -

My home is perfectly located in a quiet friendly neighborhood near everything you may want. Fully equipped with Spectrum wi-fi, 5 TVs (Smart TVs, 3 DVD players, Echo (Alexa) stereo, Cable Spectrum, private secluded Jacuzzi area, 4 great outdoor spaces, piano, common garage space, stainless steel appliances, pots, pans, dinner ware, glasses, Weber Grill, nice front load washer and dryer, 2 bicycles, 3 boogie boards, 2 beach chairs, beach towels. luggage scale, outdoor shower, and more.

Beds are comfortable and my place is decorated nicely while not stuffy.

3 Bedrooms (feather pillows) and two full baths. 1 Cal King, 1 Queen and one Pull out Jennifer convertible sofa bed in third bedroom.

Abbot Kinney Blvd is at the end of the street with great shops, restaurants and bars a simple walk. Marina Del Rey adjacent. Bus stops are a short walk. The wonderful Venice Canals and World Famous Venice Beach are a 5 minute car ride, 10 minute bike ride or wonderful 20 minute walk away.

I have wonderful quiet considerate neighbors. I feel very fortunate to be surrounded by these people.

The garage This space is considered shared as it is used by the cleaning person, Tammy (see below) and possibly myself if I am in town and need to access tools or my car.

There is room for one vehicle to be parked on the property next to the garage as well as plenty of room on the street right in front of the house.

My home has an apartment in the back over the garage where my good friend Tammy lives with her little white dog, Leroy. Tammy is a sweetheart but you probably won't see or hear her much as she enters and exits from the back of the property and your living space is in the front. Leroy has the run of the property. Leroy is in some of the photos. He is an hypoalergenic Havanese breed. If you don't like dogs you would want to pick another home as Leroy likes people and will want to visit with you. You have not responsibitly for him. Just keep the gates closed so he doesn't sneak away. He's quite sly.

Guest access
Full use of everything in the house, all the surrounding patios, your private jacuzzi, the garage (shared) and the designated parking space. Direct access to the house through the garage next to your parking space makes coming and going with luggage or groceries a breeze. There is also a side door for entry if you prefer.
Other things to note
I have recent problems with guests bringing dogs so I have decided to discontinue allowing dogs. I hate to have to do this as I love dogs and dog owners. If you want to try to convince me that your dog is perfect please do.

Wonderful Home away from Home in Venice!

My husband and I stayed for two months in this lovely Venice home. What you see in the pictures is what you get! Clean, comfortable and sunny. The owner took steps to ensure that we were comfortable from our arrival to our departure. Even kept the TVs logged into his personal streaming service. Comfy beds with lovely linens. Updated bathrooms. Charming outdoor spaces. Walkable to the beach if you are a little more adventurous. Provides beach chairs and towels. Great neighborhood coffee shop and all the Abbott Kinney food and shops just a few blocks away. Quiet neighborhood with plenty of parking. Friendly neighbors if you are a friendly neighbor. Don’t book this house if you are looking for a place to have loud parties and not take care of a someone’s precious home. Check in and departure were a breeze. Literally zero problems. We will definitely be back!

Excellent stay!

We loved our stay at Emmett’s. He lives in the house and it shows. Everything works. Everything has been thought through. Fully stocked kitchen. Comfy beds. Great outdoor areas. We were somewhat apprehensive about staying in Venice. We loved it! Safety was fine. Abbot Kinney is amazing and the house’s proximity to it was great. Erewhon is 5min walk and a great (albeit somewhat expensive) option to grab a quick bite if you didn’t want or have time to cook. We frequently walked or biked to the beach just on a fly and it was great to be able to do it. Overall out stay exceeded our expectations. Will be back.

Wish we could have stayed at least a week!

This little piece of heaven is tucked away from the main streets, but close to everything. Our party of 5 was comfortable, and we felt like we were staying in a funky hotel. The decor is fun and upbeat, beds comfortable, and lots of thoughtful touches: shampoo, dish washing detergent, even a washing machine with soap. The garden/patio is small oasis surrounding the house on all sides, wish we had spent more time there. My son enjoyed playing with Leroy, the neighbor's small and very friendly dog. The kids also enjoyed using the piano and hot tub. Next time, I would definitely try to get around more on foot. You are very close to the canals here, and not far from the beach. Thanks for the wonderful stay!

All the comforts of home!

Our stay was amazing. We enjoyed all of the comforts of home, especially Leroy! Couldn't wait to wake up in the morning, open up the doors to let the wonderful breeze in and wait for Leroy's arrival! Being from the South, we were a little worried about no air condition in June. No worries! We loved opening up the doors and allowing the fresh air to flow. By sunset, we were grabbing the throw! Your home was very clean and organized! We took full advantage of the bikes and the beach chairs. This was a first trip to the LA area so we stayed pretty busy sightseeing. We can't wait to visit again and this time just simply enjoy the comfy, cozy atmosphere that your home gives. I could go on and on...anyone reading this view, my advice to you is to just see if for yourself! No disappointments!

Exceeded All Expectations

We are a family of four: mother, father, 16 and 18 year old boys. We spent an August week at this house and it was fantastic. The location was just right--a short walk to the beach, the Venice board walk, the Venice canals, and the shops and restaurants on Abbot Kinney. It is a short drive to Santa Monica and many other areas. This house has it all--a full kitchen with all new appliances, 3 bedrooms, music, 2 bathrooms, an washer and dryer, a hot tub, lovely outdoor sitting areas, comfy beds--the list goes on and on. Emmett offered us a parking spot in the back of the house, but only used it on the street cleaning day because we had no trouble parking on the street. A previous reviewer said the owner is too high strung, but we found him to be extremely helpful and dedicated to making sure his guests enjoy themselves. Emmett keeps his house very neat and clean and in excellent condition. When an outdoor hose sprang a leak while we were there, he had it fixed that day. He provided us with entertainment and dining ideas and was quick to respond to any questions we had. If you want a party house that you can trash, this is definitely NOT it. But if you want a restful place to stay at a fair price, in a fun location, I highly recommend this house. I hope we can return!

Fantastic place, in the best area of L.A.

Just got back from 1 week in Emmett's house in Venice, where my wife and I and our 3 kids (18 to 23) had an amazing trip. Firstly, I am highly impressed with how organized and responsive Emmett is. We had a bit of a glitch in getting the key when we first arrived, but even though Emmett was out of town, he kept on top of phone calls and emails until everything got sorted out. It wasn't Emmett's fault - the cleaning person who was supposed to leave the door open inside the garage forgot and instead locked it. But Emmett's info sheet he had emailed me had names and numbers of neighbours, who were very helpful. Also, he has now set things up so this won't happen again. Bottom line, the pictures are very accurate, and the place is gorgeous. The decor, furniture, even art on the walls made this a beautiful house - even nicer than our own house! The bed in the master bedroom was one of the most comfortable we have ever slept on. The entire place is immaculately clean. For the cost of one hotel room, we had out own 3 bedroom house. If we go back to L.A., we wouldn't want to stay anywhere else. The location also is ideal. You are a 2 minute walk from Abbot Kinney blvd, the main street of Venice, loaded with cool shops and fantastic boutiques. My daughter told me she read that the best men's clothes shops in L.A. are on Abbot Kinney, and I can see why they say that (although the prices at some are shocking!) We are foodies, and every restaurant we passed on Abbot Kinney looked amazing - no golden arches in sight ! (although there is an In and Out burger 5 mins drive away, which we made it to - had to try this famous L.A. place) We had brunch at 3 Squares Cafe, which was probably the best brunch I've ever had. We lucked into a table at Gjelina without a reservation - it's supposedly one of the hottest Italian restaurants in L.A. and the food doesn't disappoint - not cheap, but the wood oven pizzas were mind-blowing. Lunch at Lemonade is also highly recommended, and the pizza from Abbot's was great. You can walk to the beach and even to Santa Monica (if you don't mind an hour's walk). Venice is so laid back, beautiful and non-commercial - I am very glad we stayed there rather than Santa Monica. My daughter found this amazing vintage clothing store, and I checked out the Friday morning Farmer's Market. You are 10 minutes to the airport, and fairly central to head out anywhere in L.A.

Great house. Great location. Great host.

We really enjoyed our month long stay in January. Emmett was an excellent host, always available to answer any questions we had about the house. He also had great advice on things to do in LA — museums, restaurants, etc. The house was perfect, everything a guest could want... comfortable beds and furniture, lovely patios, bikes, a hot tub, etc. We especially enjoyed our daily visits from Leroy, the upstairs neighbor’s little white dog. The house is in a nice, quiet neighborhood, yet a short walk (and even shorter bike ride) to the beach. If we can get back to LA in the future, we hope to return to Emmett’s place.

We enjoyed the property and it's a wonderful location close to everything in amazing Venice, CA. The host was amazing and always available if we ever had a question not that we needed it because of the extensive house manual which went above and beyond!

Comfy as home

We enjoyed our family vacation at Emmett's house. It was very clean, and bright. Meals were easy to cook in the well stocked kitchen with the grill just outside the door. All our needs for a stay were anticipated-we only needed personal groceries and belongings. The house was roomy and private. We enjoyed the hot tub after long days of sightseeing, golfing and cycling. Emmett was available whenever needed. We recommend a stay at this house.

Perfect place for family of 5

We are from Norway and we stayed in Emmett's lovely house for a week. The house was very cozy, everything inside the house was of high quality and worked as it should and the neighbourhoid was nice and quiet. We were very happy! We travelled with our 3 kids aged from 12-18 years and they were also very pleased with the speed of the wi-fi👍 the house is spatious enough for a bigger family, and there are several "zones" inside and outside where you can find the privacy you might want. The only thing we missed was a grocery store within walking distance- the french cafe nearby doesn't have very much. But since this is America I guess everyone is used to driving to the shops anyway😊 You get exactly what the pictures promise- just go!

Beautiful Home!!

My family of six stayed here for 4 nights and we couldn't have been more thrilled. It was just the right size and felt very homey, especially with Leroy's friendly greetings! Great locale!

What a great place! There was lots of outdoor space and we definitely utilized every day. The inside of the home had absolutely everything you would need and love the decor. Very comfortable to relax/lounge and the beds are super comfortable. Interesting books to read about Venice and other interesting facts. It was perfect and so central to everything by foot or bike. We did not need to use our car on our stay. The owner was so easy to work with and enjoyed chatting with him. He is very friendly and helpful. We plan on returning next year.

Perfect Venice Spot!

Our family of three teenagers and 2 adults spent 3 nights at Emmett's place in Venice last week during Spring Break. The only complaint we all had was that we didn't stay longer! This whole experience was awesome. Emmett is the most cool, laid back and down to earth person that we have had the pleasure of renting from on VRBO. His house is gorgeous. It has every possible thing you could need for a large group of people. Kitchen really well stocked, very comfortable beds, a killer music collection and a very nice lay out. The whole outdoor space has to be seen to be appreciated. It's incredible what he's done with his "yard"!! The location is perfect for the beaches, Santa Monica, Beverly Hills etc and a very short walk to Abbott Kinney road which has an abundance of hipster shops, cafés etc, all well worth checking out. Emmett gave some great tips on places to go for food. We had a delicious breakfast at the French Cafe but unfortunately didn't get to any of the others. And it would be remiss of me not to mention the neighbor's dog Leroy. He lives at the back of Emmett's place but came down to visit every now and again, what a cute dog. A definite bonus. Next time we visit this area we hope to be lucky enough to stay at Emmett's place.

Home Away from Home

Stayed at Emmett's house for a week. Truly, it could not have been a more perfect place for a week's vacation! The house itself was very very comfortable for 4 of us. I have stayed in many VRBO rentals--and this was by far the best. The home is incredibly well-stocked--everything you need in the way of kitchen supplies/cookware, beach chairs/umbrellas, bikes--and awesome linens on the bed. The location is nearly perfect too--very quiet neighborhood--easily accessible to Abbott Kinney, Santa Monica, the beach, the Venice boardwalk and canals. Emmett's suggestions on restaurants and sites to see were spot on as well. To top it all off, Leroy (neighbor's dog) added the perfect touch--a furry four-legged friend to greet you every morning. Highly recommend. We will be back~

Venice- Enjoy my Comfortable Home in great Venice location

We loved staying at Emmett's beautifully decorated and spotlessly clean home and have already booked a second stay for July! Emmett is the perfect host- exceedingly well organized and attentive to any detail that would enhance our visit. Although bikes were available, we walked every where and never regretted not having a car. It was a delight staying in Emmett's home.

Cute Beach Cottage With Everything You Need

We absolutely LOVED staying at Emmett's place! It was a beautiful home in an excellent location--a close walk to the Venice Canals, Abbot Kinney shopping, and tons of restaurants. His home was nicely decorated, comfortable, and with all the amenities you could need. We loved sitting in the hot tub, watching tv, cooking, and enjoying the surrounding neighborhood. Emmett was extremely easy to work with, called to make sure we had everything we needed, and was flexible when we had a hiccup with our arrival date. We would definitely come again!

Absolutely Lovely

This is an absolutely lovely and comfortable home on a quiet street in Venice---easy access from the airport, to the beach and to the rest of LA. Every amenity has been provided, and more...the house is beautifully, comfortably decorated, with tons of light in the main living area, completely modern kitchen, and my favorite part, the outdoor living spaces. It all looks like a spread in Sunset magazine! The owner is incredibly helpful and thoughtful, and fun besides. This property is amazingly well-priced for all of the many attractive features, both in the home itself and in it's great location!

Charming Venice Home

My husband, my two adult daughters and myself spent 4 days at this lovely home in Venice. It was wonderful and fully lived up to its description. There was plenty of room for four adults, The home and yard are impeccablely decorated and maintained, one of the best we have been fortunate enough to enjoy. The plants inside and outside the house are awesome. The master bedroom bed was great to sleep on. My husband has back issues and this is the first time his back did not bother him sleeping in another bed. The TV's in the house allowed everyone to watch what he/she wanted without affecting anyone else. The movie channel selection was terrific and the remotes were easy to use. For the technologically disadvantaged like myself this certainly was a bonus. The location is surrounded by restaurants, coffee shops, retail stores and of course the beach, all within walking distance. It was great not to have to drive to Venice Beach and find a parking spot! We certainly would recommend this home for its cleanliness, beauty and location. Thanx to Emmett for opening up his home to us.

Our Holiday At Venice Beach

My partner and I have had a wonderful stay at Roberts house. He was very helpful, I would highly recommend this house it is very spacious and everything you need for a nice relaxing beach holiday. The bikes were great also and only a 5 minute bike ride to the lovely beach. We hope to come back next year, the house was very clean and loved every minute of our stay. Thank you so much Robert:-)

I stayed here with my husband, mom, brother and niece and it was comfortable. It's a beautiful, clean home with 3 patios (1 large and 2 small), a great grill and a jacuzzi. The kitchen is really nice as were all of the amenities, including the towels, TVs, recessed lighting, robes, beach gear (umbrellas, towels, bikes, etc.), a garage to park in, washer & dryer, etc. Emmitt was very helpful and responsive. He also was flexible with our arrival and departure times because the home was open the day before and after we left, so that was really nice. The house is about a 15 minute walk from the beach and a 5 minute walk to the cool Abbot Kinney neighborhood, which has a lot of unique shops and restaurants. The only drawback was that we thought the house was dog-friendly but we were not able to bring our very well-behaved dog with us because the upstairs tenant, who has lived there a long time, was not comfortable it because she has a small dog. Her dog was very sweet with us though. I would recommend this property.

BEST LOCATION IN VENICE!

We spent 5 months in Venice last winter and it couldn't have been better! The house had everything you could ever want or need and was great to just hang out in. Emmett our landlord was always helpful and could not have been more accommodating. The house is in a great neighborhood and is walking/biking distance to the best parts of the town: canals, walkstreets and the beach! We became very attached to little Leroy, the sweet little dog living in the back apartment, and enjoyed the whole experience!

Venice Beach Dream

Our family of four - me, hubby and two boys aged 14 and 11, +elderly mother stayed in Emmett's house over the new year period and had an amazing time. The pictures don't do it justice. There was plenty of space for everyone. My mum had the spare sitting/bedroom at the back of the house and was totally self-contained when she wanted some quiet time. Everyone else was perfectly catered for too with plenty of room to 'chill out' in their own space...TVs in each room, cozy places to sit and other little touches that made it easy for everyone to relax. My husband and I still talk about the brilliant sleeps we had in that California king bed! It was hard to wake up early. And let's not forget the jacuzzi...we must've used it every evening to have a soak and a glass of wine after a day out and about. The house is centrally located for Venice and surrounds. The bikes in the garage were used to go to the boardwalk and canals...all in leisurely biking distance from the house. We had no issues or hassles with parking and the neighbours were very friendly and helpful. We'll certainly be back again when next in LA. Emmett was incredibly communicative and accommodating with any questions we had before and during our stay. I highly recommend the house to anyone who wants an immaculately clean, restful and comfy place in this great beach suburb. It ticks all the boxes. Thanks Emmett!

You will love the quiet escape from the fun, energetic, inspiring, hustle and bustle of Venice and LA when you return to my sweet quiet home. Comfortable beds, fully equipped kitchen, open and airy. Workout / storage space in the carpeted garage. Technically up to date. What else can I say but i know you will feel right at home. I will be updating my photos one day soon as I have made a number of improvements that are not reflected in the present photos. All new Black Stainless appliances, New Master California king bed, new rugs, recliner, etc.
