Home includes pack n play and kids high chair seat attachment!

TVs: are all smart TVs. Please sign in with your own accounts (Netflix, etc.)

Garage/Game Room: Pool table, tall bar table, board games, TV, lounging area.

Backyard/Side Yard: Feel free to use everything: giant connect 4 and Jenga, boccie ball, lounge chairs, firepit, TV, BBQ, drink fridge

Pool/Spa: Pool heater is available for an additional nightly fee, please inquire about price. To turn on spa, please download Pentair Screen Logic. Do not turn on the pool as you will be charged a $100 minimum nightly fee. Keep watch over children at all times.

Neighbors/Neighborhood: Sea Ridge is a quiet area with a mix of families, and seniors with all single family homes. Please be considerate to everyone and mind the quiet hours.

Other details to note
Quiet Hours: Please make sure to note that quiet hours begin at 9pm. This is a family friendly neighborhood and all we ask is to make sure we respect the neighbors surrounding this home. This is not a party house. If you are in the backyard using the pool, TV or BBQ area, please be sure to be mindful of noise. No music after 7pm. See house rules below for more detailed information.

BBQ: connected to a natural gas line, Please be sure to turn off the gas after use and double check the gas is off and burner not still on.

Laundry is locate in garage

Parking: Please park in the driveway, which can fit 2 cars on the paved
concrete and an additional 3rd car on the unpaved landscape. It is best to not park on the street but if you do, street-sweeping happens every Wednesday. (check signs)

Indoor fireplace and outdoor do not work.

By accepting this reservation you are holding the owner harmless from any accidents or injury on the property, or any accidents or injury from hot tub/pool/fire pit.

No children are to be left unattended in or by the pool.

This is a residential neighborhood and we expect our guests to respect their surroundings. Please be advised that the noise ordinance in this area from 9pm- 9 AM.

No music in backyard after 7 PM. ( Music during the day must be at a low volume)

No profanity music. Family Friendly neighborhood

POOL/SPA
It is optional to heat the pool.
If you want the pool heated, we have a 3-day minimum.

There is an additional fee to heat the pool.
Prices vary depending on the time of year.
Oct-March: $150 per day /3 consecutive day minimum.
April-May: $125 per day/3 consecutive day minimum.
June and Sept: $100 per day /3 consecutive day minimum.
July and Aug: $75 per day/3 consecutive day minimum.
(you most likely won't need the pool heated in July and August. The pool temperature is warm and usually in the low to mid 80's).

Please Note:
We don't heat the pool past 85 degrees.
Pool temp can vary depending on weather conditions.
We can make an exception however it does cost more.

Tampering with the pool heat or accidentally turning it on will have a $150 per day fee.
PLEASE DO NOT TOUCH THE POOL EQUIPMENT OUTSIDE.
It will disable the system causing nothing to work.

Please note: It is common to see debris at times in the pool.
The pool vacuum will grab it or you can use the skimmer if you want to manually do it.

You cannot heat the pool and the spa at the same time.
We first heat the pool to temp then you can turn on/off the spa when needed.

The spa is free however when you're not using it, it needs to be shut off so the pool can filter. It's also on a 1hr 30 min timer.

Pool Vacuum must stay in the pool at all times. It may not be removed or disconnected whatsoever otherwise the pool equipment will get air and need to be replaced. Guests will be responsible for replacement if left unplugged or out of pool.

Pool Vacuum-Please Note:
Do not take the pool vacuum out of the pool (That includes part of the hose or the whole thing). Doing so will damage the pool equipment!!
If it happens, we may not be able to fix during your stay. This information is also in the house rules section. If the pool vacuum gets disconnected, please submerge under water to get out the air bubbles before you reconnect.

No Smoking on the property.
-Any smoking on the property will result in a $500 fine.

We do not allow any parties at any time, We also don't allow anyone that is not listed on the reservation in the home. You may text us with detailed information before booking to make an exception.

We do not allow any pets in the home.

Must be 25 to book.

GREEN BIN IS ONLY FOR LANDSCAPING ( Fine $500 for throwing trash or recycling in green bin)

PLEASE NOTE:
There are a few days of the year that we don’t allow check -ins and check- outs. These specific dates are designated as pass through days.
