The GARDEN Cosy studio with AC - Paris very center

The GARDEN is a cosy studio of 19m2 (12m2 + 7m2 mezzanine) located on the second floor (no elevator) of a typical old building, in the historical center of Paris. It is equipped with a real tiny bathroom with italian shower, a fully equipped kitchen, a sofa and TV area, and a sleeping area in the mezzanine.

The accommodation is a small studio of 19m2 (12m2 main floor + 7m2 mezzanine) located on the second floor (no elevator) of a typical old building, in the historical center of Paris.
The apartment is perfectly isolated and is located in a pedestrian street of the center.

In the main floor, you will find:
- The entrance corridor with built-in cupboard
- On the right, a bathroom with Italian shower, sink, toilet, electric towel-rack and hair dryer
- Straight on, the main room with a huge window and blackout curtains, including:
> a sitting corner with sofa, coffee table, a HD TV with over 300 channels and a BOSE Soundbar to listen to you preferred songs!
> a bar table for two
> an open and fully equipped kitchen (fridge, microwave, oven, induction hob, toaster, Nespresso coffee machine, kettle, cooking utensils, cutlery, plates, glasses) / the washing machine with dryer is there!
> if you need to work, a foldable desk and a foldable chair are available.

The 7m2 sleeping area in the mezzanine is accessible with a step-ladder (so not necessarily suitable for children of all ages / Low ceiling height +/- 90cm). You will find:
> a comfortable double bed (140*190) with reading lamps, outlets and a wooden shelf
> the AC
> the TV is fixed on a pivoting, height-adjustable holder, so that you can even watch your favorite program when lying in your bed!


Additional amenities:
- Iron, ironing board
- Linens and towels provided, beds made on arrival, beauty products (shower gel / shampoo, soap...)
- Free Nespresso pods and tea bags to start

The common areas of the buildings are old and worn, like lots of old buildings of the neighborhood. Please apologize for that!


WELCOME KIT
We provide a Welcome Kit to ensure a comfortable start to your stay, which includes:
> Personal Care Items: small bottles of shampoo, shower gel, hand soap, toilet paper.
> Kitchen Essentials: salt, pepper, oil, vinegar, Nespresso coffee pods, tea bags, and pods for the washing machine and dishwasher.
> Drinks: a few refreshing beverages to enjoy upon your arrival.

Additionally, house linens are provided:
> Towels
> Beds made upon arrival

Please note, the Welcome Kit is a starter package for your arrival. For extended stays, guests are invited to purchase any additional supplies they may need, including extra toilet paper.

Zero-tolerance policy enforced by the owner who lives in the building. Any disturbance will be reported to the authorities.

> Smoking or substance use indoors forbidden
Any evidence (smell, cigarette butts, etc.) will result in a cleaning and damage claim via Vrbo.

> Respect for the property
All damage must be reported. Any unreported issue will lead to a formal claim.

> No pets allowed
Only certified guide dogs are accepted. Emotional support animals are not permitted.

> No responsibility for external disturbances
In line with Vrbo policy, occasional street noise or neighbor activity is beyond our control and cannot justify compensation or critical reviews.


MOBILITY LEASE REQUIREMENT
Rentals in Paris with a duration of more than one month are subject to the signing of a mobility lease (bail mobilité), in accordance with French regulations (applicable in cases of studies, professional training, internship, professional transfer, temporary professional assignment...). Guests are required to sign the lease agreement and provide the necessary identity information prior to arrival.
