2. No smoking anywhere on the property – $550 fine
3. Quiet hours: 10 PM–8 AM (decibel monitors used – no audio recording)
4. No parties or events
- $100/person fine after 10 PM
- Unauthorized party = $3,000 fee + cancellation
Decorations: No wall hangings or decor without approval. Guests cover any damage.
5. Minimum stay: 2 nights (no 1-night stays allowed)
6. Mail not accepted – this is a vacation rental

We're thrilled to host you at our El Dorado Hills lakeview villa! Please take a few minutes to review the important information below to help ensure a smooth and enjoyable experience for everyone.

Cleaning Expectations & Fee Transparency:
In accordance with California short-term rental law (AB 2202), we’re committed to transparency about cleaning responsibilities and potential fees.

Our standard cleaning fee covers:
General tidying and sanitation
Laundry of used towels and bedding
Basic reset of the property

To avoid additional cleaning charges, we kindly ask that guests:
1. Take out all trash to the designated bins
2. Load and run the dishwasher (or hand wash dishes)
3. Leave used towels in the bathroom or laundry basket
4. Report any spills, damages, or maintenance issues immediately
5. Use the pool and hot tub responsibly:
No soaps, oils, or bath products
Rinse off before entering
No glass containers
Children must be supervised at all times

Extra Cleaning Fees May Apply If:

Fees are only charged when necessary and fully documented with photos/invoices.

Outdoor Umbrella Safety:
Please use caution with the umbrella near the pool.
Always close the umbrella when not in use or during windy conditions.

Guest Policy & Maximum Occupancy:
Max occupancy: 14 overnight guests (per city permit)
No unregistered guests allowed overnight
Day visitors are welcome with host approval only

Parties & Events Policy:
Absolutely no parties
Quiet hours: 10:00 PM to 8:00 AM
Unauthorized parties result in:
1. $3,000 venue fee
2. Immediate cancellation with no refund
Decorations: No wall hangings or decor without approval. Guests cover any damage.

Speeding & Parking:
Speed limit is 25 MPH — watch for kids & wildlife
Parking available for 5 vehicles max:
*3 in the upper driveway (home level)
*2 in the street-level driveway (near entry gate)
Do not park in front of neighboring homes
1 car only driving forward up and down the driveway, never drive in reverse
All vehicles must be registered with the host

Trash Day & Overflow Policy:
Trash pickup: Monday at 6 AM
Place trash in bins by Sunday, 11 AM
A team member will pull bins to the curb between 1–6 PM on Sunday
Overflowing trash after a short stay (1–2 nights) = $225 removal fee
Limit: 1 trash bin + 1 recycling bin per short-term stay

Pet Policy:
No pets allowed — homeowner has severe allergies
Violations result in a $2,000 fine (If you have a service animal, please contact us first before booking.)

Waiver Requirement:
All guests will be required to sign a waiver, especially for use of the pool, hot tub, and outdoor amenities

Respect the Neighborhood:
No loud music or boomboxes
Don’t allow noise to carry beyond the property
Keep windows closed at night—sound travels!

Fire Policy:
No outdoor fires or campfires
Tabletop fire pit is for ambiance only, not for cooking

Smoking Policy:
Strict no smoking anywhere on the property (including the driveway)
$550 fine for any violation

Hot Tub Use & Regulations:
No use of the hot tub between 10:00 PM and 8:00 AM (per county ordinance)

Pool Vacuum:
Please don’t disconnect it. You can place it on the deck while swimming, but be sure to put it back in the pool afterward so the cleaning cycle keeps running.

Thermostat Settings:
Thermostat range: 68–75°F
Contact us to switch heating/cooling mode
Open windows/doors for fresh air—but close them when A/C or heat is running

Laundry Room:
Washer & dryer located downstairs
Available for guest use during your stay

No Mail Delivery:
This is a vacation rental — no personal mail or packages should be sent here

Dishwasher Tips:
Please scrape food before placing items in the dishwasher
Use the garbage disposal while rinsing
Notify the host if any glass breaks inside
Improper use may cause clogs and result in repair charges

Check-In / Check-Out Policies:
Early check-in and late check-out may be available if guests are before/after you
No late check-outs past 12:30 PM
For guaranteed late checkout (e.g., red-eye flights), book an extra night
Cleaners arrive promptly at 11 AM on checkout day
Full checkout instructions will be sent the day before departure

We can ship them: shipping cost + $15 service fee
After 48 hours, items will be donated
