KITCHEN & DINING
⭐Before heading out to explore the beautiful beaches, whip up a delicious meal in a fully stocked kitchen, detailed with granite countertops and ample space. Keep the chef company at the breakfast bar with seating for three and a dining table for four. The open floor plan allows for ease of movement between the kitchen, dining, and living space.

LIVING AREA
⭐And at the end of the day, snuggle up on the cozy extra wide sectional sofa and enjoy a movie or favorite show on the 55” Smart TV. You will love stepping out onto the spacious balcony to enjoy your morning coffee while you soak up the sunshine and breathtaking views of the nearby Gulf!

BEDROOMS & BATHS
⭐ Our 2 bedroom/2 bath condo is the perfect escape for a relaxing beach getaway and can easily accommodate 5 guests. The Primary bedroom features a King bed, flat-screen TV, amazing views, access to the balcony, and an en-suite bathroom. The en-suite primary bath features a large tub/shower combo and double vanities. The Guest bedroom presents a Queen bed, a flat-screen TV, and a shared bathroom with access to the hallway. For the kiddos or guests, the extra wide comfy sectional sofa can sleep one guest.

After a day spent swimming, fishing, or jet-skiing, you'll have a private washer/dryer to refresh your swimsuits and towels.

RESORT
⭐Guests love the family-friendly atmosphere of Emerald Waters! One of the most notable attributes is that the resort is only 4 stories tall. This resort is in one of the most desirable areas of Miramar Beach bordering the sought-after Frangista Beach neighborhood. This walkable community contains several quaint eateries and shops but is only a few minutes drive from the area's top attractions.

GUEST ACCESS
⭐You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

Other Things To Note:

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Whole Foods, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Parking passes are required for your stay, and for your convenience, we will leave 2 parking passes in the unit on the day of your arrival. Please make sure to display the parking pass on the dashboard of your vehicle throughout your stay with us.

BEACH SERVICE
⭐ Typically, you may find beach chairs, toys, and umbrellas in the bedroom closet. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you would rather rent beach chairs, that is also an option! More details will be provided in the House Manual that you will get after booking.

POOLS/HOT TUB
⭐ Guests can enjoy the community pool and hot tub that is located at the front of the building off Scenic Gulf Drive. No alcohol or glass is allowed near the pool/hot tub. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.

SECURITY
⭐ Our property currently does NOT have an entry camera, but the resort does have cameras. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
