Welcome to Palm Palace! Relax and have fun in this spacious and serene oasis. Our newly updated licensed n` privately gated 0.5 acre estate surrounded by palms w/ a pool, hot tub, wood firepit, yard games, real grass outdoors, outdoor shower and gorgeous inside make this perfect for entertaining. Large gathering spaces for fun and connection throughout complementing the incredible backyard will make you not want to leave. 3500sf inside. It`s only 10 mins to the STRIP yet feels like a world away!

This ~1/2 acre estate is privately gated; once in, step inside the front door to elevated ceilings, pool table room with slot (for fun) and TV, with seating and views of the gorgeous mural in the backyard behind the pool.

On one side connecting to the pool table room you`ll see the gorgeous formal dining room, updated kitchen with all new essentials, barstool seating, huge 8 person couch surrounding 75` 4K TV and more, with connection to the back patio leading to the very private backyard. The backyard is a private oasis with pool, hot tub, wood firepit, yard games, hammock, charcoal grill for bbq`ing, real grass in Vegas, and beautiful professional mural of the Vegas STRIP. It feels like you`re a world away from it all when home, but you`re only a 10 minute drive to the STRIP! It`s the best of both worlds.

The other side of the home contains the large bedrooms perfect for resting and rejuvinating, of which the master bedroom alone is bigger than some apartments! Master bedroom has it`s own Keurig coffee bar and a large jetted tub in addition to desk and master suite essentials. There is a very comfy King bed in the master and 2nd bedroom, with very comfy Queen beds in the other 2 bedrooms.

Bathrooms include the full guest bathroom with tub and shower off the hall on the bedrooms side of the house, the full master bathroom, and a 1/2 bathroom on the kitchen side of the home near the laundry room. There is also an outdoor shower.

All of it, with exception of cleaners closet inside and storage shed on side of home. No space is shared; it is all yours when you are there.

Host does not live onsite or in the neighborhood.

Guests must walk up one step and down one step to enter the home and to go from one side of the home to the other.
All guests must follow all house rules at all times.
No weddings, events, or parties allowed at the property. Small gatherings are ok.

Use the property, swim, hot tub, trampoline, use firepit, walk, and play at your own risk--do not use any of above if intoxicated or not capable, and everyone must follow rules as posted on signs and in guestbook and in listing. Guests assume all risks and will hold harmless hosts, managers, and owners for any injury. Pool and hot tub available between 8am and 10pm only--especially no diving! Swim at your own risk. No life guard is on duty. Glass is not allowed in or around the pool or hot tub (plastic glasses are available for outside).
Smoking vape, tobacco or marijuana in the backyard is okay, no smoking inside please ($1000 fine).
No unregistered guests, pets or visitors allowed but you are welcome to update your guest list mid-stay. The maximum property capacity is 8 people.
Quiet time after 10pm. Please no excessive/disturbing noises at any time.

Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the damage waiver amount must be paid by guests. The host purchases a damage protection plan through Waivo for each reservation which is included in the nightly rate (look up Waivo client information to learn more).

Other Things to note:

In the unlikely event that something is not as expected, we will work hard to make it right. Things break and we are only humans too.
We don’t issue refunds for anything that we are able to fix or replace within 24 hours. For anything else we must reach an agreement before additional nights are spent at the property and not after you leave as we can`t offer refunds after your departure.

Like with every house, to keep your pool blue and your grass green regular maintenance is required. For this reason you may see a landscaper or a pool guy around the house sometimes (pool/hot tub guy comes Thursday AM. Landscaper is every other week on Wednesdays afternoons and occasional Thursdays around mid-day; both use the side gate to access back yard). Pest control prevention is once monthly usually Friday morning or around noon. Their visit usually lasts about 30 minutes. None of them have or need access to the inside of the home.

As noted elsewhere: security cameras are located outside the home and in the garage. No security cameras are inside the home; we respect your privacy.
By law, we are required to have noise monitoring devices at the property that alert us if it is too loud per county law. These do NOT record conversations and just record the decibel level. We respect your privacy.

Limited liability for pool and pool equipment.
Our pool is outdoors. This means it is exposed to the elements such as leaves falling in, debris blown in by the wind, rain, algae formation etc. The pipes have to withstand extreme temperatures due to the desert weather and when something breaks it takes several days to get parts or technicians.
Because of this our liability is limited to 10% of your nightly rate should anything fail with the pool or pool equipment and we’re unable to repair within 24 hours. We will always try to make your stay as pleasant as possible but sometimes Mother Nature wins out.

Complimentary Starter Amenities: A starter supply of paper goods and soaps is provided for your convenience.
For extended stays beyond the first week, guests may refresh supplies at their discretion.
